This house was excellent for 6 people, with 2 queens and two singles. The beds were comfortable, the kitchen was well-equipped, the house was clean, and Trish was very helpful! Would definitely recommend a car but we managed fine without one, ordering a minivan cab when we needed to get downtown (which was cheap, split amongst 6 people). The only downside was the one bathroom, which got a little busy with 6 people in the house, but with a little patience, it was only a minor inconvenience. Would definitely want to stay here again!

An absolutely perfect getaway cottage!! A quite part of Middletown with easy access to all Newport has to offer. The cottage was very clean and ready for our arrival, and offered plenty of room for the 5 of us to stay. The kitchen is fantastic and well equipped, providing an excellent alternative of cooking and eating-in. The owners were helpful and addressed all our questions prior to arrival. The cottage has a very home-like feel, which is such a treat at the end of a busy day!! A highly recommended stay!!!

This home was absolutely beautiful! Everything was so clean and fresh. Upon arrival, there was a vase of fresh flowers and a snack basket. We immediately felt at home. Trish is such a gracious host and it is obvious that she takes great pride in the cottage and in the comfort of her guests. We were a 5 minute walk to the beach and the scenery was beautiful. Loved, loved RI! We had never been to RI and I must say that we will be back! We would highly recommend this rental and would definitely vacation here again. Thanks Trish for making our "wedding weekend" base so relaxing!

My family and I (6) stayed at this rental for 2 nights and thought it was perfect! You are walking distance to the beach and a very short drive into town! You could walk on a nice day and enjoy all the beautiful scenery. The house was fully accommodated from a coffee maker to washer and dryer. We were very comfortable and found the kitchen to be our favorite place to be! The house was very clean and the owners were fantastic to work with. I would recommend this property to anyone visiting Newport or Middletown. I have never been to the area and was blown away by the scenery! We were so happy to have found this property, it made our entire trip fantastic!

The cottage is exactly as described and in excellent condition. The beds were comfortable and plenty of towels were supplied for our use. The kitchen is huge and has everything you'd need for a meal at home. The location is perfect. We had rented a car, so being 5 minutes outside of Newport wasn't an issue. Parking downtown can be a challenge, but we managed. We had no trouble parking at any of the mansions we visited. There are plenty of fantastic restaurants nearby the cottage and the owners provide a binder with quite a few menus to browse, as well as other local attractions. My only complaint was the weather, and I certainly can't fault the cottage for that. Unfortunately we were there during a weekend of unexpected and abnormal humid and warm temperatures, so the lack of air conditioning was really noticeable and uncomfortable. The ceiling fans in the bedrooms were helpful at moving the air around, but couldn't quite overcome the dampness of the humidity. The owners were very easy to get in touch with and provided excellent service throughout the whole process. I would definitely recommend the cottage to friends and would consider it again upon a return to Newport.

The description and photos of the house were very accurate to the condition of the house. The owner was very accommodating and allowed me to visit the rental before we committed to renting to make sure it would work for our group. We rented the cottage for a Bachelorette weekend and it was awesome! The kitchen was perfect and great for a big group- lots of space and seating so we could all be in one area together. Outside Adirondack chairs allowed us to enjoy the early mornings by the water. We are a 5 minute cab ride from the excitement of downtown Newport and the cab rate was very inexpensive. The property was very clean and very well maintained- there were many extra necessities included with the rental that came in very handy! The rental was also very affordable for the holiday weekend. The owner was always very timely with responses to me. I would definitely recommend this property to friends and family- some of the girls were ready to move in on the spot!! It was a great rental and a great weekend for us!!

We found this little cottage to be quite comfortable for our week-long getaway. Upon arrival, we received a very friendly greeting from the owner. We were welcomed to take fresh herbs and tomatoes from the little garden. We took advantage of this as the kitchen is very conducive to cooking meals and had plenty of room for all 6 of us to eat in. This, along with having a dishwasher, clothes washer and dryer and an outside shower, was very convenient with two small children. Also, having access to the beach chairs and towels was great. Overall, we really liked the property. The only down side was the single bath, as it took a while for everyone to get ready in the morning. Otherwise, very charming and comfortable rental, close to the beach and just far enough outside of Newport to be quiet and peaceful after a day of shopping or at the beach.

