Casa Garfagni is situated in the midst of a wonderful panoramic contest, overlooking the rolling Umbrian hills, only 20 minutes from Cortona, a characteristic Tuscan town which each year welcomes thousands of foreign visitors. This property is 400 meters above sea level, and is divided into two residential buildings, the main property and a smaller house. It is entirely built in stone and in perfect symphony with the area.
Its strategic position is ideal for a relaxing holiday in direct contact with nature, as well as an excellent starting point for daily excursions and trips in both Umbria and Tuscany, such as, Montepulciano, Pienza, Siena, Perugia, Gubbio, Todi, Orvieto and the Trasimeno Lake. Inside this splendid property there is traditional “terracotta” flooring, wooden and stone staircase and wooden ceiling beams. The well kept furnishings is a harmonious mix of antique and modern furniture which guarantees complete comfort. Last but not least are numerous verandas and the pergola’s, which offer guests the possibility of dining “al fresco”.
PARK: The garden extends to over 5000 m², accessible from the main path. In this vast area there are also olive groves, pines and various large trees offering the perfect shade from the Italian sun. Both building have verandas and pergola’s equipped with table and chairs.
SWIMMING POOL: The pool, open from the last Saturday of April to the first Saturday of October, is situated only a few meters from both properties, where you can only see the breathtaking Umbrian and Tuscan countryside. The pool is a rectangular shape, with roman style steps, and measures 6 m x 12 m, with a various depth from 1,20 m to 2,50 m. The pool area is surrounded by a mix of paving, lawn, and hosts also a beautiful pergola with sun lounges, tables, barbeque, benches and umbrellas. There is also an outside shower and changing room. A truly well equipped area.
INTERIORS: The main property is on three floors. On the ground floor there is a games room, a store room, bathroom with shower and a spacious double bedroom, equipped with desk and book shelves, from which you can reach the pergola with table and chairs. The first floor is accessible from an internal wooden staircase in front of the store room. First of all you will notice the comfortable sofa’s in the main living room equipped with a fireplace and stereo, followed by a double bedroom, a single room which has a desk and impressive bookshelf and a bathroom with bath tub. In front of the main entrance, in the living room there is an internal stone staircase which accesses the second floor. This area gives the impression of being in a characteristic loft, given its vast open space and its pendant wooden roof. In this area there is a double bedroom, a corner desk, a three seated sofa, satellite TV, VHS and DVD. The entire property is well equipped, and furnished with care, in a mix of antique and modern furniture, “terracotta” flooring, wooden and stone staircases and wooden ceiling beams.
DEPENDENCE: Situated on the side of the main building, this quaint little house is divided on to two floors. From the external staircase, you will enter the property on the first floor where you will find a large living room with fireplace, bathroom with shower and a double bedroom. The spiral staircase will take you to the ground floor where there is a double bedroom, a bathroom with shower, a spacious room, which includes the kitchen and dining area. From here you can access the terrace which is immersed in the nature, equipped with deck chairs and chairs.
SERVICES INCLUDED: electricity, water, gas for cooking, weekly linen, initial and final cleaning park and pool maintenance.
COMPULSORY SERVICES NOT INCLUDED: extra cleaning when animals are present (€ 30,00/ animal per week).
SERVICES UPON REQUEST (supplied and payable locally to the owner): extra cleaning (€ 15,00/hour/cleaner), extra linen (€ 12,00 per person), heating (on consumption up to date market prices), telephone (on consumption), internet fast connection (on consumption).

- Located at the border of the 2 regions Umbria and Tuscany is ideal to have nice daily trip especially on the part of Umbria called Val Tiberina with Città di Castello, Sansepolcro, Anghiari, all medieval towns where you can find nice masterpiece too as well as very beautiful views. Cortona ( Tuscany area ) is just at 24 km and The E 45 motor way, not far from the villa, will take you easily visit the south part of Umbria, while driving through the roads that follow the hills you will have the chance to see gorgeous panorama while reaching place like Cortona or Arezzo through the SS73. The railway station of Trestina at 8 km it is ideal to move oneself inside the region.
