    After a long day, arriving at American Palms was a lovely welcome. The villa was spotlessly clean, very spacious with everything we could have wanted. Our children ran around to choose their bedrooms which very fantastic. Their bedrooms were decorated with Disney themes, large wardrobes, and plenty of draws. The main bedrooms had huge beds which were VERY comfy, ensuite bathrooms to die for, walk in wardrobes which was fab, always wanted one at home... The pool was lovely for swimming after a long day at the parks, we had it heated and it was like getting in the bath...sooooo warm. We found the games room to be a great asset as it rained heavy for 2 days, so we had plenty to occupy us whilst the weather was poor, and my son found the play station handy, as the xbox withdrawal symptoms were kicking in.. Chris the owner had given us some great tips for the holiday as it was our first time, directions and advise which we took were great for supermarkets etc, he was always helpful, and very friendly on the phone, and answered my numerous emails to him throughout our time waiting for the hols to approach.. thanks Chris.. The location was perfect for reaching the Disney parks, we were there within 15 minutes, and 25 minutes to SeaWorld, Aquatica and Discovery Cove, shopping malls and premium outlets for great shopping days. We absolutely loved the villa, and would highly recommend it to anyone thinking of staying there, the whole holiday was fantastic, a big Thankyou to Chris and Maureen for letting us stay there, we didn't want to leave.....Jo, Col, and kiddies

Also, as you found out, all of the theme parks are within easy travelling distance. American Palms is well equipped to meet every requirement. Our Games & Fitness Room is very popular with all ages. We like to see the road bikes being used. Keeping fit enables everyone to enjoy those little treats from time to time! We particularly recommend the Cheesecake Factory at The Mall at Millennia.     Arriving at American Palms after a long day was wonderful, just as described on the website...inside the villa was spacious, we couldn't believe how big it was, our children age 7 and 11 ran around choosing their bedrooms...the master bedrooms were HUGE with lovely big beds, with ensuite bathrooms to die for and fluffy white towels.. The whole villa was like home from home..it was clean and everything we needed was provided. The games room with poole table and table tennins came in handy when we had a couple of days rain in the afternoon and my son was really happy when he discovered the play station. The location of the villa was perfect as it was about 10 minutes drive once on the I4, Seaworld and Aquatic a little further but not a long treck at all which was great after a long day and you just needed to get home for a dip in the pool. Just around the corner once out of West Haven complex, there was Publix, a fantastic supermarket and Chilis restaurant which we went twice, the food was great and made children very welcome. We spoke to Chris the villa owner whilst we were there, as he rang to make sure everything was ok, which was very reassuring, he had given up great tips, map directions, and handy hints for a great holiday, which we did take his advise and appreciated as it was our first visit to Florida. We spoke to the management company of American Palms who again were very pleasant on the phone and nothing was too much trouble. We thoroughly enjoyed our stay at this beautiful villa, and would highly recommend it to anyone thinking of booking it...just do it.. Many thanks to Chris and Maureen for letting us stay for what was a fantastic holiday in Florida

    Our family had a memorable vacation at American Palms. The listing description was very accurate and the photographs were very useful in allowing us to visualise all aspects of the accommodation. We particularly liked the space throughout the villa particularly the en suites and the large family room and kitchen. We were also impressed with the large lanii, the pool and the excellent hot tub which proved our favourite resting place after a long day shopping or at the parks. Chris, the owner, was very attentive, providing us with detailed tips before we arrived and telephoning and e mailing while we were there to ensure everything was going smoothly. The villa is modern and very well maintained with an excellent range of equipment. The free wi fi is excellent and kept our daughters happy. The villa is well located close to Disney (20 mins) and Universal (30 mins) and many good shopping outlets. A nearby supermarket provides all the essentials. I would have no hesitation in recommending this villa to anyone looking for a luxury stay in the Orlando area. It is a real home from home.

