We traveled to Italy for the first time to celebrate my mother's eighty-fifth birthday. We were excited to actually see "our home" in Umbria after finding it on VRBO. It exceeded our expectations! What a beautiful home in a beautiful place! We arrived to find not only a welcome gift of olive oil, but a birthday gift and card for my mom. Roccia Viva is very well appointed, comfortable, and a perfect place for day trips to so many beautiful Italian hill towns. The kitchen is wonderful for making meals at home and we spent many glorious hours on the patio. But, the very best thing about Roccia Viva is Karen. She quickly and thoroughly answered all of our questions that we asked before our trip. She was unbelievably helpful to my mom who was having back problems while we were there. She shared her knowledge, her resources and even her personal back braces! Karen made us feel more like friends or family than renters. We can't recommend Roccia Viva highly enough and hope someday to return and stay there.

I was thrilled to find this home when planning our trip to Umbria. I dreamed of it for months. We were not disappointed, in fact this retreat was so much better than we could have ever dreamed. The solitude, peace, and beauty that surrounds this little stone house on the hillside was just what we needed. 1 week was not enough, we left wanting more! It was definitely the highlight of our 2.5 week trip to Italy, and I dream of coming back. We got used to climbing up the steep narrow hillside in our rental car, and looked forward everyday to returning to "our house" to enjoy the terrace, and the food and wine we had discovered that day. There are so many wonderful hilltowns nearby, and we enjoyed going out and exploring. I would have loved another week to just completely relax and enjoy the house, terrace, and nearby village. Karen was a wonderful hostess, answering lots of questions in the months leading up to our trip, and was very helpful during our stay as well. We have told everyone about our little house in the Umbrian hills, and look forward to returning!

...unfolds from the patio of this tastefully restored hillside chalet. We enjoyed the unique secluded spot while striking out to most all of Umbria within a short drive. Assisi, Perugia, Orvieto all delight, but some smaller gems like Montefalco and Spoleto are worth the short trip. Gubbio is a little further but if you want exhiliaration there's a funicula with a wonderful view, if you can open your eyes. The roads are all fine and well-maintained. The atmosphere warm and welcoming. Meats, cheeses, of course, exquisite; don't overlook local beers, some brewed by your restauranteur. Enchanting scenery, hospitality, comfort. A 5-star experience. We spent 2 weeks here in June 2010 and it surpassed our expectations. The photos do not do it justice, The accommodation itself was very tastefully furnished and well equipped and was full of the owners art work. It is comfortable both inside and out on the terraces. The views down the valley were wonderful, changing with the light and then leading to twinkling lights at night. There was full privacy, even with the owners living above us, It was a good location for sightseeing: Assisi, Perugia, Spoleto and Orvieto are all within driving distance. It was also a good spot for wine tasting and purchasing from the vinyards in Montefalco and surroundings. The only thing you need to know about is the 'white knuckle' drive up to it. You just hoped there was no car coming the other way! We have recommended this property to all our friends who seek the same type of holiday.
Owner response:This is an honest review regarding the drive up but it is also fair to say that many people who come here find it quite normal after the first or second time. I would add that it's a small price to pay for the peace and solitude of the place. (It probably also depends on the kind of terrain one is used to.) There is a relatively fluid attitude of all drivers on the road up and somehow the meeting of two cars is most often negotiated with ease. Normally the people who know the road well, back up and pull off in the designated areas.

I think it says all that I need to say that both my husband and I have pictures taken from the house's fantastic patio as our screensavers, and both of us wish we were there now! It is simply a fantastic location, especially if you are looking to 'get away from it all' and don't object to a challenging drive up the side of a mountain. Trust me, it's worth it! Karen and Martin are excellent hosts - the right balance of helpful but not too intrusive, with all sorts of suggestions for things to do, eat and drink. The house was always clean and very well maintained, and its advertising more than accurate. We were there for 5 glorious weeks, and never ran out of things to do, as Umbria is full of activities, indoor and out, or grew tired of watching the sun set. It is the most relaxed I have been for YEARS. I can't recommend this experience highly enough.

This is our second visit to this beautiful mountain retreat! Living in the property for 10 days we felt like we were at home. The home has all of the amenities that you need for comfort, relaxation and cooking wonderful meals with the fresh produce, meats and pastas from the local stores. Laying in bed at night with a view of the old castle lighted up in the night sky is truly magical. Karen & Martin are the perfect property owners who are always attentive to your needs. We were welcomed with a wonderful bottle of wine in celebration of our 40th Wedding Anniversary. There are so many towns, churchs, museums and restaurants to visit. Your biggest decision of the day is whether to sightsee or just sit on the beautiful private terrace with a bottle of wine relaxing and enjoying the spectacular views. Thank you for another memorable visit. We look forward to seeing you again.

The listing is exactly as described by the owners. A beautiful home, well-supplied and very well maintained. CDs, travel books, suggestions for places to visit and restaurants were all very helpful. We stayed for a week and wish we had stayed longer. To our surprise, preparing meals with produce from the local stores, including the best-ever pasta and prosciutto, added to the pleasure of our vacation. The owners made themselves available for helping us and that was much appreciated. We have already told friends about this place as one of the best we've ever stayed at. As to local activities: all of Umbria is at your door-step and even a day trip to Rome is do-able.
