The studio condo is located on the ground floor of the Casa Corazon Hotel and B&B building at Amapas 326. Location, location, location!! Walking along the beach, we are about 1/4 mile south of the municipal pier in the Zona Romantica section of Old Town Vallarta. Entry is from Amapas into the office which is on floor 8 and then down the elevator to the 4th floor. Floor 4 is the ground floor and is designated as such since it is 4 floors above sea level. A wide pathway to the beach (wheelchair accessible) is totally contained in the Casa Corazon grounds. The path ends at a gate at the malecon requiring one step down from the curb and one step back up on the other side. Pass through Ritmos Cafe to their palapas When you want a change in ambiance and scenery, walk to the right toward the municipal pier. We are within easy walking distance to many of the restaurants and clubs you may be familiar with or have read about. These include Archie's Wok, Daiquiri Dick's, Cafe Roma, Cafe de Olla, El Dorado, Andale's, La Palapa, The River Cafe, Blue Shrimp, Joe Jack's Fish Shack, Sea Monkey, Ritmo's, Coco's Kitchen, Harry's Bar, Dog House, Mariscos Polo, Freddy's Tucan, Hacienda Alemana, Que Pasa, La Piazzetta, Langostino's, Kaiser Maximillian, El Torito, Cafe Bohemio, Nacho Daddy, Fajita Republic, A Taste of Italy, in no particular order and many, many more. In front of A Taste of Italy is a small park on the far side of which you can catch a bus for local destinations. Pay your 7 pesos when you get on and tell the driver where you want to get off. As we said, Location, location, location!! For us (in our 60's) it is a 2 minute walk down to the beach, including pauses to admire Pancho the gardener's handiwork. New pool now operational, no tile yet on the concrete surrounding it! The grounds have gated security and a night watchman on duty. The door has an extra deadbolt, chain lock and peephole. The sliding glass doors have dowel rods to insert at floor level for additional security. Patio has security bars and screening. We have never had a security problem. Our condo has a queen size bed, kitchen with 2 burner stovetop and convection oven as well as all appliances and dishware. We just added an electric fry pan for use indoors or out. A/C, wi-fi, tv with cable, dvd and alarm clock are included. The back yard area is for the private use of this unit.Brick pavers have been installed making for a great backyard feel. The gas BBQ is next to the long bar area for mixing drinks and entertaining after a tough day at the beach. Grill up some nice steaks and perhaps invite the folks you met today at the beach. This is your private area.The large palapa provides great afternoon shade after a tough day on the beach. Choose to cook outdoors as well.This is a self-catering place to stay. It is perfect for people who like to 'take care of themselves'. If you require white glove service and someone following you to the beach in case you drop your towel, this is not your place. Book an all inclusive resort such as Barcelo and you will get all of this but be prepared for the bill! Regular people will enjoy this place. Have FUN! Maid service is provided once per week, normally 3 or 4 days after arrival for a 7 night stay. One set of beach towels are provided and they will be exchanged when the maid comes. If you feel you need more towels, please bring them with you. There are no laundry facilities onsite but there are many places to drop clothes and towels for washing, drying and folding at a very reasonable price. Additionally, you can arrange with our property manager for more frequent maid service at extra cost. Mention it to you representative when you are met upon arrival or email them if you need extra service.
All guests are met by the staff of PVR Vacations, our property managers. They will assist you throughout your stay and all speak English. Please note that few if any maids in Mexico speak English. 50% of the rental fee in US Funds is required within five days of the reservation confirmation. Final payment is due 30 days prior to arrival date. All Christmas, New Years reservations and American Thanksgiving require 50% deposit and full payment is due 60 days prior to arrival. If your arrival date is less than 30 days full payment is due within five business days of confirmed reservation. We accept PayPal and wire transfers.
As prior owners and operators of a B&B at Lake Chapala, Mexico we have tried to incorporate all that we learned during those 7 years into this rental. All questions and suggestions are welcome. CANCELLATION POLICIES:
Reservations must be cancelled 60 days prior to arrival for an 80% refund and the other 20% is an administrative processing fee. Reservations must be cancelled within 60 days of arrival or you will forfeit full rental charges. There will be no refunds due to acts of nature, religion or weather situations, mechanical failure, earthquake, golf conditions, etc. Trip insurance is strongly recommended.
Cancellation for hurricane, earthquake or any natural disaster or any other non controllable situations such as but not limited to construction in the area, unusual noise or other disturbances are non refundable. Please take out trip insurance.

Good location, noisy
Good location, noisy
Nice spacious unit. Clean. Nice pool. Super close to the beach. The only problem is noise. The nightclub next door has disco from about 5 to 10:30 pm each night, which I did not mind, but there is a lot of construction noise. There is an enormous concrete building being renovated next door, plus smaller projects on the other side and behind, which means that there are loud jackhammers and concrete saws and drills from about 8-4:30 every day. It is not pleasant to have the patio door open or sit on the patio during the day. This project will go on for at least a year, probably more.