    This is a beautiful house, which is in a great location to visit all the attractions in Orlando as well as other parts of Florida. Situated just off the Interstate it only took us fifteen minutes to get to Disney and around an hour and a half to get to Tampa on the west coast. All of the rooms to the house are spacious, spotlessly clean and tastefully decorated. Everything has been catered for, so you will find the kitchen well equipped with good laundry facilities, televisions in each room with a selection of DVDs and free wi-fi (the first thing my teenage daughters checked on arrival!). The pool and hot tub were very popular, particularly after busy days at the theme parks etc. The friendly help and advice we received from Chris, the owner was brilliant with some great tips on saving money for car rental, flights and tickets for the attractions. We would recommend this house (and the owners) without reservation - it helped to make the holiday a fabulous time.

    I can't say enough good things about this house and the owners. It was beautiful and extremely clean. The size of the kitchen was wonderful - very roomy. It had everything you would need to feel right at home. We all loved the pool and hot tube. Chris (the owner) personally called to make sure we were all comfortable and had everything we needed. He was wonderful to offer suggestions of things to do and places to go while we were in florida. His management company was very helpful and willing to do whatever was needed to make the vacation perfect. I would strongly recommend this house to anyone who is looking to have a wonderful place to stay while in the Disney area. My family can not wait to return and enjoy this rental again in the near future.

    American Palms was exactly what we were after. We wanted a four bedroomed villa in the Davenport area (close enough to the theme parks to get their easily - but far enough away to escape!) and did a lot of research on the web before we booked. American Palms seemed to fit the bill perfectly - we were not disappointed. The villa is just off exit 58 on Interstate 4. Championsgate is just down the road with all the shops and you will need. The disney parks are around 15 mins drive away but we were doing the Universal parks which were around 30 mins easy drive. The benefit of being where we were is that travelling the other way is also easier. It took us just over an hour to get to Busch Gardens in Tampa and just an hour and a half to get to Clearwater Beach on the gulf coast. The villa was immaculate when we arrived, and the facilities were excellent. The only negative was the pool was a lot cooler in the second week of our stay for some reason. It had either been switched off by mistake by one of the maintenance people who came round or the heating had been turned down. Either way there was a big drop in temperature between the first and second week. We flagged it to the local management company but by then we were soon to leave anyway and we should have flagged it earlier as soon as we noticed. The villa sits in a gated community and you need the car to open the gates on leaving the community - so if you want to walk or run outside of the community on foot then you have to wait for a car to come by. This was a little bit inconvenient but I didn't wait more than 5 to 10 mins before a car came along. However, I would have preferred a second key so I could leave when I wished. The owner of the villa was a pleasure to deal with. Efficient and helpful and gave us some excellent recommendations on where to eat and shop. Genuine value added service. We would certainly book this villa again and would recommend it to anyone.

    Owner response: Many thanks James for your positive comments and constructive feedback regarding: Keys for pedestrian gates - Immediately prior to James' visit, our HomeOwners Association changed the lock mechanisms. Those gates now "self close" whereas before they were left unlocked. Maureen and I have now arranged for our Management Company to provide a key to guests on request. This ensures that the key never gets lost as it will always be returned. Pool heating - This is a very important feature of all vacations! Any questions such as this should be taken up immediately with our Management Company. They checked the operation of the pool equipment and found it to be working perfectly. The water temperature was comfortably reaching the target range of 84 to 86 degrees F. Their maintenance staff had not altered any settings. During the second week of James' stay a cold front moved through Florida. In these conditions the pool temperature of the pool drops considerably if the pool blanket is not used overnight. Together with our Management Company we work hard to remedy any apparent problem. When guests raise any queries it helps us maintain our property to the highest possible standard. After all, we ourselves also enjoy our vacation at "American Palms! We nurture it as our home and are pleased to share it with our guests. Chris

    This was my sixth visit to florida but first stay at American Palms. We have stayed in the area before which is nice and quiet. It was nice to stay over Christmas seeing the lights on other homes! The villa is not a to long drive to Disney theme parks which is excellent. The villa was lovely, big and clean! The beds in the double bedrooms were huge. It was nice to have a games room to have something to do in the evenings when we were back early. The owner provided good customer services by checking if we had arrived ok and settled in. I noticed that the villa was advertised to have four bathrooms but we could only locate three. The bathrooms were however a nice size. I would recommend American Palms!

