Our comfortable and spacious Town House style beach condo (800 ft2 [82m2] is a corner unit, almost 2x as big as any of the 1BR units.
Convenient easy access on ground floor; 16 ft double glassed-in terrace and a semi-private garden.
Beautifully appointed, inviting and very comfortable, has everything you can use on vacation. Great value, more space and convenience of a home for the same cost or less then a hotel room.
The name of the complex is Condominios Brisas on km 19.5 Blvd. Kukulcan, located in the desirable Hotel Zone, right on the breath-taking sparkling Caribbean seaside, between the Solymar and Royal Solaris hotels.

CONDO AMENITIES:
* The MASTER BEDROOM fetures two full sized comfortable beds, 26" color TV, CDand DVD players, VCR, electronic safe box, A/C with a remote control & sitting area.
* The double glassed-in 16ft terrace has a futon sofa, hammock, tropical garden view over palm tree tops, great for enjoying the spectacular sunsets over the lagoon.
* The LIVING ROOM offers: A/C with remote control; CD player; two sofas (configured in such way, that they can divide into 4 single beds, or put next to each other for full or triple sized bed); FULLY EQUIPPED KITCHENETTE with 4-burner gas stove & oven, US-sized fridge; microwave; toaster; coffee maker, blender & more.
* The bathroom with a generous shower is located between the 2 rooms & the vanity is practically located outside the bathroom, which optimizes the use and divides the condo into two separate areas.
AROUND TOWN:
The world famous Mayan ruins are within reach. Explore the rich history of ancient Mayan archeological sites: (Chitzén Itzá, Tulum, Uxmal, Cobá); several majestic haciendas; underground river park Xcaret (a natural sacred paradise with an superb Mayan night show, swimming with the dolphins, butterfly farm, turtle hatching station and more). Cancún's Mayan ruins Ruinas El Rey are less than a mile from the condominium.
It takes only 15-20 minutes walking distance (or 2 bus stops) to Club Med, which has great snorkeling (the Palancar Reef begins here) and one of the best beach locations in the world.
The possibilities to have fun in Cancún are endless.

NOTES AND POLICIES:
Check-in after 3:00PM and Check-out before 11:00AM; other times possible by agreement.
INCLUDED IN YOUR RENT:
- The use of utilities; bed linens, basic toiletries on arrival; bath towels, condo clean-up before and after your rental* and one mid week Maid Service (condo clean up and fresh bath towels) and local phone calls. Beach towels provided but not included in laundry service. We have Laundromat on site (D-I-Y or full service for a nominal fee).
- Bed linens and towels changed weekly on rentals of 2 or more weeks.
NOTES:
* Additional or daily maid service can be purchased for $18-20.00/day, pending the service you require and # of guests. Payable on site directly to the housekeeper.
* The use of the electronic safe is your choice and responsibility. There is a $30 emergency fee to open the safe.
* No pets allowed.
* If you smoke, we appreciate your smoking on the patio or in the garden. Ashtrays are provided.
RESERVATION AND BOOKING POLICY:
1) 25% retainer is due to hold the condo at time of booking.
2) The balance plus U$300.00 security deposit ($500 if occupied with 5 or more guests or on rentals of 2+ wks.) is due 12 weeks before arrival date. The security deposit can be a separate check and I'll hold it until your return. The security deposit is fully refundable pending your leaving the condo in order, returning the keys as arranged and not exceeding pre-authorized occupancy.
3) Payments can be made by personal checks (drawn on U$ account), Money Order or by credit cards (MC, Visa: add 4.25% for US credit cards or 4.5% for int'l cards, or via "PayPal" service (fast, secure, economical: add 4 or 4.5% of total amount) - we'll provide a secure link to PayPal, if you need it.
International customers can wire transfer money, send Int'l. Money Order, use credit cards (over the phone) or Pay Pal as well.
CANCELLATION AND REFUND POLICY on rentals:
-10% of total rent price will be charged if cancelled, once the condo has been booked, dates confirmed and the 25% booking retainer paid.
- 75% refund if cancelled 84 or more days prior to arrival date (I.e. 12+ weeks notice).
- 50% refund if cancelled 83-70 days prior to arrival date.
- There is no refund if cancellation is made less that 69 days prior to arrival or once checked in. We'll make every effort to rent the condo and if rented, we'll give you credit in amount of your payment -10% for your next rental with us.
- No refunds are given in case of hurricane or evacuation or situations beyond our control.

- The condo offers 2 separate rooms with A/C & ceiling fans; safe deposit for your valuables, iron and ironing board, hair dryer, radios, clocks, bath and beach towels, bed linens, shopping cart, hammock on the terrace. The fully equipped kitchenette has blender, coffee maker, toaster, 4 burner gas stove/oven, drinking water dispenser, cookware, utensils, dishtowels, nice round glass dining table to enjoy your meals and company. The bathroom and a separate outside vanity are practically located between the 2 rooms dividing them into private rooms. Convenient 1st floor location (easy access to the pools and beach, no stairs to climb or getting stuck in the elevators).

Thanks to Blazena! We arrived to very niceeee Mexican sun. In Helsinki -15C and in Cancun +30C so nothing to complain. All things went well on instructions, travel from Airport and receiving the condo. We had a nice, relaxing time, enjoyed the beach and the highlight of the stay was assisting a baby turtle just hatched on the beach to find its way back to the ocean. The condo itself has fulfilled our expectations, it is nicely decorated, cozy apartment with enough space for the 3 of us (adults). One more time, Blazena, thank you for renting the condo for us!