Owner response: We're glad you agree that our condo is in one of the best locations in all of "Old Vallarta". The pool is a great addition. Two things that all owners and renters have no control over is the weather and construction noise. When we were there in March and April there was some noise but when we returned in August, nothing. Our fellow owners on the eighth floor were there in earlier December and reported almost no noise of any kind. Construction in Mexico is on again off again rather than what most of us Americans and Canadians are used to. Thanks for your excellent review and rating!
We were met by a Property Manager who was very nice and thoroughly explained all we needed to know. The condo was just as described, clean and ready for us. It has a wonderful kitchen, comfortable bed and chairs and a spectacular patio, where our friends met up for drinks and snacks. It was also great to have WiFi. Our stay was not long, so we did no real cooking, but if we were to stay longer, we would definitely take advantage of the outside grill and inside appliances. We were not in the unit during the day, but it is comfortable, cozy and quiet at night. The Blue Chairs night club has some parties, but the music was always off by 11. We felt the uphill walk in our calves and ankles, but it is close enough to great beach spots and favorite restaurants, the walk is worth it. And the pool - a bonus! We did not use it a lot, and were usually the only people there, so we felt like it was "our" pool. Only downside we saw - it is hard to get towels and bathing suits dry inside the condo, and not a good idea to leave them outside. I'm not sure how to improve that - maybe a drying rack or clothes line - or maybe we should spend more time at the pool, where we could lay out the damp things to dry! We would recommend it, and hope to return sometime.

We have just concluded an agreement with the property manager to offer towel exchange more often than once a week to address your comments and the best part is that we can do that without raising our rates. We include the taxes in our rates and don't charge a cleaning fee so are very careful to not add things that force us to raise rates as most people are having to watch their budgets. Thanks again for staying with us.

What we liked: The pictures are a pretty good representation. The palapa and outside area with barbecue might be a bonus if you want to entertain guests (there's not really room to sunbathe, however). The kitchen had all of the amenities described. There was a Magicjack for international calls which worked when we used it and the wireless internet worked fine for us as well. The condo was clean and and the bed was fine. The description of proximity to the beach was accurate and the owners were helpful in answering questions, until we made a deposit. At that point we were told "PVR Vacations" would be assisting us further. We did not hear from the owners again. What we would change: More towels or access to the B&B's towels. There were 2 bath towels and 2 beach towels. When we asked for more we were told by the PVR representative that the unit was allotted 2 towels of each kind, which were exchanged for clean ones when housekeeping was performed (roughly midweek). The PVR rep. was nice enough, but one towel per person for at least 3 days was not enough for us. We also found ourselves wishing for more or better light at times, especially in the bathroom where the light seemed to be malfunctioning. Lastly, it occurred to us that if we were property owners and if we were interested in making sure our renters had a comfortable stay, we would check in with them at least once after they got settled in. We only speak English and the owners told us we would have no problems. Around Vallarta we had no problems, but we did have some difficulty understanding the young man with PVR Vacations and the maid(s) didn't speak English. Our favorite things this trip: The Malecon Whale watching tour The beach Cafe De Olla - restaurant Pancho's Tacos - next to the above restaurant Freddy Tucan's - great breakfast Chocolate cake from "A Page In The Sun"

Owner response: We're glad you had a good time overall!! We have asked the property manager to replace the light fixture in question with a different type. Fluorescent lights in Mexico are not the same as in the States so we are changing it out. Thanks for letting us know of your difficulty with it. We have slightly altered our listing to indicate that maid service is weekly but that additional maid service is available for purchase. We spend months at a time in that unit, have only weekly maid service and do nicely with 2 towels. Most people are trying to be "greener" but we encourage people who want more to communicate that to the property management. Your comments on the English proficiency have been related to PVR Vacations but few, if any, maids in Mexico speak English. That has been mentioned also in our listing. Once a booking has been made we encourage people to communicate directly with PVR since they are right on the ground whereas we are 800 miles away in Houston. Questions about weather, restaurants, whale watching, car rentals, etc. change constantly and they are better equipped to answer these types of questions. Nobody is ever asked not to call us or e-mail us, we are available but would never bother renters by just asking how things are going. We assume every guest would contact us if the PVR folks were not being helpful. Lastly, the palapa we had built was to provide shade for the afternoon sun which can be very bright and which causes many people to have to close their curtains every afternoon. Since the beach is only a two minute walk away we assume that all sunbathing will be done there. Other owners in this building envy our palapa and appreciate an afternoon invite. There is usually sun everywhere, we have the best shade on the beach. Thanks for your review and suggestions!
