Enjoy our smartly decorated waterfront home with its own dock. Located in the quiet neighborhood of GULF HARBORS on a wide canal on the beautiful Gulf Coast of Florida. Sleeps (2-8) very comfortably in this large split 4 bedroom, 3 bath home. Spacious living with over 2600 sq feet, master bedroom (Queen bed TV/DVD), second double room (Queen bed TV/DVD), and 2 twin rooms. Dining room, lounge with 32'' LCD TV/DVD, telephone, family room with 42'' LCD TV/DVD/CABLE. Kitchen w/granite bar/counter tops extending outdoors to large patio. A screened lanai encloses a spacious area for lounging or swimming in your private pool. Price includes all utilities, BBQ, use of dock and private beach, fishing rods, bikes. Relax by the pool or walk to the beach for magnificent sunsets. Pool towels provided. WIFI access. GULF HARBORS is a wonderful base, 45 min from Tampa & Busch Gardens, 90 mins to Disney/Sea World or 20 min to state parks and the manatees, outstanding selection of Gulf Coast beach.
BEDROOMS
Floridian themed MASTER bedroom with large double (Queen) bed has two large walk-in closets, and TV/DVD. Large glass doors give direct access to the pool area. En suite bathroom features walk-in shower and twin vanity basins. Hairdryer provided. A quiet room away from the other guests.
SECOND DOUBLE bedroom has a queen bed and large closet and LCD TV/DVD. With view of the water, the second bathroom has shower, toilet and single vanity basin. For convenience this bathroom also opens onto the pool area.
THIRD bedroom has one double bed and one single with closet and a shared bathroom, with bath, shower and toilet. This bathroom is between bedroom 3 and bedroom 4. FOURTH Bedroom has two twin beds and closet. Both twin rooms have a selection of children's books and toys.
LOUNGE AND FAMILY ROOM
Inside and out it is outfitted for your every need. The lounge area has glass sliding doors leading out to the swimming pool (solar heated) and patio area, stereo with a selection of CDs and a book case with a variety of novels, guides and wildlife spotting books. A separate indoor dining area with a large dining table easily seats up to 8. Sofas to relax and wireless internet for those who can't! The family room is just off the kitchen with a view over the pool and waterfront, sofas and chairs, large LCD 42' TV.
KITCHEN
The kitchen has been thoughtfully equipped with microwave, dishwasher, fridge freezer and automatic ice-maker. An extended worktop goes out to the pool area, where you will find another fridge to keep those poolside drinks cool. Plenty of storage.
UTILITY ROOM
A separate utility room has full size family washer and dryer, with drying racks. Ideal for long term guests.
TOYS
The garage has bikes for getting out and about, pool toys for your use, fishing gear and a cooler for beach days.
Directions to SUPERMARKETS - Publix, Sweetbay all within 5-10 mins are in the villa guide.
GOLF COURSES available in New Port Richey and the surrounding area.
GULF HARBORS BEACH: Passes are provided to give you access to the private beach on site at Gulf Harbors, with its covered pavilions, BBQ grills, restroom facilities and showers. Just a five-minute walk from your front door! Make sure to take time to catch at least one sunset on this west facing beach, don't forget your camera. Snowbirds will find this an ideal escape from the cold, a home from home, with all the local facilities you need.
CALADESI ISLAND: Caladesi Island 20 minutes down the coast, has been voted America's top beach 2008 by Dr Beach. This tropical island is complete with nature trails, Florida wildlife, covered shelters, Cafe Caladesi along with a marina nestled amongst the mangroves and seabird sanctuary. The ferry runs from Dunedin Beach to take you across to the island. The Gulf Coast of Florida has a wonderful climate all year round.
OTHER ACTIVITIES: Gulf access by boat in mins, bird-watching, dolphin spotting, beach combing, deep Sea fishing & boat trips from Tarpon Springs (15mins).

- Private Pool : The swimming pool as the option of solar heating in the winter months. The pool is screened by shrubs to one side, and the house on the other side, so privcy from neighbours. The pool id 30 foot long overall, the first 15' is 12' wide and 3' to 5' deep. the second 15' is 15' wide and as far as we can tell, is about 5' to 7' deep. So good for lengths and room for everyone.

- Gas/Electric BBQ Grill : Gas BBQ out by the pool side, with an outside fridge and bar area, the perfect set-up for a great evening pool side.
- Deck/Patio : There is outside dining under the lanai for 8, 4 sun-loungers, 4 chairs. Then there is the dock with a small outside table, and plenty of room for fishing, or mooring your own boat. Also for the early birds a good start to the day to watch the sunrise and have your morning tea or coffee.
- Lanai : Covered outside dining area, pool and pool bar all covered by the lanai.

- Waterfront, not Lake/Oceanfront. Ask for details : The house is on a wide canal that leads out to the Gulf of Mexico. Watch boats pass by and spot dolphin! A 5 minute stroll will take you to the private beach and a prefect sunset view. (Beach passes included in the rental), or pack up a few goodies and use the BBQs on the beach.

