The condo is located right off of Foothills Parkway making access from the 36 very quick and easy. It is also on the RTD Boulder bus lines with very easy access to Pearl Street and to CU. The bus trip to CU is about 10 minutes and to Pearl Street is about 20 minutes. You can also hop on the bus the other direction and head into Denver. The condo is also right on bike trails so you can head to campus or Downtown that way.

- Air Conditioning: Very efficient and keeps the condo nice and comfortable even on the hottest summer days. The heater also works very well and keeps the condo nice and comfortable even when it is cold out.
- Washer: 1 year old Whirlpool HE washer. It has a great steam feature that allows you to really deep clean and sanitize items. It also has many different wash settings to pick from so you can appropriately wash all of your items. The washer also has a display so you know exactly how long your load is going to take to complete before you start the washer running.
- Dryer: 1 year old Whirpool dryer. It has a great steam feature so you can de-wrinkle your clothes if you leave them in the ryer too long or just want to get the wrinkles out before a night on the town. The dryer has a display so you know how long your clothes are going to take to dry - estimated.
- Linens Provided: The linens are all high-quality. There are 600 tc and flannel sheets provided and a down-alternative comfortable and very comfortable pillows.
- Off Street Parking: Parking spaces are available immediately in front of the condo. There are always free spaces so you don't have to worry about parking any distance away from the door when you have groceries.
- Beds
- Queen Bed: The bed in the master bedroom is a Queen-sized memory foam mattress. It is very comfortable and stays a nice even temperature so you don't get hot in the summer or too cold in the winter.
- Convertible Bed: The bed in the Guest room/Office is a La-Z-Boy pullout couch. This is not your everyday pull-out though. This is a nice one that won't give anyone backaches! It is regular sprint mattress covered with a 3 inch air mattress that expands to give you a nice layer of comfort.

- Cable/Satellite TV: 40-inch Sony Bravia LCD TV. The distance to the TV in the condo is perfect for this size TV and it is very nice to watch. It is connected to basic cable. If you are staying for a longer period of time and would like a different cable package we are willing to discuss that.

- Shared Hot Tub: The condo complex maintains a jacuzzi on the property year-round.
- Shared Pool: The condo complex also maintains a pool that is open during summer-months.
- Kitchen
- Full Kitchen: The kitchen is fairly compact but has all of the amenities that you need to make a nice family dinner.
- Cooking Utensils Provided: The kitchen comes with all of the utensils you need to cook a nice family dinner.
- Refrigerator: Full sized and quiet.
- Dishwasher: 2-year old Kenmore. Very nice and quite quiet. It has several different modes including a sanitize mode. The front has a display that tells you how long until your dishes are done.
- Microwave: Medium-sized and 2=years old with a turntable.

- Deck/Patio: The patio is outside of the sliding glass doors in the living room. It has a table with four chairs and has a nice view of the mountains.

- Kid Friendly: We lived in this condo with two very small children and it is very kid-friendly. For small children there are some decorations that would need to be moved up out of their reach but the furniture is all appropriate and safe for small children. There is a park right down the street that is a lot of fun and tons of places to walk and bike with children.

Why the Owner Chose Boulder
Boulder is a gorgeous city and our condo is in a great location that we thought would make a great vacation rental. It is in Southeastern Boulder with easy access to groceries, public transportation and the 36 freeway to get to Denver or any of the towns in between (or the ski areas!) It is also so easy to get to the CU campus or "The Hill" from the condo.
The Unique Benefits at this Condominium
Our condo is very quiet and peaceful. The condo complex is very well run - my husband was on the board of directors while we were living there and the management company is excellent. The condo complex has a pool and a jacuzzi which are very nice, and well maintained. The pool is open in the summer and the jacuzzi is open all year round. We are right on the bus line that runs into CU (the University) and into downtown Boulder (it is about a 10 minute ride to CU and 20 minutes to Pearl Street). Parking is very easy right in front of the condo. There is a Safeway across the street and a few places to eat, all in walking distance. We are very close to the East Boulder Recreational Center which is a nice place for a workout and we are very close to a bunch of biking and hiking trails.
This is a very nice Safeway that is open until Midnight every night which is very useful when you get hungry late!
There is a nicely stocked Rite Aid in this shopping center. It is open until 9 pm on the weekdays and 6 pm on the weekends.
This is a nice recreational center that is part of the Boulder Rec centers. It has a heated pool and outdoor tennis courts, volleyball courts and handball courts.
This is a great dog park. There are two areas - one for big dogs and one for small dogs although it seems like all of the dogs go into the big dog area. It backs up onto the East Boulder Park Ponds.
This is a large grassy area that is used mostly as soccer fields. It is a great place to walk with dogs or kids and to play.
Foothills Parkway (Hwy 157) is the main drag into town. It is a great to live/visit right off of Foothills because once you are off the 36 you are less than 5 minutes from home!
Baseline is another main drag. Living right off of Baseline is also great because between Foothills and Baseline you can get to most places in Boulder or back out to Louisville or Superior quickly.
This is the bus stop for the RTD 206 bus straight to CU or to Pearl Street. It takes about 2 minutes to walk to it - and it is covered!
This is the bus stop for the RTD 225 (and 205) bus that runs into downtown Boulder and to CU. It takes about 4 minutes to walk to this bus stop. Mid-day, there's a bus about every 10 minutes.
CU Boulder is easily accessible from the condo by RTD Bus 205. The main campus and athletic fields are here.
The Meadows branch of the Boulder Public Library is located behind the Safeway.
