We recently stayed at this apartment and were very pleased with our choice. Nick and Laurence were very accommodating. Laurence even raced home to check us in early when we got there well ahead of schedule. The apartment is a large studio, as described. The bed was comfortable, the bathroom spacious and the kitchenette fully functional. It's a very short distance from the Muni, steps from a major bus line, and within walking distance of lots of great shops and restaurants. Three caveats, though. 1. The studio is in the basement and can get a little drafty. It didn't bother us, but be aware. 2. It is on a major street and there is lots of foot traffic, especially at night. If you are a light sleeper it may wake you (we barely heard it). 3. The studio is on a hill. If you have problems walking up a sizable incline this may not be the place for you. That said, we very much enjoyed our stay. If you're looking for a huge, luxury apartment this isn't it. But if you want a clean, comfortable place to call home while you're in San Francisco you cannot go wrong with this choice.

Even with our very late evening arrival, Laurence met us with a smile and a key! The studio apartment was very clean and in a great location - easy walking access to restaurants, bars and transportation. Parking was also easy to find along the streets outside. Great place to stay!

My girlfriend and I stayed at 281 Castro street for a mini vacation and had an amazing time! Not only was it close to resturants, bars, public transport, shopping, etc.; so much information was provided for us. What the best resturants are, where to get late night dining, take-out, where the best shopping was, parks to go to, attractions to see and do, what transportation to take, etc. It was very helpful in figuring out where to go and how to get there. The room was a perfect size for two people, with a cute kitchen area supplying all we needed and a nice bathroom with a spa tub, again supplying things like lotion, hairdryer, towels! The bed was so comfortable and everything was very clean. The owners were very helpful and nice. Available for any questions we had. They explained everything we needed to know about the room and answered all of our questions. They made us feel very welcome and safe. You could tell they really wanted us to enjoy our time in San Fran and make it as stress free as possible. Thank you again! We definitely plan on returning and recommending this space to friends and family!

My stay in this studio was perfect. The place was just as described. The owners were more than attentive and helpful. The neighborhood is ideal and parking was plentiful. I would highly recommend this place to anyone traveling in the area. It is definitely on my list of places I will go back to while in the San Fran area.

On a three-day long weekend in San Francisco we wanted a place that was clean, well managed, and convenient for walking in the Castro area. Nick and Laurence's rental apartment met all our needs and exceeded our expectations. The owners were extremely customer-friendly, helpful, and responsive. We reported a couple of minor issues, and they took care of them promptly and courteously. Less than two blocks north of Castro and Market, this apartment was ideal for walking around. We parked our car on the street, within sight of the apartment, and never used it once during our stay. Several good restaurants were within a 5-10 minute walk. Nick and Laurence allowed us to bring our dog when our dog sitter had to cancel on us at the last minute, and that was a huge convenience. We would stay in this apartment again whenever we visit San Francisco and recommend it to others. The owners aim to please, and they did!

I hate to gush about this place because next time we want it, it will be rented! Haha. This is the BEST location, period, in SF...right on the Castro. Lawrence and Nick make it all so easy to enjoy...helpful if you want them, invisible if you want to be on your own. We drive up from LA with our dog Butchie and she loves, loves, loves the nearby dog park...we find easy free parking, never get back in the car b/c everything is walkable or off of public transport...won't ever stay anywhere else when we come to SF...so PLEASE DON'T RENT IT WHEN WE WANT TO COME!!! (But you're gonna love it when we're not there).

The property was exactly as advertised: half-basement studio apartment on a great block just steps from the heart of the Castro. Lawrence and Nick were great hosts, even telling us about the farmers' market down the hill on Wednesdays. I would absolutely stay here again on my next trip to San Francisco and recommend the property without hesitation.