We just returned from our trip to Newport and absolutely loved staying at this cottage. We are a family of 6 and had plenty of room to spread out. Loved the location so close to the beach! Trish thought of everything we would need, from kitchen supplies to chairs for the beach. Just a beautiful spot! Highly recommend this cozy spot when visiting the Newport area

We just visited RI last weekend for a wedding and the cottage worked out perfectly! The location is a short walk to the chasm (awesome views) and second beach, as well as minutes from downtown. Parking at second beach is $20 so walking distance is key. The cottage is roomy and the brand new kitchen is awesome. There is no AC but the breeze off the ocean combined with ceiling fans works well. One thing to note is that the one bathroom is on the upstairs level, so anyone having any trouble getting up and down stairs should be aware of that. Bedrooms are decent sizes. I would definitely recommend!!

Our stay at Bass Rocks Cottage was very enjoyable. Our family was in Newport for a graduation for our son. I couldn't have been happier with our four day stay. What a great place for the family to get together for a visit before the graduation and other activities. Trish was very helpful and friendly. The short walk to the beach everyday was quite a treat. Very happy with our stay. Everthing was excellent. I love the personal touches of welcome snacks, bottled water, and the handmade tourists info binder. The pictures do not even do justice to how beautiful and serene the cottage is. I would definetly recommend this cottage, the owners were excellent and extremely accomodating. My HS girl friend and I just returned from a fun-filled, relaxing week to the Newport area. Our stay in Middletown at this comfortable, spotless apartment was the perfect home base from which to explore or just relax. Close proximity to Newport and the beach make this the ideal spot ... not to mention the owners Trish and Jeff, who were so helpful and made us feel warm and welcomed. We booked the Bass Rocks Cottage for my wedding weekend. The cottage is perfect for families and offered everything we needed to feel relaxed and close to all of Newport's attractions. Trish and her husband were extremely friendly and extended themselves to make sure we had everything we needed for an enjoyable stay. I selfishly did not want to write a review so we could help our chances to book the cottage again! You will NOT be dissapointed with this rental, A++++ in our book.

I stayed here a few weeks ago with my husband and 12-year-old son. We have rented many condos and cottages in and around Newport and Middletown over the years, and I have to say our stay at Bass Rocks Cottage was our most enjoyable ever! The location was fantastic...just a short walk from our favorite beach and from Purgatory Chasm and just a short drive to all of the attractions of downtown Newport. The cottage was IMMACULATE and very well maintained. The kitchen has been recently renovated and is beautiful. The owners, Trish and Jeff, were very helpful in answering all of our questions both during the reservation process and during our stay. They thought of everything we needed to make our stay enjoyable, from plenty of beach towels and chairs, to a thick binder with information on area attractions, to welcome snacks and water bottles upon our arrival! I would definitely recommend this property.

Convenience and Class

Six of us stayed at the cottage for 4 days for my son's wedding. The location was perfect for every place we had to get to in and around Newport. After the cliff walk, we walked to the Chasm and spent a few hours sitting out on the rocks. The cottage had plenty of room for the couple of extra family who stopped in for a drink and cards one evening and also for the groom and groomsmen who met there before heading to the church. We will certainly consider heading back for another visit when we have less on our schedule and more time to relax and explore. Thanks, Trish, for accommodating us in letting us drop off our dress clothes early. That in itself was a lifesaver. Highly recommend this place.

