YUM BOTIC, which means “thank you” in Mayan, is a spacious three-bedroom villa located on a 213 foot pristine private beach in Uvero, Mahahual, Costa Maya, the southernmost area of the Mexican Caribbean. At YUM BOTIC you call get away from the hustle and bustle. Wake up to the songs of tropical birds and the soothing sounds of the waves. Watch spectacular sunrises, sunsets and evening star shows. Open your door to your 213 foot wide white sand beach and expansive sea. Drink fresh coconut milk from the fruit of one of the many palm trees on the property.
YUM BOTIC’s curved design captures the Caribbean sea breezes for your comfort. Its 11 foot ceilings and transom windows enhance cross ventilation. Ceiling fans cool each room. The home has a fully tiled interior, patio and terrace.
The first floor has a combined living room, dinning room and kitchen. The well-equipped kitchen with full service pots, plates, glasses and utensils has built in wood cabinets, granite counter tops, a full refrigerator/freezer and a gas oven. A French press or Melitta drip are there for your morning brew. The handmade hard wood dinning table seats six. Full access wireless internet permits you a connection through out the home, indoors and out. Large screened glass doors provide glorious views and access to the covered tiled patio and the beach beyond. Cook your lunch or dinner outside on the charcoal grill. Enjoy swaying in hammocks. Relax on the chaise lounges or go swimming or snorkeling in the turquoise sea. Two outdoor showers let you shed the salt water before returning indoors.
The roomy first floor bedroom with full bath and marble sink has its own screened door out to the patio.
A hard wood staircase brings you up to the spacious master bedroom with its three sliding screened doors that open out to the expansive terrace. Its full bath has a double-headed shower. The other ample second floor bedroom has a full bath with a marble sink and its own access to the terrace.
The surrounding area is noted for it's excellent diving and snorkeling sites. Nearby Mayan archeological sites enchant. A number of restaurants in town are there for you for times when you'd rather eat out than cook.
A full time caretaker lives on the property in a separate house and will assist you with any questions you might have. Bed linens are changed once a week. Bath, hand and beach towels are changed weekly and midweek. A special area is available for clothes washing.
We have a new large palapa to provide lots of shade as you sit on the beach. We've just installed a new grill.

We found Yum Botic to be a perfect match for our style of tropical holiday. The panorama from the upstairs deck was priceless, and we spent hours enjoying the view of surf and sand, both during the day and at night watching the star show overhead. The beach offered imcomparable opportunities for walking and exploring, and perfect whether we walked north or south. Lots of birds everywhere. The entire experience was so relaxing! We used the kayaks on several occasions and had a blast paddling out toward the reef. While snorkeling, we encountered spotted rays, lion fish, and a loggerhead sea turtle. As for the house, the kitchen was perfect and included a large refrigerator, plenty of pots and pans, and counter space. The bedroom was spacious with a comfortable bed and the showers were large and heavenly. We also took a day trip to Maya ruins and stopped off in Chetumal to buy groceries on the way back. Alfonso and Patty, the managers, were very helpful and courteous. We can't wait to return to Yum Botic!Recommended for: Sightseeing, adventure seekers, age 55+, romantic getaway.

