Atop the bluff over the Umlauf Sculpture Garden sits this beautifully warm and inviting home with the finest architectural details you will find. Throughout the house there are interesting and well conceived touches - lighting, tiles, fixtures, finishes, copper roof and comfortable areas to relax in and enjoy. Superior in every way.
The main house has a third floor living room, bedroom, bathroom with steam and a deck that looks over the central Texas hill country.
A separate apartment has a kitchen, living room, bedroom with queen bed and bathroom connected through a breezeway.
This house will be sold come June 2013 and will no longer be available for rent.

I just got back from Austin and couldn’t wait to tell you about this wonderful home just minutes from downtown, yet tucked away in a lovely, quiet neighborhood. It was everything a Bear could want. This home is surrounded by trees making it feel quite secluded. I truly felt right at home. The master bedroom had a screened in deck with the ambiance of a treehouse, perfect for relaxing with a book or enjoying your morning breakfast. But that wasn’t all! The master bedroom boasts a huge flat screen TV and a bathroom ‘just right’ for a spa get-away! The shower with multiple shower heads and sunken bath will pamper you like royalty.
Just beyond the back deck is a private apartment over the garage with full kitchen living area and bedroom. The other 3 bedrooms in the main house each had their own bathroom and roomy closet space. With sleeping accommodations for 10, this property is a great find for larger groups visiting the Austin area. The deck off the kitchen with BBQ grill provides plenty of comfortable space for outdoor entertaining.
There’s much to see and do in Austin. I enjoyed walking along South Congress (called SoCo by the locals) and seeing the many varieties of restaurants and shops. There’s an abundance of dining experiences from casual fare offered out of streamlined campers and eaten on picnic tables, to eclectic diners, to myriad upscale fine dining restaurants. You’ll want to come back and try it all. I also had to visit 6th Street to take in the sites and sounds, where you’ll see why Austin is known as the “Live Music Capital of the world.”
Whether you enjoy peaceful parks or the musical nightlife, there’s something for everyone to enjoy within a short distance of this lovely, spacious and oh, so inviting home in the heart of Austin.

I recently went to Austin with six other friends for a girls' weekend getaway. We wanted a large house where we could all stay together and hang out. This house was perfect! It's absolutely gorgeous -- high-end finishes on everything, and tons of rooms to spread out and enjoy ourselves. We had plenty of room in the main house for the seven of us, so much that we didn't even end up using the guest apartment. It's in a great location, about a 5-minute drive from both downtown and South Congress. Eduardo was easy to work with and a great host! We'd definitely book here again!Recommended for: Sightseeing, families with teenagers, families with young children, girls getaway.

Needless to say, this house made for an incredible weekend. The property owner made this a seamless process and he was more than welcoming to our group. Despite it being January - we spent most of our time in the courtyard and porch which were immaculate... and thank you good weather. The windows stayed open all weekend. The house had warm craftsman detail and luxury amenities in the kitchen, bathrooms and bedrooms which made it overly comfortable. We had to cook for 12 people... and there was plenty of room for this type of entertainment. I'd recommend this home to almost anyone. I'm thankful for the stay and very appreciative of the owners ability to create the unique experience. Sincerely, PGRecommended for: Sightseeing, adventure seekers.

Wonderful home, and great location. Owner is great. Difficulties with operating cable, but in all fairness only contaced owner on last night. This house is in a good location and is quite lovely. Eduardo was very pleasant and nice to deal with, but we had several issues: 1. The sofa in the library collapsed when first sat on--the legs on one end collapsed. 2. The thermostat on the second floor wasn't working--it was miserably hot as the heat never shut off. 3. There were no linens in the powder room or kitchen. We had to call to get some and then were brought two washcloths (no handtowels) for the powder room. There were seven of us staying there. Also, one of the king bedroom baths had only one washcloth, one handtowel and two towels. 4. A minor point, but the tissue and toilet paper must have been the cheapest available. 5. The fan in one bathroom was very dirty. 6. While the master bedroom has a large screen TV, the one in the living area is quite small. 7. There was no power to the fancy Miele coffeemaker. With a little extra care and attention, this could be a great property, but in the end, I must say we were disappointed with the quality. I expect that had we kept calling with issues, Eduardo would have addressed them, but we did not want to spend our long weekend in Austin dealing with folks in and out fixing stuff.Recommended for: Age 55+, families with teenagers, pet owners, families with young children, girls getaway.
Owner response: Ouch! There goes my perfect record. I sent several of my staff to take care of whatever needs or short comings this family needed. I responded instantly to their requests for extra linens. There are 5 and a half bathrooms in the house. One of them indeed had lint on the ceiling exhaust fan. This is truly a fine house with the highest quality equipment. The Miele coffee maker has confused some people but it really is a one button operation that grinds the beans and makes fresh coffee. It is great if you are used to it but difficult when being set up for the first time which is why I provide a low tech coffee maker. Indeed, there was a A/C damper that got stuck and that has been repaired. I'm sorry I was unable to please this family.