The half bathroom that you missed is on the lanai/pool deck. It unlocks with the front door key. American Palms also has an outside hot/cold shower on the pool deck next to that half bathroom. This is great for cooling off when enjoying the heated pool and heated spa. Thank you for recommending us!

    Over the last five years my family, friends and I have traveled exclusively using rental homes. Never have we been treated so wonderfully, kept informed, and felt more pampered than the treatment Chris provided to us. Not only is this home more than the pictures could ever represent, but so is Chris. He took the time to call prior to our visit and always followed through on every detail in a timely fashion. Our entire trip was made when the house phone rang and it was Chris making sure everything was to our liking upon arrival. This does not happen anywhere else. Thank you Chris for the care and kindness you provided my friends and I as we connected for fun and relaxation. We truly solved all of the world's problems during our stay!! I almost hate writing an honest review because that means I will have to get organized and book my weeks for next year before others find this hidden oasis.     Lovely spacious property in quality development with the biggest shower I have ever seen. Pool really nice and quite private with fun hot tub as well. Excellent location a bit away from Orlando main but still with very easy access to parks and good quality amenities close by. Owners commnicate really well and it was a pleasure to stay.

    My family just returned from our 7 day stay and can't say enough about the home and Chris's courtesy. We absolutely cannot wait to return again in the future. The house was emmaculate. We walked in and were blown away at how spacious the house was. All 3 of our small children had their own space to play and have fun. The pool was perfect. Chris kept the pool nice and warm for us, so even on those cold February mornings, the kids were able to swim and be comfortable. Being a mom of 3, I really appreciated the disney decor in the rooms, That made the kids even more excited about the house. The house was so clean that you felt like you were at home. We have rented another property in the Champions Gate area and this one was a mile high above the other. I feel like I got a great deal more for my money. The location of the property could not be more perfect. Disney is only 10 minutes(at the most) and there is a grocery store and other conveniences only a couple minutes away. There is also a Chile's restaurant which is very kid friendly. On a closing note, I loved the enormous master bath and huge kitchen. I felt so spoiled with that amount of space. The kids loved eating on the breakfast bar in the morning. The house was clean, beautiful, everything worked perfectly, and it had all of the extras for the kids. Thanks so much Chris! Hope to come back very soon.

    Thank you for a lovely stay! The house was well enough large for the 7 of us. The 2 MBR was a treat. The house was clean, huge and well decorated. We also enjoyed the pool tremendously. It was great for our rest days. There was a playground nearby (a block away) which was great for the children, the neighborhood quiet and peaceful. Chris the owner was also very helpful, attentive, and proactive to our needs during the early planning. Thanks again.

    We just returned from an absolutely wonderful vacation. We stayed for 10 days (July/August 2010) at Chris Allchurch's beautiful home, and have only 1 regret...that we didn't stay another 10 days. My wife is REALLY missing the home, especially the pool! The house is enormous, very clean, nicely decorated, and very accomodating for our family of 6. Lots of room to spread out. TVs everywhere (now each kid could watch what they want), Playstation2 with games, large gorgeous plasma in family room. Huge kitchen with everything you'll need. Nice garage game room. But the best part of the home has to be the large pool and jacuzzi out back. Absolutely pristine, no bugs or dirt. Bathroom/shower out back. Large covered area to hang out if you want to get away from the FLA sun. Our kids LOVED the pool and used it everyday, sometimes for several hours at a time. Several times, they asked NOT to go to Disney so that they could swim. Bring some floaties and a few water toys and you're set. My wife and I really enjoyed our pool time too. Thanks again to Chris for opening his beautiful home up to rent. He is a super thoughtful host, offering lots of suggestions. You really can't go wrong with this place, it is a great rental for the $$$. About 15 mins to Disney parks, in a wonderful gated community so you can get away from the crowds when you're "Disney'ed out". Grocery store, gas, Walgreens very close by. We are highly recommending this place to all of our friends, and will definitely be staying again when we get back down to FLA. Chris truly cares about his guests, he will make you feel like you're part of his family. Thanks again Chris!

