Our villa, located on a court in the Lake Berkley Resort, Kissimmee, is a single story 4 bedroom, 2 bathroom villa with upgrades in virtually every area. It has a distant view of the main lake, fishing pier and playground. The villa offers everything for your family to make the most of your vacation!
It is fully air conditioned with decor and furnishings having been upgraded to a very high standard. The newly applianced kitchen has everything you will need for preparing meals or snacks. Appliances include: stainless steel fridge with freezer and ice maker, over the range self venting microwave, ceran top stove , whisper quiet dishwasher, toaster, coffee machine, washing machine, tumble dryer and plenty of crockery, cutlery, pots and pans.
The villa has a formal dining room to enjoy your culinary delights as well as seating for 4 within the kitchen. This provides a great dual aspect for a less formal snack or a coffee while you watch the world go by. The living area boasts leather sofas and designer furniture to help unwind while reading or listening to your favourite CD or ipod tune. The main living area also hosts a 50" Plasma TV with the 300 channel HD digital cable, DVR, and DVD players. A Playstation 2 games console is located in one of the guest bedrooms - so make sure you bring the kids favorite PS I and II games as we only have a few games. There has also been a Wii console added with 5 games and the Wii Fit as well.
Through the patio doors you can enjoy the fantastic south facing pool area with the 28 ft heated pool. The tranquil view of the lake is the perfect background from which to soak up the sun or relax in the pool - we offer extended decking and comfortable furniture to enjoy the pool area. Upgraded pool furniture will ensure comfort whether it's topping up the tan or reading under the shade of the lanai.
Among many safety features the patio doors leading to the pool area are alarmed to ensure unaccompanied children cannot wander out without their parents being fully aware. The villa also has smoke alarms in every room.
Of the 4 bedrooms two have queen beds with two twin beds in each of the remaining rooms – the queen beds both have been upgraded with memory foam toppers, and the master has a brand new sealy posturepedic mattress and boxspring, so you can dream the night away. The main bedroom has a huge en-suite with bathtub, shower, toilet and sinks.
No parking in the garage anymore - as it has been transformed into a carpeted game room with full size Air Hockey Table, Table Tennis and Pro Pool Table from Eastern Billiards that has a slate base and runs perfectly. Tennis Equipment, Fishing Rods, a volleyball, basketball, and some pool toys have been added for your enjoyment. This is the perfect place for a family tournament over a cool one at the end of the day .. just be sure to let the kids win!
The versatile accommodation can sleep up to 8 people in permanent beds.There is a pack n' play playpen in the home for a small child. Alternatively, two families can use the house without living in each other’s pockets – this really keeps the cost down.
Wireless Internet access is provided - just bring a laptop (and your power cord) ....
The villa is looked after by a Management Agency based in nearby Terra Verde - their main purpose is to provide all the assistance and needs you may have – they provide cleaning and fresh linen.They will ensure that virtually anything else you may need is there so you will have a great vacation.
Pets are not allowed and smoking is not permitted.

Lake Berkley is an area that provides all the outdoor amenities we were looking for in an award winning gated community, with easy access to all of Orlando`s fantastic tourist opportunities.We are 25 minutes from the airport, 25 minutes from Disney, 30 minutes from Seaworld/Universal Studios. Numerous golf courses are within a 10 mile radius of our home. The Atlantic coast beaches and Cape Canaveral is just under 1 hour away, while the Gulf Coast beaches are less than 90 minutes drive.

We are a very active family, who enjoys travelling all over the world, and outdoor adventure! We have been to Florida many times, and certainly enjoy the warmth of Florida winters during our cool Canadian winter.We have stayed in many vacation homes around the world in our travels, and are happy to share our new home with you!

we went mainly for the fishing which is excellent and just out the back behind the garden - no charges for this as the lake is for the residents - great fishing here! Very handily located for the main 192 Kissimmee road and the Walmart which is just around the corner. We did find the master bed to be uncomfortable but we have received confirmation that new matresses are to be purchased which will resolve that issue going forward. Games room was excellent - and the villa had everything we needed to make our 2 weeks stay a comfortable one - apart from a computer - it does have wi fi but not owning a lap tap this was not of much use to us - a desktop PC would have been an ideal extra and we would have been prepared to pay a little more on the price to cover the cost . The house was dusty in areas (living room especially) - but was otherwise clean and tidy In summary a great place to stay for the fisher man and i would definately recommend and go again.

We just bought a new sealy posturepedic queen mattress and boxspring for the master and know the know the other matresses soon need replacing.We could not do it all in September when we were last there. We added a new 32" HDTV to the master and put the 26"HDTV in the twin room on a wall mount.We also added a brand new Maytag clothes washer and dryer in Jan 2012. The kitchen took first priority, and now the mattresses! We appreciate your comments and business!