Our family spent a memorable weekend in this wonderful house while in Austin for my daughter's graduation. I don't usually write reviews, but I felt compelled to offer my opinion on this wonderful property. We arrived at night, so the house was a little hard to find since the neighborhood itself has little street lighting. However, once we were able to locate the place and enter, we realized what a delightful stay that we had reserved. The layout and bedrooms of the home were in perfect shape and were very clean. The master bathroom was like a room to itself, with heated floors, gigantic rain shower, and enough closet space to hang the clothes of all our guests, if needed. Everything in the home was beyond our expectations. The proximity to South Congress, Downtown, and Zilker/Barton Springs made traffic and travel time a non-issue. I would highly recommend this home to anyone looking for a place to stay in Austin.Recommended for: Sightseeing, adventure seekers, people with disabilities, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

I'We had a group of cyclist/golfers in town for a respite from Chicago's winter. Eduardo could not have been more considerate or accommodating. (We rented another of his properties also listed here for this trip, and it was just as nice!) Close to downtown and in a quiet spot overlooking Barton Springs. Cancellation policy:
1. AGREEMENT: Owner and Tenant agree as follows: Above Tenant is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. 2. SMOKING: This is a NON-SMOKING house. Evidence of smoking will incur a $250 penalty. 3. PETS: Pets are permitted in rental house only with prior approval. $100 one time per pet fee applies. 6. CHECK IN: Check in time is 3:00 PM. Early check in times are allowed only when the property is cleaned and ready for occupancy and prior approval is required. Key codes will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. 7. CHECK OUT: Check out time is 11:00 AM. There is an extra charge for late check out and prior approval is needed. Please leave all keys at the location. A $40/hour fee will be charged for each hour (or portion thereof) past the required check out time. 8. CLEANING: The property will be inspected, sanitized, and cleaned after your departure. The cleaning fee you have paid will provide for four hours of normal cleaning so that you can enjoy your vacation up to the last moment. Please leave the property in the same condition (except bedding and towels) that you received it by making sure dishes are done and put away and the home is generally picked up and ready to be vacuumed, dusted, and sanitized. If additional cleaning is required, charges will be deducted from your security deposit at the rate of $25 per hour. 9. WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen. 10. WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items, plan on making a trip to the store to replenish these items as you need them. 11. REPAIRS: All equipment in the property should be in working order when you check in. Please report any inoperative equipment or problems immediately. Every reasonable effort to resolve the issue will be made promptly. Please understand that emergencies take precedence. However, under no circumstances will there be a reduction of rent for any mechanical failure of air conditioners, dishwashers, refrigerators, washers, dryers, cable TV, televisions, VCRs, DVD Players, or any other appliances or amenities. Despite our best efforts to maintain various items in working order, at times we must wait for parts or service. Please bear with us during these times. Report breakdowns as soon as possible - the earlier you report the problem the sooner we can resolve it. 12. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 10 persons. No parties please! You are welcome to have a few friends over not to exceed a total of 16 people including residents. Extra person charge is $35 per night. 13. TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenant’s guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. Tenant agrees to reimburse Owner for costs incurred to repair/replace damaged items. 14. HOLD HARMLESS: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. 15. ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

About the owner: I love ecology and use earth friendly products to maintain the house. I founded and steward 'Casa de Luz' which is an educational community center that is less than a mile from the house. We serve three macrobiotic meals a day to the public but do not advertise it. In 1985 I developed Habitat Suites Hotel, one of the first all suite hotels in the U.S. To this day we have received 15 awards for our ecological initiatives. I bring hotel professionalism to this house.
Why the Owner Chose Barton Heights:
I could get a great architect to design a superb house like this one but getting this unique and wonderful location is another thing. It sits so close to downtown, yet, it is tucked away on a single loaded street with Umlauf Sculpture gardens across the way.
The Unique Benefits at this House:
The house is 2 blocks from Barton Springs Road right at Restaurant Row. It is one block from Barton Springs if you are willing to trek across the forested lot across the street and that's the location of Umlauf Sculpture Garden. The location is quite secluded. My neighbor to the South is an artist and the lot next door is another sculpture garden.