I stayed one week and I enjoyed a lot. It was very easy to reach - mostly with F-line - all the main attractions though the best thing in loved in San Fran is to sense the feeling all over the city. Castro is fantastic neighbourhood with e.g. gay bars even you might not be gay. I went to Castro Theater to see fantastic documentary We Were Here. It was very touching because it told about Castro´s sad history during 80-90´s (good sense of humor was not forgotten). It was so-so authentic! The thaeter itself is fantastic inside, so I recommend to see what-so-ever. I have been five times in NYC, but nowhere else in USA, so I can compare the people only with newyorkers (<-sorry), I found SanFrans are much more approachable, real and kind. There are tons of nice cheap or moderate priced fancy restaurants all over Castro and you always will get newest tips from your landlords. To get from and to airport was good deal to take shared van, only $16 each way. I certainly will come back and stay at Nick and Laurence´s! Thank You!

My partner and I stayed at this conveniently located studio for a week. The price is very reasonable compared to any hotel in the heart of downtown. The location is prime. Almost any mode of transport is within a few blocks away, even the famous F-line. We even took a bus that stops just outside the apartment to see the "painted ladies". The studio has a cozy feel, packed with amenities, clean and well maintained. Laurence was very helpful in checking us in and out. Any questions we had was a simple ring or e-mail away. The studio is located just a few blocks from the Castro, a very colorful neighborhood. TONS of places to shop and dine. We definitely enjoyed our stay. Such a great place and did I already mention the location?

My husband and I recently stayed at this property during our trip to San Francisco. The apartment was like a home away from home. It was beautifully decorated and very cozy. Nick and Laurence provided TONS of helpful information for us during our trip and even put together a handbook of things to know about the area. The location couldn't have been better for us. We spent a lot of time in the Haight Ashbury area, and it was just a short walk from the apartment. The apartment is also within walking distance of Golden Gate park. The MUNI line was only 2 blocks away from the apartment for easy travel throughout the rest of the city. We could not have been happier with this property! We highly recommend this place to anyone who would like the comforts of home, while on vacation.

This studio is thoughtfully furnished and very comfortable. The owners are great hosts and are very helpful. It's the location that makes this a great choice if you are flying in to San Francisco and don't want to hassle with a car. (Parking is challenging to find and if you don't know how to turn the front wheels when parking on a hill, you're in trouble.) It was so easy to take BART from the airport to the MUNI and the Castro stop is just down the hill from the studio. Before boarding BART just pick up a MUNI pass at the airport information desk and you can ride any bus, trolley and the MUNI all over the city. The transportation system is very well organized and wonderfully convenient. (Hint, if you just can't face the hill, just hop on the 24 bus that comes up Castro and the stop is right in front of the studio.) From the studio it's downhill to Market Street and you can easily get downtown, to Golden Gate Park, to the Ferry Building, to Fisherman's Wharf, to China Town, and anywhere else. Enjoy!

The apartment was exactly what we were looking for - a comfortable, cozy place for two that felt like home. Everything was modern, super clean and well-appointed, we had everything we needed, and Nick and Laurence were sweet, so thoughtful and kind. The location is great, because it was very close to all public transit including the F, Muni, and buses (no car needed) and we were able to do all of the touristy things very easily. The Castro area itself is fun, really unique and we enjoyed walking around to visit shops and view the houses. We also ate at quite a few restaurants in the neighborhood, all of which were outstanding. The only negative is that the area was hilly, but that seems to be the entire city to someone from the midwest. We really hope that we can go back to the city sometime soon, and we wouldn't want to stay anywhere else.

My son and I certainly enjoyed our stay in San Francisco. This appartment is conveniently located in the center of The Castro. Althought I've been to San Francisco before, it was a first for me to live in that part of the city. Not only it's near the subway, but it's also right on the corner of the first stop of The F Street Car which took us directly to almost all of the places we wanted to visit. The Castro is a great neighbourhood to live in. It's tranquille and full of good restaurants. The apartment itself was very comfortable, clean and decorated with taste. Our host were very helpful with suggestions. Thanks also to their homemade guide to the neighnourhood and the city. I recommand it to all. I certainly will rent this apartment again next time I visit San Francisco.