    My self and my partner had the pleasure of staying in this villa in June this year, the whole experience was excellent and we would definitely go back. The villa was beautiful, we used the pool and the heated spa every day and the villa is huge. I would call it a 4 bedroom house!!! We spent the whole time wishing it was our house. We hired a car and were only 10 minutes away from Disney World. I would highly recommend this villa to anyone and you will definitely not be disappointed. :) We had a fantastic time there.

    Owner response: It is nice to see that our vacation home can be comfortably enjoyed by a young couple and yet is large enough to easily accommodate a party of 8. The short journey to Disney world is so easy as you approach from Exit 58 (on I-4) going North for just 2 exits then leave directly on to World Drive. This route is always very quiet and avoids the usually heavy traffic coming into Disney from other directions, notably the North and East.

    “We stayed in this villa in April 2010 and the description and pictures do not do this villa justice. The place was amazing. We had 6 adults and 2 children staying in the villa and there was a ton of room for everyone. Very close to all the local attractions. We absolutely loved the pool and hot tub. Chris (the owner) was very accommodating with all our needs. We go to Florida every other year and we will definitely rent this villa again”.

    We have been visiting Orlando for Christmas since 2004. We have never rented such a nice property. It was perfect for our family of six, better than advertised. We were so pleasantly surprised when we pulled into the driveway and then we were blown away when we opened the door-so beautiful and roomy. If you have teenagers who need a little space, this is the place. My kids really enjoyed the garage and the pool deck. Also, if you are planning to visit Orlando attractions and Busch Gardens in Tampa-this place is perfect. Very convenient to any Orlando attraction and 50 easy minutes to the parking lot of Busch Gardens. Hint-if your visiting in the winter-the hot tub and pool heating is well worth the money!

    Chris was a pleasure to work with. He was attentive to our needs and followed up on every detail in a timely manner. He delivered on every promise he made us. The home was exceptionally well cared for and we really enjoyed the pool and spa. The neighborhood is very clean, quiet and private. We would highly recommend this property to anyone looking for a vacation home in the Orlando area.

    We thoroughly enjoyed our recent trip to Florida and the opportunity to stay in your home. Although the weather left alot to be desired, your home did not. Everything was absolutely perfect. The standard to which you maintain your home is second to none. The location being close to I-4 made it convenient to anywhere we wanted to go. We will highly recommend your home to friends and relatives and will definitely be in touch to book again for our next Florida holiday.

    My husband Spike and I spent almost two weeks at your home. It was one of the nicest places we have stayed in our travels around Florida. The description of the house was everything and more. The pictures on the web site are accurate, but it doesn't do it justice untill you walk in and see the home. You feel like your right at home, but without all the work to do. It's location is wonderful, close to Disney, stores, and golf. Plenty of restaurants. Game room was great, the patio and pool were wonderful. Hat's off to you on your beautiful home, we look forward to our next vacation in your home. Sincerely, Spike and Tina

    "Thank you so much for letting us stay in your beautiful home. We had a fabulous time. It was just what the doctor ordered! It was a great combination of fun and relaxation. Discovery cove was incredible and Jordanne had a wonderful time swimming with the dolphins. We thoroughly recommend it. Your home is truly a wonderful place to stay with everything you could possibly need on hand. Again thank you so much."