Perfect Beach House

We have found the perfect beach house! The location couldn't be better as it's a easy walk to Second Beach - you save $10/day parking fee - and the beach is perfect for sunning, swimming, surfing and skimming! The house itself was just right - great kitchen for cooking and sharing a meal with family in the area - and Trish and Jeff had just the right touch as hosts - they were there whenever we needed and responsive to our requests - "do you have a blender that we can use?" "can we borrow a lobster pot?" . The kitchen is well equipped and we saved lots of money by cooking our own meals - and had great fresh seafood at every meal. Beach chairs and towels were provided - as well as boogie boards and sand toys! Our group was 4 adults and 2 teenage boys - and we each had a little privacy due to the three bedrooms. The boys could "beach it" alone, play tennis nearby, ride bikes or just hang. The adults also enjoyed "beaching it", scenic bike rides, runs along the beach, a walk at the wildlife preserve and margaritas at sunset! The Newport waterfront and Ocean Drive are a short bike ride away. Finally, we appreciated having a washer/dryer combo as we were able to return home with clean clothes! We are already planning our next visit! This place is definitely 5 star. Thanks Trish and Jeff for creating our perfect beach house!

I just got back from staying at this cottage with my husband and 2 of our friends. We were SO pleased with the place. The pictures do not do it justice, it is absolutely charming. So close to the beach, we walked there everyday. Also, you are walking distance from awesome seafood and you can also walk to the Chasm which I recommend. We were just a short drive to historic Newport where you can grab some ice cream and check out the mansions. The water is beautiful and the people are so friendly. Thanks Trish for the snacks!

Bass Rocks Cottage was an ideal rental for our recent beach/surfing vacation in Middletown. You literally cannot get closer to 2nd Beach than being at Bass Rocks. Trish (the owner) has thought about every detail needed for an ideal stay; from beach chairs and beach towels to arrival snacks. She also provides great information on the area sites, walks, restaurants, etc. The kitchen is roomy enough to have comfortable family dinners and the location makes dining in Newport very easy (about a 5 minute drive). The home is well maintained and tastefully decorated. Beds were comfortable and there is plenty of closet space. We (4 adults) thoroughly enjoyed our stay and would highly recommend the rental to anyone considering a vacation to Middletown. We can’t wait to go back!

We just got back from our mini-vacation to Newport, RI, and our stay at Bass Rocks Cottage made it so enjoyable! The apartment is very charming with lots of character, but with a completely updated, large kitchen. The 3 bedrooms were each very different (a sunny, beach-inspired room with a reading chair, a more minimalist and calm room with backyard view, and a fun, trundle-bedroom downstairs) but comfortable, and it was all so clean! The windows open up on all sides of the house to take advantage of the ocean breezes (there is no air-conditioning, but there are overhead fans). We had four teenage girls with us, and the place worked out great for all of us. Use the beach chairs and towels available, and take the short walk a block down the road to the incredible beach. The cliff ocean views a short walk behind the property were also breathtaking. Newport is only a mile or two away, so seeing the sights there took no time at all to get to. We had a loose agenda to visit the beach, see a mansion or two, and take the Ghost Tour of Newport, but if you don't have something planned already, you can get ideas from the binder Trish has with lots of info about the place and the area. I would DEFINITELY recommend this place to anyone who wanted to take advantage of all the Newport area has to offer.

This rental was just as described. Cozy, but with plenty of room for us to spread out and relax after a full day of sight seeing, hiking,and exploring. If you are looking for a place near Newport RI this is a perfect choice. The apartment was like being in a small home with up and downstairs. Much better than being in a motel room. The apartment was in a perfect location to the beach and short drive to downtown Newport. We chose this place for six friends (all adults) and we had plenty of room and very comfortable. Trish thought of everything for our needs away from home. Pick this place for a perfect get a way. We will stay again on our next visit to Newport.

We come to Aquidneck island every year and this was by far the best place we have ever stayed. Second Beach is one of our favorite places in the world and to be in probably the closest possible location was ideal. The cottage is lovely, with a well appointed kitchen, and the owners were fabulous. Would stay again in a heartbeat.If you pass up this listing and rent something else in Middletown, you are making a mistake!

The apartment is quiet, clean and comfortable (2 Adults and 3 kids). Second beach just down the road is phenomenal! We had a great time swimming, digging and boogie boarding from sunrise to sunset! Also, had fun kicking around Newport.

Location/location/location!!We loved staying in this quaint and quiet apartment. If you love the beach,love to surf,fish,bike into town or cook!This is the place. Great spacious kitchen and a farmers market on the weekends for fresh produce.We'll be back!
