This beautifully appointed private smaller villa sleeps up to 6 comfortably and is ideally located within walking distance to town. In less than 10 minutes walk, you can be sitting at a local restaurant or café, enjoying a glass of wine or a gelato, or picking up a few groceries for the evening meal.
Convenience abounds in this 3 bedroom 3.5 bath villa. From the well-appointed kitchen (oven, range, larger refrigerator, microwave, double sink) to the full size private swimming pool, you will be quite comfortable during your stay in Tuscany. Each of the bedrooms has a king bed and private bath. In addition, one of the bedrooms has a pull out sleeper sofa for an extra person if necessary. The main floor has a large living room, formal dining room, half bath and kitchen. The second level has two bedrooms each with private ensuite bath. And the lower level has one bedroom with private bath and a billiard room for relaxing together as a family after a long day of touring the Tuscan countryside. There is also an outdoor pergola for dining al fresco adjacent to the beautiful swimming pool which is open from the first Saturday in May to the first Saturday in October.
The villa is located just 10 minutes from Chiusi where you will find both the train station and the entrance to the A1 Autostrada, either of which will take you to Rome, Siena or Florence in just over an hour. This ideal location provides an excellent home base from which to travel. Most areas in both Tuscany and Umbria are just a daytrip away. In addition, we are happy to suggest local itineraries, festivals, markets etc.

This is definately the way to see Tuscany. The villa is a good two hours from Rome, getting there was tricky in the dark. Good thing we had excellent directions. We probably would not of found it on our own. We took advantage of the villa's pool the day after we arrived and just relaxed. The interior of the villa was a bit chilly, but we were not uncomfortable. It is a charming place, just like you see in the pictures. The kitchen is fully stocked with everything you'll need to prepare meals.The town of Citta della Pieve is within walking distance. There is shopping, resturants and grocery stores and well as a Cafe where everyone hangs out at. You must eat at the Bistro, Cristian the ower will take very good care of you. It's a small intamate place, the food is wonderful. There are many villages close by, but you do need a car to get around. All in all is was an amazing stay. We'll be back!

We had a wonderful time staying at this villa. The property was very clean and well maintained. The kitchen had all the essentials for cooking and eating at the villa. The property was beautiful and surrounded by olive groves. The little town nearby has everything you will need. We had 5 adults and 2 small children on our trip and the villa was plenty big. It took us longer than 10 minutes to get to the train station in Chiusi but wasn't longer than 30 minutes. The people we contacted throughout our trip to organize our stay were all very helpful and easy to get a hold of. We enjoyed our stay very much.

We were pleasantly surprised when we finally arrived (not easy to find but Jacobo eventually found us we followed him to the house)...the online photos do not do the villa justice. It is quite beautiful, with a breath taking view and a perfect size for our group of 6 adults. Each couple had a bedroom with adjoining bathroom...lots of space. It was spotless and well equipped with a dishwasher, washing machine, full size refrigerator, lounge chairs and towels for the pool etc. We were able to barbeque/cook and eat dinner each night on the terrace after a swim and leisurely time around the pool (it was extremely hot when we visited and the pool was a great help to cool us down after a day of touring). Communication, prior to the trip was excellent. There were many suggestions for things to see and places to visit. A binder filled with good information about the house and surrounding areas was left for us to read at our convenience. We ended up exploring many of the small towns in Tuscany/Umbria as well as having a day trip to Rome, by train. This was easy to arrange ( we drove to train station in Chiusi). Città della pieve, the town closest to the villa, is charming! We attended the market on Sunday and enjoyed lunches at a few of the restaurants. Jacobo (owner) was available each day and was very attentive to our needs. All in all, this was a very positive experience. We would definitely recommend this property to our friends!

We just enjoyed a one week stay at this lovely villa. The villa was a perfect size for our small group. It had everything we needed and was very clean and well-maintained. Linda, the owner, was very helpful in answering any questions we had prior to arriving and offered many suggestions for sights to see while in Tuscany/Umbria. The terrace and pool were great for enjoying wine with friends in the evenings. Jacopo (property manager) was very helpful and responsive to any questions we had. The villa was within walking distance (about 15-20 minutes) of a wonderful medieval town and centrally located to many towns in Tuscany and Umbria. We would love to come back and visit again!

What a great place...we stayed over Easter this year and couldn't have be more pleased. Great location (once we found it) overlooking olive groves. Close to the autostrad...definitely need a car. House was furnished and equipped with everything you could ask for. Beautiful pool...too bad it wasn't warm enough to swim. Would definitely recommend and go back again.
