  Our family enjoyed our stay with plenty of room. The pool & game room for the kids was a bonus. It was nice to come back and relax at night after long days. Downtown Disney and Universal with so much to see each time would be recommendations. I would recommend this property and would come back myself especially after how helpful the owner was.

  Recommended for: Girls getaway, families with young children, romantic getaway, families with teenagers.

  Excellent villa, very quiet and close to parks. Loved the dvd collection it kept the kids quiet on a night.My wife also liked the computer and kept in touch with her face book friends whilst away. Will be in touch next year about re-booking your place thanks andy.

Cancellation policy:

Terms and Conditions of Rental Period and Occupancy Check in time is 3pm or later on the arrival date. Check out time is 10am or earlier on the departure date. Early arrival or late departure times may be available, subject to availability, charges may be applicable. The property may only be occupied by two people per bedroom, plus two persons. It may be necessary for staff or agents of Mr A.M Kyte. to enter the premises in order to perform routine maintenance or repair. Rental Payment Full payment for rental will be made no later than 60 days prior to arrival date. If paying by credit card, your card will be charged at this time (uk only). If payment is not received, your reservation will be cancelled and your deposit will be forfeited. Security Deposit A credit card number must be given for all reservations to act as a security deposit. This credit card number will be charged to cover extra accommodation costs, loss or damage to the rental property in excess of normal wear and tear during the period of rental. Guests will be notified within 30 days of any charges made to the card . The property should be left clean and undamaged. If the property is not left in a suitable condition, it may be necessary to charge the security deposit for costs to cover extra cleaning . Any telephone calls not made on a credit card or calling card will be charged to the security deposit. Liability Limitations Mr A.M Kyte. His agents or homeowners accept no responsibility or liability for loss of personal items while staying in the property, or after departure .We also request a fair usage policy on gas electric and water utilities based on average usage and will take any excess from the security deposit placed down if the the bills are above the normal villa rates info can be discussed with the home owner on this matter to clarify max electric per calendar month $250.00, max water $180.00 per calendar month above this rate and the balance will be taken out of the deposit held by the booking agent. Parents must at all times, supervise children when using pool facilities and the facilities of the development . Mr A.M Kyte. His agents or homeowners accept no responsibility or liability for failure of equipment in the rental property, or to Adults or children who use the pool not in the correct manner ( i.e. running jumping and generally causing a threat of damage to themselves or others) After notification of equipment failure, Mr A.M Kyte. will rectify the problem in a reasonable and timely manner. Cancellation All cancellations must be received in writing and are subject to the following penalties:12 weeks or more before arrival date = £300.00 administration fee 8 weeks or less before arrival date = £570.00 cancellation charge 3 weeks or less before arrival date = 70% of rental amount 2 weeks or less before arrival date = 95% of rental amount Credit Card Information *** this needs to be completed by all guests We do try to follow a fair policy and if after you cancel we get another customer to take your place we will refund 95 % of the booking or $50.00 for expenses and try to refund every customer to the best of our abilities.

100% refund if canceled at least 60 days before arrival date.
