It's your choice at the private Sautter Guest Cottage, a charming modern Victorian home constructed in 1990 in the Breckenridge, Colorado, Historic District.
Your private cozy 900 square-foot guest cottage offers 1 bedroom and two full baths and is furnished with elegant linens and some antiques. It's located on the ground floor and is completely private, exceptionally quiet - a perfect honeymoon spot. There's a separate entrance with parking available. But you won't need your car...you can walk to restaurants and shops, or take the free transportation just down the street to the Breckenridge ski lifts, the gondola, or anywhere else in the county you want to go. And if you have youngsters with you (of any age) there is a wonderful sleighriding hill (Carter Park)right down the street, and we have sleds, etc. for your use.
And in the summer music fills the air! There's the Jazz Festival, Summer Festival of Music at the RiverWalk Center, and the Film Festival. And don't forget the 4th of July Parade, the Art Shows, Farmer's Markets...there's always something to do in Breckenridge.

Why the Owner Chose Private Homes
When my husband retired we could have chosen to live anywhere we wished. We chose Breckenridge for its beauty, activities - winter and summer, and as a place where our family and friends would want to visit. To find a home with an attached guest house was more than we could have hoped for. As family members moved further away we realized how much the guest cottage was enjoyed by friends and we were asked to consider renting it to others for vacations.
The Unique Benefits at this Cottage
I love living in the quaint historic district of Breckenridge where almost every day the horse and carriage come by. The cottage home is attached to our larger 3-bedroom home but faces High Street with its own porch entrance and private parking. The cottage is located on the corner of Lincoln Ave and High St among other charming historic homes and is only a short 5 minute walk to Main Street. The nearness to downtown makes it extremely convenient to visit and enjoy the highlights of Breckenridge such as our Arts District, Historic Churches, the Concerts at the Riverwalk Center, Breckenridge's most famous restaurants, the Backstage Theatre, Speakeasy Theatre, Museums and other attractions. Being able to walk anywhere you want to go is a great convenience. The views from this section of town are breathtaking. Enjoy a picnic in the historic park right next door and take in the ever-changing beauty of the mountains.

Hi, I'm Marie. I was born in New York and met my husband at an advertising agency on Madison Ave. Business later took us to Houston where we lived for 20 years and then finally to Breckenridge where we had dreamed of living. While in Houston, I had my own catering business and raised our 2 children amidst high school football in Texas! I was happily married for many years and now enjoy the lifestyle that my husband and I planned for so long. My nine (!!) grandchildren keep me very busy going to even more football games including the Air Force Academy Falcon games (my husband was a veteran)and visiting our son and family in Ft. Lauderdale. I really enjoy entertaining at my home and revisiting my love of good food and wine.

My wife and I stayed Marie's guest house for Thanksgiving and had a wonderful time. Everything in town is within walking distance and the free bus to the lifts is a block away. The house has a true mountain feel and we can't wait to go back!

What's not to like about this adorable cottage!?! Nothing. This is the best place to stay in Breckenridge handsdown! My husband and I stay here often and absolutely are in love with not only the cottage, but the owner as well! We felt so at home that Marie even had us for dinner a few times. There is so much to do in Breckenridge and it is so nice to come home and sit next to a cozy fire while sipping hot chocolate and looking out the window at the breathtaking views. I highly suggest this as a place to stay! You will not regret it!

My wife and I stayed three nights in Marie's guest cottage. It was a wonderful place to stay. Downtown is within walking distance. Even though the cottage is on the corner of High and Lincoln Streets, there wasn't any noise at night (and I am a very light sleeper). The kitchen is very nice and well maintained. We parked our car out front which made it very convenient when we needed to use our car. We will stay here again when we go back to Breckenridge.

This is the most adorable cottage and it is just a 5 minute walk to Main Street. We walked to everything we did. The cottage was in a nice quiet neighborhood but close to everything. Just loved it!
