Casale La Roya develops on two floors, with entrance directly into the living room, which is divided into a dining area and a sitting/reading area with central fireplace and large comfortable armchairs and sofas. The living room leads out on to the terrace and the pool, which are on the same level. Next to the living room is the fully equipped cooking area. In the east wing there is a double bedroom and en suite bathroom with shower, tub and sauna for two people and in the west wing there are two twin bedrooms with joinable beds and a bathroom with shower serving both rooms. An external staircase leads down to the lower level. In the west wing of the lower floor there is another double bedroom, walk in closet and en suite bathroom with double shower and tub. On the east wing of this level there is a playroom with a bar and a home cinema with a 100” projection screen ideal for watching movies and playing with the Xbox console. Also on this floor there is also the laundry room with washing machine and dryer and a service bathroom. The bedrooms have wooden floors and the living room has a tiled floor. All the rooms have air conditioning.
The property is situated on 6 hectares of woodland and vineyards. The panoramic hilltop position, among the “DOC” vineyards of “Orvieto Classico” and the olive groves of the Marchesi Antinori, overlooks the Castello della Sala and valleys of Orvieto, Tuscany and Lazio. The one-storey building is of recent construction and was built using typical local materials and all the rooms are furnished with good taste. Important historical centres such as Orvieto, Perugia, Todi, Roma and Firenze are within easy driving distance thus making your stay at the Casale La Roya a pleasant mixture of total relaxation and immersion in historical Italy.
Park
The privacy of the guests is guaranteed by a 4,000 m² of garden, for their exclusive use, which is part of the estate measuring 6 hectares. The garden is a profusion of flowers and plants such as thyme, rosemary, lauvander and roses. A large terrace, furnished with tables, chairs for outdoor eating and sun lounges, surrounds the swimming pool.
Swimming Pool
Open from the first Saturday of May to the last Saturday of September. The rectangular pool is 4 x 13 m and 1 m deep, ideal for lap swimming. The surrounding area has tiled flooring with ecological shower and is equipped with benches and comfortable deckchairs.

Located in a typical Umbrian countryside. The house is close to Ficulle, small place where it is possible to find all the basic shops. Very well connected with the main roads, ideal starting point for daily trip all over South Tuscany and Umbria as well, located not far from the motorway Exit A1 Fabro. Orvieto, Todi, Firenze, are all located within one hours drive from the villa. The railways stations, Fabro is on the main line Roma - Firenze, which makes the use of train ideal to reach all the main cities.