My wife and two young children(5 and 6) stayed at this property the week of July 4th. We were very pleased with the entire experience. Our hosts were wonderful and very helpful offering a lot of tips and suggestions and answering any questions we had. The apartment was very clean and having a fridge was great for us as we could keep drinks and snacks in it for the kids. This apartment could not have been in a better location. We drove up and were able to park very close to the apartment(with a permit the renters acquired for us). Most of the time we took public transportation and this location has access to the bus, the historic F line street car and the metro(with 4 of the 6 metro lines) all within one block. If you don't have a car Zip car can be rented one block away as well. This is very convenient if you want to visit Muir Woods or other sites in the area. Places to eat are also very close and there is a nice variety. One place we found and loved was Bi-Rite Creamery which ranks among the best ice cream I have had.

We loved staying here! Traveled with a girl friend. Castro was the perfect place to get around from. Nick and Laurence were extremely hospitable. They gave us complete privacy though- we only saw them at check in/out, and when we needed something. Nick's help was very thorough. We really appreciated it! Also, he was always quick to respond. The apt is very charming, cozy and clean. It's in the bottom floor- so by day 5 our clothes were a little musty. I think they're working on that (dehumidifier, etc) though. This was my 1st trip to San Fran. Very colorful city. The people are friendly- esp in Castro. For 2 women, Castro felt very safe. I really valued staying at this apartment thanks to the service, location, price, and atmosphere!

We had a lovely stay. It's a really charming apartment in a traditional SF house and the living space was roomy with all the amenities we could want. The ground coffee was a really nice touch. I was attending a conference downtown and found the transport links excellent - the metro is a block away,as is the F tram and everything is on your doorstep. It made the usually stressful experience of being at a conference seem like a holiday - it was a joy to go back to the peaceful apartment at the end of the day. Nick and Laurence (the owners) were really friendly and approachable - just want you need after travelling halfway across the world! From booking to checking out, they were really great.

We stayed for a couple of days at the start of April. Coming from Boston, where it had still been snowing a week earlier, the whole Castro area was an amazing relief. The apartment was small but well-formed and had a surprising amount of natural light for the location. Nick and Laurence were unfailingly helpful, from a list of recommended restaurants in the area to looking after our bag the afternoon we checked out. We had a wonderful time and wouldn't hesitate to stay here again.

My wife and I stayed in this apartment for our honeymoon for 10 days and had a lovely time. The apartment is conveniently located close to shops and restaurants (we enjoyed Squat and Gobble just down the street), and also very close to transport links like the F line and MUNI station. The Castro area is a good base to explore the city from, whilst being a little off the usual tourist track. The apartment itself is very well-appointed, clean and comfortable - we particularly appreciated having a fridge and cooking facilities, and best of all wireless internet which was easy to use. Nick and Laurence were exceptionally helpful and attentive hosts, helping us with restaurant recommendations and directions whilst we were there. They also kindly stored our bags for us on our last day so that we could continue to explore the city before leaving for the airport. We would definitely stay here again and will be recommending the apartment to our friends and family :)

Nick was a great host, he gave a good balance of being available to give information about local activities without being in our face all the time. Location was great and the apartment was comfy for two adults and a baby. The only negative was that the people in the apartment behind us were pretty noisy. I would stay here again and I would recommend to friends/family
Owner response:Lisa - We are delighted you enjoyed your stay and would stay here again and would recommend this to friends/family. While most of our visitors are courteous and quiet, we were disappointed to learn from your review after you left that you experienced a noisey neighbor and we would certainly have wanted the opportunity to address the situation while you were here. We strive to make our visitors' stays as comfortable and enjoyable as possible and are available to offer assistance (whether restaurant recommendations, directions etc, or other help), while also trying not to be intrusive and respectful of our visitors' privacy. Thank you for your review and feedback.

