couldn't rate excellent only because it isn't located right on the beach but should be rated very good but not an option. Very nice condo, and only a 5 min. walk to beach, shopping and restaurants. Or a 10 min. drive to Lahaina for night life at its best.Recommended for: Families with young children, age 55+, romantic getaway, families with teenagers, adventure seekers, tourists without a car, sightseeing.

This was my 28th trip to Maui and my 7th or 8th time staying at the Kaanapali Royal. First of all it is the best of both worlds. It is just a few blocks from the best beach in the world but I am in 2,000 square feet rather than a dinky hotel room. I like your unit the best of the ones I have stayed. It is on the top floor with a to die for view. I could see the pool and the ocean both. Your furniture is perfect and we even used the snorlking gear, beach towels, mats, and the complimentary bottle of wine you so graciously left for us upon arrival. There truly is no better place to stay even at twice the money. We will be back.Recommended for: Families with young children, romantic getaway, families with teenagers, girls getaway, adventure seekers, sightseeing.

This was our first booking through VRBO as we had only stayed at hotels before. Our interactions with the owner put any doubts away as he was very thorough and answered all of our questions. The transaction was safe and easy as we could use our credit card, he provided detailed instructions on accessing the property after we were confirmed and also called a week before to go over any last minute questions we may have had. He called when we arrived to check on us, called again to followup after our stay and promptly returned our security deposit. The condo is in a quiet residential complex, away from the touristy beach-lined properties and we felt like we were at home - very comfortable and spacious enough for our family of 5 to spread out and enjoy. Our 3 kids used the upstairs master bedroom with the futon so we could still watch TV without disturbing their sleep and we used the queen bed in the 1st floor bedroom. There is some highway noise from passing cars that could be heard from the bedroom when the lanai doors are open but not too disturbing at all. The kitchen was fully equipped with anything you could think of to make meals and the condo had beach chairs, beach umbrella, boogie boards and even a beach bag we could use to lug all our snorkeling gear. Make sure to check the closet off the lanai as that's where we found the boogie boards. Plenty of towels and even a couple of blankets we took to watch the sunrise on Mt. Haleakala. It is a short walk down to Kaanapali beach - we usually took the car to take all the beach supplies. (do not cut across the gold course!) There is a green Kaanapali trolley that goes around the resort that will drop you off near the condo entrance (Fairway shops) - an alternative if you don't want to walk up the slight hill back to the condo from the hotels and shops. We could tell this was a much used and loved property. It is not the Four Seasons so do not expect that kind of luxury. It is great for a family to stay and relax. We would return to this place if we come back to Maui. Thanks, Rick!Recommended for: Families with young children, age 55+, families with teenagers, girls getaway, adventure seekers, sightseeing.

Our family has enjoyed this condo for several years. The owner's have equipped it with everything you could possibly need for your visit. The kitchen is stocked with everything except your food and drink (we usually stop at Costco, near the airport, on our way to the condo). It's a very quiet and comfortable location, with a spectacular view! The sunsets from the lanai are amazing. The pool area is never too crowded, so after a day at the beach you can grab a chair and enjoy that book you didn't get to finish on the beach! You are walking distance to shopping, restaurants and the beach. If you choose not to rent a car, the local bus runs every hour and is just a few steps away. What more could you ask for? EnjoyRecommended for: Families with young children, age 55+, romantic getaway, families with teenagers, girls getaway, adventure seekers, tourists without a car, sightseeing.

We love this place. It is situated just perfectly, a very short walk to the beach, shops, restaurants and other area hotels. but also secluded from all the hustle and bustle activity. A beautiful wide-angle view of the ocean from the living room or out on the large veranda. A spacious 2-bedroom condo with full, and I mean full amenities (even books to read and movies to watch, games to play), and furnishings that beg you to relax and recline. This is our 2nd visit and we can hardly wait for our next return trip.Recommended for: Families with young children, romantic getaway, families with teenagers, girls getaway.

