If you want privacy, tranquility and security, The Cottage is for you. Two bedroom 1-1/2 bath 2 car garage home in Peaceful Equestrian Wellington neighborhood called Palm Beach Little Ranches. Private home built in 2002 we affectionately call The Cottage. It is situated on 6 acres along with our Main home and our equestrian farm. The Cottage under air is 1,100 sq feet, total sq footage is 1,750. Vaulted ceilings, central air and heat. Master bedroom is 12' x 16' with a 5' x 10' walk-in closet, 1 king size bed. Also has Chest of drawers and long bureau with mirror. Second bedroom is much smaller with Single Queen Anne daybed and dressers. TV in master bedroom and living room. Living room has full couch, loveseat, 2 end tables, 1 Lazyboy. Dining room has table, 6 chairs w/hutch. Full kitchen w/all appliances, pantry, sitting bar w/stools. House is fully furnished, all new linens & bedding, new carpet, new tile, new utensils, cookware, dinnerware, etc. Decor is tropical. Just bring your toothbrush! Long front country porch, screened in little patio on the back w/chairs and attached larger outdoor patio with chairs and table. View of back yard is of paddocks, small pond and the barn. Feel free to check out our farm called Fox Den Farm on WEF Wellington. Farm is already leased for season. We are within minutes of restaurants, groceries, pharmacies, dry cleaners, Palm Beach, hospitals, Wellington Green Mall, Target, KMart, etc.
There are 2 rate schedules: daily rates for off-season (May 1st - Oct 31st) and monthly for the equestrian season (Nov 1st - April 30th).
For 2009/2010 Equestrian Season beginning November through April:
SEASONAL rates for The Cottage during the Equestrian Season is based on monthly rates between Nov 1st 1st and April 30th, at a rate of $2,500.00 per month, with a 3 month minimum. Rates after April for extended stay will be greatly discounted.
DAILY rates for the Cottage is $150.00 between May 1st and November 1st. Weekly rate is $900.00.
We are told The Cottage has such a warm and inviting feel to it. Everyone feels right at home. And that is exactly how we want you to feel. Upon arrival there will be wine, bottled water, ice cold beer with frosty mugs plus a fruit basket all in place for you. And dog biscuits in the pantry!
Inside pictures are coming. We currently are repainting, new carpet and tile being installed, so any pictures at this point would not be very attractive.
OTHER FEES:
DAILY: Dogs are most welcome, but must pre-approved first. Dog fee is $25.00 per dog. A one time fee of $75.00 which is what we pay for cleaning service at the end of your stay.
SEASONAL: Dogs are most welcome with an additional non-refundable deposit of $50.00 per dog. ONE TIME maid cleaning fee of $100.00 will be collected at time of signing. And a $500.00 refundable deposit.
Refunds are as follows:
DAILY: If you cancel 30 days or more of arrival date, you will refunded
for the amount paid minus $200.00. If cancellation is less than 30 days from arrival then refund will be 50%.
If cancellation is less than 7 days from arrival, the only refund that will be given is the $75.00 cleaning fee and the $50.00 dog fee.
No exceptions will be made and all cancellations must be in writing.
SEASONAL:
If you cancel within 5 days after signing and paying for 1/2 of all deposits and it is more than 90 days from the Equestrian Season which begins November 1st, you will be refunded minus $200.00.
If you cancel 90 days or more from November 1st, you will be refunded 50% of rent plus $500.00 security deposit, $100.00 cleaning and $50.00 dog fee.
If cancellation is less than 90 days from arrival date, the only refund that will be given is the $500.00 security fee, the $100.00 cleaning fee and the $50.00 dog fee. No exceptions will be made and all cancellations must be in writing.

Year Purchased: 2002
The Cottage was built along with our home as a Mother-In-Law home. It is separate from the Main house. Alan and I are Floridians with 2 grown sons, 1 Yellow Lab puppy who is a Service Dog in training and a 19 mo old Schnorkie whom we rescued when she was 3 months.
Why the Owner Chose Wellington
We love Wellington for it's beautifully landscaped roadways, convenience of restaurants and shopping locations, family friendly atmosphere throughout the village, slower pace, and no city sky scrappers. And yet we are only 20 minutes from downtown West Palm Beach and 30 minutes from Palm Beach and Worth Avenue. Plenty of open spaces, top rated schools and very low crime. But, most of all, it's being able to have some acreage where you can own a horse farm and where so many of your equestrian neighbors have the same passion and devotion as you do. All this along with beautiful blue skies, gentle breezes and the daily warmth of sunshine make Wellington and Palm Beach County a haven for all.
The Unique Benefits of this Home
It is on 6 acres of open land, private, and safe. No other homes to the west or north of us. We are right in the middle of so many conveniences, yet when you drive off the main road into our community, you feel like you are in the country. Not one home in our community is alike. Each has it's own personality which makes Little Ranches unique and have that home-away-from-home feeling.