We have to say this is a very nice studio to come back to at the end of a long day of exploring San Francisco and the N. California coast. We liked the fact that the F line streetcars, restaurants and shops were only a block or two away. We actually did a few hikes from the apartment to the Castro, Haight Ashbury, and Golden Gate Park since none of these areas were very far away. We found good Italian restaurant(Sausage Factory) down the street and Castro Coffee is great little place to get a cup of joe and bagel before a day out on the town. Our hosts were very gracious and provided us with everything we needed. We would definitely stay here again.

My partner and I just stayed at Laurence and Nick's garden apartment for 4 nights and couldn't have been more pleased with our selection. The photos don't do it justice - the place is a studio and small, but it's tastefully appointed and more room than any hotel rooms. The mini fridge and small appliances are a great convenience and the bathroom was wonderful. Being quite familiar with San Francisco, we selected the apartment based on it's location, and it did not disappoint. One block up the hill from Castro St. Muni station, the F streetcar and the Castro bus stop literally at your doorstep. Beyond the apartment and the location itself, Laurence and Nick are great hosts and provide tips, advice and make themselves available for anything. The perfect level of being available and helpful without being intrusive. It was nice to know they were there and ready to help if needed. I'd highly recommend this apartment, especially for those who are new to SF travel or are looking for a great home base to explore the wonderful city.

Ok, I know it is a little chessy, but I had to use it at some point. My husband and I rent an apartment in a big city every year for Christmas. We are never disappointed, and this year is no exception,. In fact, I have to say it is one of the best experiences we have had renting an apartment. Nick and Laurence's apaprtment is walking distance away from public transportation, the nightlife, cafes, and interesting shopping. But even though it is so close to these things, it is very quiet as it is on a residential street. You can hardly believe that minutes away there are so many activities you can do. Nick and Laurence were extremely helpful and gave us many good tips about their city. Being from the South I was amazed at the "Southern Hospitality" they gave us here on the West Coast. If you are looking for a nice place to stay during your visit to San Francisco, this is the place. Skip the big hotel chains and take a chance on this unique apartment. One note for future renters. Although there is public parking close by - there is no need for a car!!! Thanks Laurence and Nick for helping make our Christmas 2010 memorable! Joy and Will - Birmingham, Alabama

Nick and Laurence were so helpful even in the planning stages, letting us know about parking and the neighborhood. We were traveling with dogs, and we loved how dog-friendly they and the neighborhood were, and it was great to not be in a touristy part of the city. Once we arrived, they provided us with more recommendations about the neighborhood and local parks. While it was convenient to public transportation, we did have a car, and parking in the area was very easy. Finally, we loved the studio - it was comfortable for the two of us and our two dogs. Overall, we had a great experience!

My husband and I (and our cat) stayed in this lovely apartment for a vacation/business conference. It is located in the perfect location, very central and close to transportation, restaurants and shopping. The apartment has a great little kitchen - with just the right amenities for making coffee and a quick breakfast or preparing sandwiches, etc. I know San Francisco quite well and have stayed in many hotels and bed and breakfasts in all parts of the city. I particularly love the Duboce Triangle area because of its central location. The Castro is right down the street, Haight and Lower Haight are a nice walk just up and over the hill, and you are in super close to many options for public transportation. Besides the great location, the size and amenities of the apartment were perfect for us. The kitchenette was just the right size, the bed was comfy, and there was a nice sitting and dining area. Also, everything was immaculately clean, something we really appreciated. We will absolutely book this rental for our next stay in San Francisco and wouldn't hesitate to recommend it to our friends. Thanks Nick and Laurence!