The condo was clean and spacious. Wifi worked perfectly. Parking was easy. Pool water temp was perfect. BBQ's by the pool worked fine and we even used the electric BBQ on the Lanai. Most nights we had a nice view of the sunset. Every day we woke up to a nice view of the ocean and the golf course. Beds were comfortable even the sofa/bed. Location is great; right between Lahaina town and Kapalua. Nice beaches close-by. Recommend Castaways for breakfast and they have a beach that some of the locals say is the best. Safeway is 10 minutes away but see if you can apply for discount card as they are expensive. There is a Costco near the airport that is very affordable. Spoke with the owners, Rick and his brother John, over some minor details and they responded promptly and handled it. Great value. BTW, I received the cleaning deposit this week as we left the place in good shape. The photos were accurate and we would definitely recommend this to a friend or relative. We enjoyed Pacifico's (fine dining and ocean front), Mixed Plate (affordable with a view), Star Noodle (hard to find but worth it as locals love it but do not go at lunch hour unless you want to wait), Warren's and Annabelle is a magic show that has a nice small venue and is as funny as it is amazing magic. BTW we have used VRBO 4 times and have never been dissatisfied!Recommended for: Families with young children, age 55+, families with teenagers, tourists without a car, sightseeing.

The location of the condo was very good, owners were great to deal with, photos were accurate. It was great that they supplied beach chairs, umbrellas and coolers. I would not recommend this property, however, if you need to use the second bedroom. The noise from the main road is so loud and constant, even with the doors and windows closed and ear plugs in, it keeps you awake and I am not a light sleeper. I wish someone would have written that for us. The A/C unit also took a couple of days to cool the condo to a comfortable temperature, especially upstairs. It is locked at a certain degree which registers downstairs but the upstairs stayed very warm. I am sorry to have to write this because we did meet the owners and they were very nice but I would have wanted to know these things prior to booking it.Owner response: Aloha! We are very sorry this guest was not completely satisfied. As you can see we have an incredible amount of 5 star feedback. Further I have a pdf file of our in-unit guest books I can send potential guests, as most guests do not respond to the VRBO guest e-vite. (I do send the e-vite to every guest.) First concerning the AC. We had just finished upgrading the unit to a more energy efficient mode and there was additional adjustment required. I thought this issue was resloved with the guest. Guests must realize that when you travel from a very dry climate (in this case southern California) to a tropical (sometimes humid) locale, it can take some individuals a few days to adjust. I am one of those! We have since directed additional air flow to the upstairs master bedroom. We are also trying to be "green" and do our part to reduce electric useage, as Maui energy is 90% oil burning, and Hawaii being the furthest place on earth from a continent has very expensive energy costs. On the road noise, yes Ka'anapali Royal borders the main road and as such there is noise. However, this is the first complaint we have received that it's too noisy even with the sliding doors shut. All of the condos at Royal have one bedroom toward the road. Some are a bit quieter (A,B, C buildings), but instead have noise from the sprinklers and mowing of the golf course in the pre-dawn hours, and no ocean views. Nearly all the condo complexes in Maui are built along the coastal access road, with the exception of the high-end oceanfront properties like the Ka'anapali Ali'i and Whaler. Notice their nightly rates are two to four times our price! We appreciate all candid honest feedback and hope this helps our future guests make an informed decison for their vacations. Mahalo!

Owner info
Year Purchased: 2003
About the owner: Lauri and I were married on Maui in 1991 because we love it so much! We returned to the island a few times a year so decided to buy our 'home away from home' in 2003. We enjoy coming to our condo several times a year. We keep the condo well maintained, well stocked and have made it feel warm like you're staying in a friend's home instead of a corporate rental unit. We hope you enjoy your stay with us! We thank all our wonderful guests, many who have returned year after year! Mahalo, Rick and Lauri Beck
Why the Owner Chose Kaanapali Royal:
The most attractive aspect of Ka’anapali Royal is of course the location. We love the ocean views and being so close to the beach without having all the noise and foot traffic of being oceanfront. Another deciding factor was the size of the condo being so large at 1,600 interior square feet, plus a huge 350 square foot lanai. We've stayed in many condos throughout the islands and most are small, square and feel like an apartment. We love the vaulted ceilings and no noise above us being on the top floor, plus enjoy the nicest views in the complex. The complex is friendly, quiet and beautifully maintained.
The Unique Benefits at this Condo:
The best thing about our complex is it's never crowded so you can always get a chair by the pool! It's nice to get the resort golf discount at the Ka’anapali courses and be in close walking distance to great restaurants, shops, spas and the beach. We love our morning walks down to Black Rock and along the beach walkway then back up the short hill to home.....a great workout!
