Formosa Garden Estates is a prestigious gated community with luxury villas located just two miles from Disney World in Kissimmee, Florida. If privacy is important to you, you'll love staying at our villa, which sits on a 1/2 acre lot, backs to a small lake and has plenty of space between us and all of our neighbors.

Finding it hard to keep up with your favorite football, baseball or English Premier League teams while visiting Florida? That's not a problem when you stay at our villa. With our subscription to NFL Sunday Ticket, MLB Extra Innings and Setanta Sports, you can, at no extra charge, watch your favorite NFL, MLB and EPL teams play while you're on vacation.

Our villa has a beautiful lake view from the front and back of the house, has a SOUTH FACING POOL and a sundeck (located outside the pool screen). You won’t want to miss staying at this exclusive property for your next relaxing vacation in Orlando.

Our villa has a beautiful 30 foot by 15 foot pool with an uninterrupted southern exposure plus a spa with a spill-over waterfall into the pool. There is a beautiful view of the Star Lake from the pool area. Pool heating is available during the winter months at an additional cost. The screened-in pool deck is 33 feet by 40 feet. There is also a 10 foot by 14 ½ foot sundeck outside of the screen. The Lanai area has a table and chairs. Lounge chairs are set up around the pool.

Our house has six bedrooms. Three bedrooms are on the first floor and three bedrooms are on second floor. Their descriptions follow:

¨ Master King Bedroom #1 is on the first floor and has a king-size bed, a walk-in closet, a phone, a TV with a DVD player, and an en-suite bathroom that walks out to the Lanai area.
¨ Master King bedroom #2 is on the second floor and has a king-size bed, a phone, a TV with a DVD player, and an en-suite bathroom.
¨ Queen bedroom #1 is on the second floor and has a queen-size bed, a phone, a TV with a DVD player, and a Jack-n-Jill bathroom shared with twin bedroom #2.
¨ Queen bedroom #2 is on the first floor and has a queen-size bed, a phone, and a TV with a DVD player.
¨ Twin bedroom #1 is on the first floor and has two twin-size beds, a phone, and a TV with a DVD player.
¨ Twin bedroom #2 is on the second floor and has two twin-size beds, a phone, a TV with a DVD player, PS2 and a Jack-n-Jill bathroom shared with queen bedroom #1.

The other rooms in our house include:
¨ Family Room has a sectional sofa and a 46", wide screen, TV with DVD and VHS players.
¨ Air conditioned Games Room has a Pool table, Foosball table, pop-a-shot, and a TV with DVD Player.
¨ Café has table and chairs to seat eight and doors to the Lanai area.
¨ Dining Room has table and chairs to seat six and has doors to the Lanai area. The Dining Room has a beautiful view of the pool and spa.
¨ Kitchen is fully-equipped.
¨ Loft area has a desk and phone hookup with high speed Internet connectivity (DSL with WiFi router) so you can bring your laptop and connect to the Internet.
.. House comes equipped with an alarm system monitored by ADT. Guests can choose between having the house alarm enabled or disabled during their visit.
¨ Laundry Room has washer and dryer.

Our villa is professionally managed and maintained by an Orlando based property management company, who are members of the Better Business Bureau of Florida. During your stay, all questions or issues regarding the house will be handled by their local experts, which means a timely, satisfactory response to all of your inquiries.