In the UK we have a TV program called "Location, Location, Location": and this studio is indeed in the perfect location. It's in a real neighborhood, with useful shops and genuine character, but only a short walk from the MUNI lines (underground and streetcar) to the center of the city (and the beach!) as well as really great breakfasting and dining restaurants and local stores. For breakfast/brunch, though there were many options, we gravitated to Cafe Flore on the corner of Market and Noe most mornings: as a result, the kitchen didn't get the use it deserved... there are plenty of decent restaurants within walking distance and many more easily accessed via MUNI. Our one worry before we came was a lack of storage: lo and behold there's now a large wardrobe! The bathroom was perfectly appointed and the whirlpool bath was a delight after walking in Muir Woods and at Lands End. We brought our laptop and were delighted that the wireless internet connection functioned perfectly and without a break throughout our stay. You can connect - and stay connected - with confidence. The apartment was spotlessly clean and, though it is small, it's beautifully appointed. The photos on the website do indeed reflect the layout and size of the property. Laurence and Nick were very helpful throughout our stay. We will try and come back again, time and work permitting, and would not hesitate to recommend it as a vacation rental.

We were so happy with this rental! This location is ideal...we found many places, including a 24 hour grocery store, were within walking distance. The studio was cute, quiet and larger than any hotel room we could have stayed at. In fact we found this was a much better option than staying at a hotel, it was more affordable and the kitchenette area allowed us to save a little money by eating in some meals. Thank you to Nick and Laurence who were both friendly and easy to correspond with! -- As a side note, we walked over to the Buena Vista Park and it was beautiful...if you can handle the incline and don't mind walking go with your camera for some great views! We would definitely stay here if we came into town again.

I was recently in SF for a brief 4-day visit and used an apt. rental for the first time. Laurence and Nick were exceptional - responsive with emails, handling all details for the rental, including securing a parking permit from City Hall for the week. All their efforts were much appreciated and made the planning easy. The stay itself was perfect, could not have been better - location and comfort-wise. I'd highly recommend staying here!

The challenge: Find the perfect San Francisco location for a film shoot. It had to: Be reasonably priced. Be close to public transportation -- for our green cast and crew. Have easy parking -- for our truck with all the gear. Have the exterior of grand Victorian lady with an elegant gate and lovely garden in bloom. Have a interior room with a fireplace that could also double as a dressing room. Have a comfortable bed, a kitchenette and a hot shower for that precious after-the-shoot down time. Have fabulous owners who would welcome us without hesitation and with open arms. Impossible, right? Not here! Our hosts could simply not have been more hospitable. They were professional, ethical and accommodating, greeting us warmly at the onset and bidding us farewell and do-return-soon at the conclusion. We got the footage we needed with no more than polite smiles from the neighbors who acted as though film crews with dolly tracks and lights were an every day occurrence. It was fabulous. My one regret: Since I live in San Francisco, I won't have the joy of staying here myself and perhaps discovering what is to be a part of a real SF neighborhood, instead of being just another tourist marooned at a generic over-priced hotel in Fisherman's Wharf. This is the real deal.

We chose this particular property because of location and close proximity to family, the Muni/Street Cars (can walk to many locations without need of a car) restaurants and grocery stores. Our studio apartment was very welcoming, comfortable and tastefully furnished. From the get go our hosts were quick to respond to all our questions and needs and a pleasure to deal with. We will definitely stay here again when in town visiting family.

My husband and I came up for a romantic Valentine's day weekend and were so lucky to find this gem of a place to stay. Cozy and private room, friendly owners and fantastic location! We parked our car and never used it all weekend! Close to stores, restaurants, bars, parks and footsteps from the Castro Theater. And the best part was we could bring our beloved pooch! We have a film screening at the Castro for the upcoming Frameline 34 and were so happy we could book the apartment again. In all our years of visiting SF, this is a true find. We are already thinking about our next visit.

What a great place to stay during my San Francisco visit. Quiet, yet located just up the street from ground zero at Castro and 17th. Also right up the street from public transit (i.e., MUNI underground). Clean, quiet... pretty ideal. The owner is attentive and easily reached with questions or issues. Such a great place for the price! I will definitely consider staying here again on my next visit.