The beach is extremely muddy. When you walk over 15 feet from shore your feet sink in mud up to your calves. There are many windows in the house but they are all installed inside out and some upside down. You can forget about the common practice of putting a stick to lock a window or a patio door partially open because you would have to put the stick on the outside the house. It is a house rule to keep the first floor windows locked at night but I had to show the caretaker that the first floor bedroom window latch did not align with the hook part of the lock. That window has never been locked since the house was built. The next day he had it fixed with some wire. The current caretakers are very nice but they seem to have a different arrangement with the owner than what we are used to. He cleans the beach every two or three days which sometimes is enough to accumulate 10 inches of sea grass. He also cleans only a part of shore line (approx. 35 feet wide). That takes away from the beauty of the scenery. ( I have pictures). The caretaker’s wife did a very good job at cleaning the house. The paddle broke while I was using the Kayak. Although I sent the owner pictures showing that its was already damaged, the owner deducted $100 from my deposit. At first the owner wanted to charge me for two paddles even though it was a single person kayak. It took 6 weeks to get the remainder of our deposit back This property has some nice features but overall, I was not happy.Owner response: As one can read from our many reviews, Yum Botic Villa has received positive comments from our renters so we were quite surprised to get such a negative one, especially from second time renters. The architecture, windows, doors and beach have not changed since these renters were here a year before and we wonder why these renters would choose the same house that this time was so unappealing to them. There may be a small part of the sea that has a muddy bottom, which is seasonal, but the huge majority of our 345 feet beach has been enjoyable to all who have stayed here. The caretaker daily cleans a part of the beach equivalent to what is the normal size lot. Our beach is 4 or more times as large as the great majority of Costa Maya rental homes. Regarding the windows and doors, Mexican construction varies from the US and Canada. The house was built to have the best air flow through the house. The windows and sliding glass doors are typical here. The doors lock with a key. It is only the first floor doors that are suggested to be locked for your security and comfort (though we've never had a problem here.) I am a single woman and have always felt safe here. The windows can certainly stay open to allow for cross ventilation. Concerning kayak paddle, if the paddle had been damaged before the guest used it, it would have been best to alert the caretaker and not go out with it in the water. Our guests' safety is a primary concern and we wouldn't want someone using something that is even slightly damaged, especially in the sea. The guest said that the paddle broke during normal use. I explained to the guests that the 2.5 week delay in my returning the security deposit was because my best friend died suddenly and it was a very difficult period. In any review system there are always discrepancies. One might get 8 people who think a restaurant is the greatest and maybe1 or 2 who think it's the worst. It's quite incomprehensible that someone would return to a place that they have been to previously and find it so unpleasant when it was the same house where they had originally spent time. We hope you'll visit Yum Botic Villa and see for yourselves.

This is the most beautiful, remote, and special place you could hope to stay. The spacious, airy house is situated on a private beach. Pick up some groceries in town and tuck in for a week or two of uninterrupted, paradise living.Recommended for: Adventure seekers, romantic getaway, girls getaway.

We stayed at Yum Botic for this christmas and new year's eve with 5 of my friends and we had a great time. The villa is a is very nice white mexican house, spacious and cozy. Rooms are huge, clean, with big balconies with the greatest view on the see in the morning. We are a gang of cooks and we were happy to see that the house had all the equipment we wanted to try to cook all the mexican food we could imagine. Gonzalo, the housekeeper, was very nice too. He was discreet but always there when we had a question regarding anything, He and some fishermen friends of his came in the morning to sell us some amazing fresh fish a couple of times and even took 2 of the guys to experience fishing with them. The house is directly on the beach. You are a couple of steps away from the sea. We were happy to sit in the water to have a fresh drinks or our morning coffee. The beach is a dream, with flowers and palm trees everywhere andit is cleaned up every morning by Gonzalo, It was great because we were the only 6 people around. The house is very secluded, which is great when you just want to relax and not do much because everything is an expedition. We arrived by Cancun and it took us 5 hours to get to the house. We stopped at Tulum for some groceries. My advice, stop at the supermarket on the way because once you are there, you will never want to leave. In one word, you have to be organized because you don't want to have to go to the village every day for groceries : the last 30 kms of the road are a trail and is not the best thing you will experienced. But we really didn't mind : we stayed home most of the time and enjoyed the sea, the snorkeling and the volley ball court on the beach" We haven't meet Susan but communication was perfect with her. The documentation regarding the house gave us all the informations we needed and she was really helpfull and provided all the informations we needed. People in the villages around were also super nice and helpful with us. I would highly recommend Yum Botic to any person who wants a getaway at the beach far from to many tourists.Recommended for: Sightseeing, age 55+, families with teenagers, romantic getaway, girls getaway.

Beautiful, comfortable home, gorgeous beach. Very secluded location and private beach. The home has everything you need for a relaxing stay. Beach chairs, towels and 2 kayaks. The sound of the surf crashing into the nearby reef is very soothing. While the beach on the property is beautiful, the water side is not as nice as we hoped for. It is only because of this that we did not give it a 5 star rating. The depth is rarely over your head, (good for small children) all the way out to the reef, with only pockets of coral heads scattered across the distance. But the coral heads I found were quite enjoyable. We saw starfish, lobsters, conch, and many species of fish. The house dog, Ixchel was a wonderful companion. Whenever we would go for a walk, on the beach or on the road, she would accompany us there and back. The house is remote, so one has to plan accordingly, Susan makes this clear. Come prepared and you will greatly enjoy this slice of paradise.Recommended for: Age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

