  I found this house when searching for a place to host our annual employee conference/retreat. It looked perfect, AND IT WAS!!!! There were to be 10 ladies in attendance and my main concern was for everyone to have thier own bed.I emailed the owner who quickly responded that there were 13 separate beds available to us. I was thrilled that we could all stay under one roof! So in November 2011 our group stayed at the home. It was wonderful, or so I am told....because at the last minute, I was unable to attend the conference. However, when everyone returned to work, that is all they talked about.. how great the house was, and how I had missed out... so there wasn't even a question as to where our 2012 conference/retreat was to be held. We once again rented the home in October 2012 and it was everything they told me it was... and more. It was great. Very spacious, clean, charming, and close to good food, LOTS of GOOD SHOPPING, yet so close to wildlife. We saw deer in the field beside the driveway. Something for everyone. We did manage to squeeze "some" work into the weekend. Thank you for sharing your villa with us.

  I rented the house for a group of 10 ladies celebrating for a bachelorette party. We could not believe how big the house was and how many beds it held! Sitting on the porch at night was one of our favorites of the trip! Being out in the country, it was incredibly peaceful. About 10 minutes from city, we were able to get to the river and the square fairly quickly. We were thankful to be able to find a house that held so many of us, but never felt too cramped. Definitely would stay here again for another San Marcos trip.

  We rented this house for a group of 20 girls. The house was ample enough that everyone had a place to sleep and there were some beds left over. Very convenient location, we forgot a couple of things, but the grocery store was less than 10 minutes away! We had dinner in the downtown San Marcos area and it was just 15 minutes to the restaurant. Tubing in the San Marcos river was also only about 15 minutes away. The owner was extremely helpful and answered all of our questions promptly. He was extremely accommodating of our needs. The kitchen was spacious enough to allow for cooking for such a large group as ours. Everything we needed was there, kitchenware, cutlery, etc. Everything was extremely clean. My group has rented a lot of houses in the Hill Country area in the past, and it is safe to say none of them compare to this one. Will definitely keep it in mind for next time we are in San Marcos! In summary, beautiful house, great location and a helpful owner!

  We had a group of 18 people for an engagement party and could not have found a better place. There were enough beds for everyone and so much space that we felt like we could have had twice as many people! So many places to hang out, both inside and out, that are all amazing. Quiet nights with stars, lots of land to explore, and only about 15 minutes away from town - a great base for summer toobin. Highly recommended for anyone seeking a hill country retreat.

  The location lots of land & beautiful scenery pretty much secluded, we had a blast this past wknd huge house large bedrooms, well large Rooms. Our Party enjoyed it........ Planning in going back defiantly next year possibly again this year. Great Communication....

  This is the perfect house for a family get a way. We really enjoyed the morning views while sipping our coffee. the kids had plenty of safe room to run. The house was very warm and user friendly.My husband found the golf green to be a favorite. We have planed a family reunion for next year at the Villi. Thanks for a perfect house that fit our needs.

  My sorority sisters and I stayed at this house for our retreat, and we loved it! The property was very beautiful, clean, and spacious! We had a great time!! The owner is also very friendly and easy to contact! I would definitely recommend this house.

  This was the one of the nastiest places I have ever seen. Moldy showers, bugs cobwebbed into window sills, used bath soap, broken beer/wine bottles in the yard, abandoned washing machine on back porch, old gauze bandage in refrigerator, etc. We cleaned for 3 hours in the kitchen and master bedroom. Pictures can't begin to describe what a filthy disappointment. The owner said my "expectations were too high". I know now why the payment had to be in the form of a casher's check.

  Brad and his friends booked the property to hang out, play golf and cook up some bbq. As i was showing him the property he stated that the web site photos don't do justice to what the property actually looks like ( Sweet was his exact comment!!). He was really impressed and was the second straight vacation renter to state that they would be returning next year to stay.
