Perfect house, perfect location. This beautiful, cozy and affordable 100 yr old upscale adobe is completely remodeled with historic touches and charm. It has a beautifully landscaped front and back yards. The totally enclosed tree and flower-filled back courtyard creates a spacious, quiet, and inviting secluded outdoor room where you can enjoy the famous Santa Fe weather for much of the year.
Located in a desirable, safe, and quiet historic neighborhood in the heart of downtown, park in the private driveway and walk only one or five minutes, respectively, to the shops, galleries, and many favorite Santa Fe eateries of the Guadalupe/Railroad and Plaza districts.
With 1400-square feet and good separation of bedrooms, the house is big enough to provide privacy for two couples and their children, but small enough to feel intimate and homey to a single person or couple.
The 2 beautifully decorated bedrooms have recently purchased, high quality king-size beds, with ample drawer and closet space. One bathroom has a marble vessel sink and shower/bathtub for a relaxing soak after a long day. The second bath has a stone sink and a large, walk-in shower with glass doors.

The state-of-the-art kitchen has a total upgrade package that features high quality stainless-steel appliances, silestone counters, and a copper sink. Service for 8 includes all of the appliances and utensils you need to cook and serve a gourmet dinner. The sun-filled, inviting dining area seats as many as 8 people and yet is intimate enough for 2.
The professionally landscaped back courtyard has both sunny and shady sitting areas. The yard also has a gas grill and lots of lawn furniture, including a dining table with a large tilt umbrella for added shade. The private driveway fits up to four cars, which means that parking - a prized commodity in Santa Fe - is never an issue.
The old adobe walls in the house and courtyard are great insulators of both sound and temperature. Because the house is detached and is surrounded by high fences and adobe walls, you will not have the problems of noise created by encroaching neighbors that occur in many downtown Santa Fe casitas, condos, and hotels. Despite being less than two blocks from the bustling parts of town, the inside of the house and even the backyard are remarkably quiet, allowing for wonderful, relaxing sleep and private, intimate gatherings. The house stays at a comfortable temperature during most summer days, although those guests who are most comfortable at cooler temperatures or who would prefer not to open the windows at night can adjust the temperature to their individual needs with the quiet 4-zone air conditioning system.
The diamond plaster walls, arches, original historic windows, and many other decorative touches and finishes give the feel of a past era. Yet, our house is neither pretentious nor funky. Our own previous experiences staying in rentals in Santa Fe taught us that old Santa Fe charm often comes with either a very high price tag or the cost of being shabby and rundown. This affordable, newly renovated house has neither.
This house includes the luxurious features of a top-rated hotel, but after a long day enjoying the beauty of Santa Fe or surrounding areas you will come home to your own private comfortable oasis that is just steps to dozens of Santa Fe's top-rated restaurants. About the owner: Andy Binns and Susan Carswell are residents of the Philadelphia, PA suburbs. Andy is a biology professor and Vice Provost at the University of Pennsylvania and Susan is a clinical psychologist with a private psychotherapy practice. We have a 34-year-old son who lives in San Francisco. We came to know and love the unique beauty, lifestyle, and people of Santa Fe during the 15 years that Susan’s parents lived in an old adobe house in town, also walking distance to the Plaza. Every time we visited, we felt welcomed, stimulated, restored, and at home. We bought and refurbished this historic bungalow-style adobe house in 2009 as the first step towards realizing our dream of living permanently in Santa Fe. We golf, play tennis, walk, hike, work out, and garden - and generally love being active, particularly in the out-of-doors. We also enjoy travel, eating out, and the visual, literary, and performing arts. We view ourselves as life-long learners and also involve ourselves in social and community activities. Santa Fe offers us an abundance of all of these types of experiences. Because we visit the house frequently now and plan to live in Santa Fe in the foreseeable future, you will discover that it is no ordinary vacation rental. We continually do everything we can to make this home ours, which we hope will make you feel like our privileged guests when you stay here. We are drawn to Santa Fe for so many reasons. The fabulous weather is like none other that we have experienced and is one of Santa Fe's biggest assets, with moderate temperatures and conditions year-round. Santa Fe lives up to its advertised 300 days of brilliant sun a year. Yet, because of the altitude ( 7000 ft), summer daytime temperatures rarely go higher than the mid-80s, while winter days usually warm up to comfortable sweater temperatures that feel like East Coast early spring days. Evenings are always cool – and so pleasant in the summer. Snowfall in town is minimal and any accumulation usually vanishes by midday, which invites outdoor activities, even in the heart of winter. The vegetation is lush and beautiful during all but the coldest months. Downtown is typically in bloom from March to November. Showy Russian sages, hollyhocks, roses, and a variety of plants put on a lavish display that will surprise those of you who are expecting a desert with little vegetation. Northern New Mexican cooking is entirely unique and has become our favorite cuisine. If you like spicy food, you owe yourself a visit to Santa Fe just to experience this. The chilies are flavorful, not just hot, and the dishes are quite different from Mexican or TX-Mex. But, Santa Fe is also a food mecca, with dozens of affordable, excellent restaurants that serve virtually every cuisine imaginable. Santa Fe is haven for all forms of art, intellectual vibrancy, and ethnic and cultural diversity. The blend of Hispanic and native American cultures lends a unique and fascinating backdrop that gives this town the feel of an old world European city. The people of Santa Fe is its greatest hidden resource. Their warmth, helpfulness, and friendliness contribute to making this a relaxing, welcoming place to visit or live.

As experienced Santa Fe visitors, we immediately knew that this house was the one for us, not simply because of the beautiful and desirable features of the house itself, but also - and especially - because of its unbeatably central location. Despite being in a surprisingly quiet neighborhood, the location enables us to do anything in or out of town with ease. Because of its walking proximity to everything we need, we hope to live in this house long after we can no longer drive. Just a few steps out the door finds us in the midst of the most happening parts of town. We love that short strolls take us to all of the downtown shops, restaurants, bars, galleries, government buildings, convention center, and venues with entertainment, as well as to the many historic neighborhoods with their fascinating adobe architecture and beautiful gardens. In addition, walks of 30 minutes or less, take us to the serene, rural outskirts of town where we can enjoy spectacular panoramic views and sunsets. With longer walks (or short drives), we can also reach the well-maintained network of wilderness hiking trails that lie on the outskirts of downtown. Andy is an addicted golfer, who finds the many reasonably-priced, well-maintained courses that are within comfortable driving distance from our house to be a huge draw. Our snow boarding son loves that the very good skiing of Santa Fe ski basin is only 15 miles north of town, while the world-renowned ski slopes of Taos is only about an hour’s drive away. Santa Fe is also a shoppers paradise. It has innumerable boutiques with unique, often locally and crafted clothing, jewelry, art, rugs, furniture, and housewares. You will be struck (and we hope charmed) by the paucity of chain stores or restaurants. Susan waits to do virtually all of our Christmas and other gift shopping there. But it isn't even necessary to buy anything. The endless window shopping possibilities enlivens any walk or stroll through town.
