  We loved our stay at Gulf Dunes. Our condo was well equipped and beautifully decorated. The view from the balcony was great. We enjoyed every minute and look forward to our return.

  Our family really enjoyed our stay at Gulf Dunes. Fort Walton Beach is such a nice area, the beaches are beautiful and the town is so laid back and friendly. The condo was everything we could have wanted and more. Sheila was super easy to deal with and was even willing to work with us on our dates due to my work schedule. October is a great time of year to be there. Be sure to eat at McGuires Irish Pub in Destin, their food is extremely good.

  Owner easy to contact and provided reliable info in all communications. Property as advertised and clean with all amenities functional. This area popular with families with children so it worked well for us. Not for romantic getaways to an isolated beach. Indoor parking not available with all condos, check with owner if this is important to you. Easy drive to Destin and all its attractions.. Beach setup service very friendly and reliable.

  Sheila, thank you so much for letting us rent your condo for the month of September. We had a wonderful, relaxing vacation. Your condo had a collection of the best kitchen ware that I've ever seen. This means a lot to me because we mostly eat in. We thoroughy enjoyed our vacation, dolphins were out almost every day. The condo complex is well taken care of. Your apartment is beautiful. We hope to come back in the future....

  My husband and I throughly enjoyed our stay, loved the view off the balcony and the two complimentary chairs and umbrella. The photo's were exactly what they show, this condo was very well equipped with all the necessities on a home away from home, clean and very well decorated with a lot of up grades. The property was very well maintained. I highly recommend this unit to all who are interested. Owner was prompt on any questions we had.. Will be coming back next year, hope this unit will be available or even their other one. My son and his family had the other unit, it was also exactly what it shows in the pictures.

  Our stay here was excellent! The condo was very tastefully updated with all the amenities we needed for a fun and comfortable vacation. We will recommend your condo to others and strongly consider a return stay in the future. Great view of and access to the beach. Having an umbrella and two chairs reserved and provided by the condo owner on the beach was very nice. Additional parking passes was a plus. This particular condo was not too close to the elevator or property pool, which gave us more privacy.

  The condo was in excellent shape. It was very clean and we really enjoyed staying there. Having a washer and dryer in the room was an added bonus. we especially liked having two chairs and an umbrella reserved for us on the beach. We will certainly stay in this condo again on future beach vacations.

  Excellent condo unit. Loved the decor and furnishings. Had everything we needed in the kitchen - good quality pots and pans. Working with owner by email was easy. The only detractor was a miscommunication between the owner and and cleaning crew on our arrival date. We had to wait two hours to occupy the unit while it was cleaned - after that everything was great. I would rent the unit again.

  The condo was GREAT, beautifully decorated and stocked with everything you need and more! We enjoyed a cup of coffee every morning on the balcony. The staff at Gulf Dunes were friendly and very helpful. We love the laid back atmosphere and beautiful beaches of Okaloosa Isand. There are wonderful restaurants on the island and one of our favorites is Floyd's. Another plus is having the pier on the island which my husband loves to fish from in the mornings and late evenings. Shelia was a pleasure to rent from the process was simply and stress free. Would definitely rent this condo again!

  The condo is beautifully decorated and the kitchen is very well equipped - there are enough plates pots pans etc to cook for an army ! We especially loved the black granite countertops and the furniture in the common area. The grounds and hallways outside the unit were cleaned daily so the complex looked as good the day we departed as when we arrived. Finally Sheila was extremely accommodating to us, a pleasure in fact. We hope to return for the opening of red snapper season next year .

Cancellation policy:

SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Sheila Watson (“Condo Owner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 376 Santa Rosa Blvd, Unit 302, Ft. Walton Beach, FL 32548 The condo is furnished. 2. Rental Party: The rental party shall consist of Guest and no more than five additional people. 3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. 4. Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 10:00 a.m. on (the “Checkout Date”). 5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 7. Rental Rate and Fees a. Deposit: A deposit of $ 300.00 is due immediately to reserve the condo. The balance is due within 14 days of the Check-In Date. b. Damage Fees: A damage fee may be charged if: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. c. Rental Rate. Payment in full of the following fees shall be due within 14 days of the Check-in Date: 8. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit and/or any payment will be refunded as follows: 100% If condo can be rented to another tenant. 9. Insurance: We encourage all renters to purchase traveler insurance. 10. Payment: Acceptable payment methods are [personal check or credit card]. I accept Visa, Master Card & Discover cards. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order. 5. Only use appliances for their intended uses. 6. Pets are NOT allowed 7. Parking: PARKING PASSES – Extra passes are located inside the unit. Renters must display parking pass on the dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. Storms: If there is a storm or hurricane, no refunds will be given unless: • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: ? Any unused portion of rent from a guest currently registered; ? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and ? Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