Why the Owner Chose New Port Richey
The house in Gulf Harbors is a wonderful base to explore the Gulf Coast. Gulf Harbors is a relaxing and quiet community. To be able to fish, see Dolphins, Manatees and a variety of wildlife just by stepping out the back door was a huge attraction. The combination of feeling away from it all, and yet a five minute drive to all amenities you need was the prefect blend for any holiday. A private dock with access to the open Gulf in minutes, makes this place just perfect!
Tampa is a 45 min drive, Busch Gardens and the Aquarium. Orlando is 90 mins away, many guests have made this a day trip.

There was 5 adults and 2 children (ages 5 and 9) and it worked really well. Very spacious, clean. Mostly we ate under the lanai which had sufficient seating for 8. The pool was a good size compared with some properties and was good to relax in after trips out or even to stay around for the day. The large dockside area was also a good place for sitting and enjoying the views, fish jumping and bird watching". "This villa was a great place to stay! The pool was right outside our door. It was very quiet area. The whole house setting was wonderful, spacious, comfortable and very clean! I was very happy with all the amenities. We so enjoyed our stay at Gulf Waterfront Villa so much that we extended our stay by 2 weeks. Deborah and Jackie were extremely helpful in arranging this The listing description was accurate as to the location, and the photo’s and description of the appearance and amenities were spot on, in fact the exterior view did not do justice to what was to be found inside. The property was spotlessly clean with fresh clean linen and towels (not always the case) with adequate supplies of loo roll and soap. I would have no hesitation in recommending the villa to friends and relatives. The lounges and bedrooms were carpeted, which was lovely but may cause problems later as more foot fall and spillages occur. The pool guy comes every Friday and likes to chat, check out his truck and meet Jake a Labrador cross, very friendly. Jackie one of the co owners phoned us after we had been there a couple of days to make sure that everything was OK, and indeed after one big and not unusual storm we mentioned that we had had no power for 3½ hours, and no candles or torches ( only some T lights) she kindly supplied us with torches. In the town of New Port Richey there are loads of pubs and restaurants (as well as some interesting murals) however we enjoy shopping at the local Publix and mainly ate at home. The bird life is amazing on the dock area and among others we saw a Wood Stork (endangered species) having a snooze on “our” lawn, a yellow eyed Great Egret (do not feed..he stalks) a Red Cardinal with an amazing voice, a grey striped woodpecker with a red crest, pelicans who land on the dock regularly about 4pm, entertaining mocking birds and yes we saw a dolphin. The passing boat life is fun too all shapes and sizes. It is worth taking a trip on the Miss Daisy a pontoon type of boat, found behind the Crab Shack on the US19, for $19 you have a 2 hour trip into the Gulf (look out for the houses on stilts especially one painted with the Stars and Stripes flag by Billy Graham’s wife and June Carter, and then along the river with the unpronounceable name, seeing all the old film stars houses such as Esther Williams and Shirley Temple the captain gave a very entertaining commentary. Sims Park is very pretty as is Howards Park a tiny clean beach with amazing views of the Gulf. 2 stores worth a visit were Bed Bath and Beyond, with every gadget and gizmo you could imagine for any part of the house and for people, who enjoy crafts, visit Michaels right next door We had a great time!
Recommended for:Girls getaway, sightseeing, families with young children, romantic getaway, age 55+, families with teenagers.

We were extremely pleased with this lovely home. It was beyond our expectations. This beautiful home was in prestine conditions with all the little details that made it very homey and comfortable. We enjoyed the luxury of the beautiful, tranquil neighbourhood within short distance to the beach. We will return to enjoy this paradise again. we certainly would recommend this home to a friend. The owners provided excellent customer service.

We have just returned from a 2 week stay at this villa. Our first impression on entering was the size and spacious feeling. Much bigger than we thought. The description doesn't do it justice. The property was clean and well-maintained and had a homely feel to it. A very good customer service was provided with fast and efficient communication. We particularly enjoyed the outside facilities, with several places to sit and eat, or relax, and the surroundings were quiet and peaceful. The pool was especially clean, with 2 visits from the pool man during our stay. We ate out alot finding many different restaurants locally, Beef O'Brady's opposite the entrance into Gulf Harbors is worth a visit, we also went to Ruby Tuesday a few times, and many others, finding the local people as friendly as always and the food very enjoyable. We drove to Orlando 3 different days finding the journey taking about 90 minutes, but were always pleased to return to the peace and quiet of the villa. A drive is needed to visit good beaches, we visited Honeymoon Island and Clearwater several times

First of all, I can't thank the owners enough for all of their help and information. They made the whole propery rental experience very easy. Great people!!!!! This villa was a great place to stay! The pool was right outside our doors. It was very quiet area. The whole house setting was wonderful, spacious, comfortable and very clean! I was very happy with all the amenities. Everything was just like it was advertised and alot better. It was a GREAT experience! I highly recommended it for your next vacation!
