The property is a 3 bedroom country house to sleep 6; only a few minutes away from the medieval hamlet of Chianciano, immersed in the beautiful Tuscany countryside. The recently restructured property reflects the architecture of three decades, the oldest part is dated from the end of 1700, the central part is from the end of 1800 while the dependence it was built in the early 50’. The house has a strategically position being close to many famous historical centers like Montepulciano (5 km), Pienza, Chiusi and Cetona. Its nearness to the highway exit A1 (10 km) permits to reach is a very short time many famous art centers like Siena, Arezzo, and Orvieto.
The house is on two levels. From the main entrance through a little entrance hall leads us to an open space salon which is divided in three parts: dining room, living room with an open fire place and a little study. From here the well equipped kitchen is accessible with direct access in the garden. Also on the ground floor there is a service bathroom with shower. Up a wooden staircase is the first floor, made up of a bathroom with shower and two double bedrooms. One of the bedrooms is equipped with a whirlpool bathtub. Attached to the main house but with an independent entrance, the dependence is on two floors. On the ground floor there is a living room with comfortable sofas and the kitchen with independent access to the porch. An internal staircase provides access to the first floor composed of a double room and a bathroom with shower.
Park: The property extends over 8 hectares made up mostly of olive groves. The property is not fenced however the property is protected by an iron bar at the beginning of the property grounds. The well kept park area which surrounds the house measure about 1 hectare and it is enriched with colorful rose and lavender hedges.
Swimming Pool: Open from the last week in April to the first week of October, the rectangular shape swimming pool with roman staircase measures 14 x 6 m with a depth that goes from a minimum of 1,10 m to maximum of 2 m. The pool area is equipped with sun beds, chairs, table and external shower. Near the pool is a totally paved gazebo furnished with table and chairs, a perfect place for fun summer dinners with friends by the pool.
Chianciano has a spa resort with mineral water enriched with healing elements. It is situated approximately 550 meters above sea level and offers great climate and every advantage for tourists due to its exceptional geographical position. The mediaval hamlet of Chianciano it was founded around 1000 and it lies on a “tufa” hill which dominates the Val di Chiana valley. The area is very well linked with the main roads like the dual-carriageway E45 and the motorway A1 (exit Chiusi – Chianciano Terme). Many important and interesting historical centres surround Chianciano like Cetona, San Casciano dei Bagni with its Spa, Chiusi and all the hamlets of the Trasimeno Lake as well as important and beautiful cities like Cortona, Montepulciano