I thoroughly enjoyed my stay at Yum Botic. The house is spacious and airy with fabulous views of the turquoise-colored ocean during the day and the star-studded sky at night. It is a perfect place to relax, take long walks along the beach and disconnect from the rest of the world. You may never want to leave! But if you do, you can visit the wonderful Maya archeological sites not far away or the nearby (about 20 minutes) fishing village of Majahual like I did. You will need a car to get around though. If you love the Caribbean, but want to avoid the crowds and the touristy atmosphere of Cancún, I'd recommend Yum Botic. I stayed three weeks, and was able to include a short visit to Mérida and surrounding areas too. It was a fantastic vacation!Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

Our stay here was wonderful to say the least. The property itself is very well maintained on a beautiful beach far enough away from town to make it seem like you were totally by yourself but close enough to be able to go into town for dinner. Most days we didn't want to leave because it was so tranquil that we would just swim lay in the hammocks and wander the beach. The care taker was most helpful and brought us fresh fish ( for a small fee ) that we would cook on the barbque. Everything we needed was there but there is so much to see in that area we couldn't stay and not visit the sites. Kohinlich, Dizbanche, and Chochoben ( spelling questionable on all sites ) are all Mayan cities within driving distance and all well worth seeing as well as lake Bacalar, The back lagoon is a treat but get some one to show you the way. The wild life is incredible I'm not sure what time of the year the birds come to the lagoon but they were there in April and were amazing. The ownner Susan was most helpful, she was there to show us the house and how the systems worked ( not that we had to do anything but it was good information) . If your looking for peace and quiet with a place that is not to far out with all the aminities and a unreal location this is it. If your looking here I have to believe that you know about driving in Mexico ( which I have had no problem with) and renting cars there. Choose a good rental co. not the cheapest. The drive down was great. Nice roads all the way. The last 5km were dirt but the road was in very good condition and was no problem with a economy car.Recommended for: Sightseeing, adventure seekers, age 55+, romantic getaway.

Yum Botic is totally relaxing. We spent a wonderful week in total peace and quiet. The only problem we had was with our rental car but the neighbors were wonderful and helped us resolve the issues. If you are looking for an out of the way, relaxing vacation, Yum Botic is your choice.Recommended for: Age 55+, families with teenagers, pet owners, romantic getaway.

Fantastic vacation home with plenty of room for entire family to relax and enjoy. Clean, comfortable furniture, well-appointed kitched to cook fresh lobster bought from fishermen just up the road, and spectacular views. Very friendly and accommodating care-takers on site to help with all things. Beach is very nice with calm waters. Highly recommended for people who want to be a bit off the beaten path, yet still close enough to for restaurants.Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

This is a wonder vacation spot. The house looks just like the pictures. It is clean and comfortable with lots of space and a great kitchen. The property is beautiful with white sand, palm trees and flowers. The town is 20 minutes away with a lovely promenade. This is not your typical over developed resort town. It has a true Mexican feel. The restaurants are terrific and inexpensive along with chicken stands and small fruit markets. There are well excavated Mayan ruins near by. You can still walk around and up into them. It is Mexico, on the beach, so do get a good repellent. About the owner: I loves the multicolored Caribbean Sea and the intense greens of the tropical flora. I've been coming to the Mexican Caribbean since I was nineteen and have brought my children here since they were small. I am an artist and a retired art teacher and love the light here. I am an avid diver and feel very much at home on my wonderful beach.
Why the Owner Chose Mahahual:
I fell in love with Mahahual, Costa Maya because it reminded me of the Mexico I knew many years ago before the over-development of Cancun and its surrounding area. I've always loved the Caribbean Sea and am so pleased that I realized my dream of having a home right on the beach just steps away from its turquoise blue waters. I enjoy the year round warm weather, being near Mayan ruins and being able to go scuba diving often. I choose this location so I could have a large beach and be surrounded by nature.
The Unique Benefits at this Villa:
I fully enjoy the peace and tranquility I find on my special 213 foot beach. My beach house has a wonderful 2nd floor large terrace with access from each bedroom, great for watching the sun rise, sun set or gazing at the stars. The sea awaits me for my early morning swim. I head back to the house for a delicious coffee which I often drink on the expansive patio. I love looking out at the palm trees and the shore beyond, a 100 feet away. Snorkeling in front of the house or scuba diving with one of Mahahual's dive shops are also favorites. I relish reading a great book followed by an afternoon nap in one of the colorful hammocks on the patio. Taking a walk along the beach and observing various land and water birds along with tropical animals is a delight. I even saw a jaguar once.
