The good: It was walking distance to the grocery store and Rite Aid. The bus stops to all three ski resorts (Deer Valley, Canyons and Park City) and downtown were right outside the condo complex (buses are free). The place is spacious for 4 adults, we could have easily squeezed in two more without crowding. There is a hot tub in the complex (though absolutely no view). The kitchen and appliances were adequate, but not new - we cooked every night, no problem. There was a ski locker right outside the front door. It was a good price. The owner responded right away to phone and email contact. The bad: we couldn't close the window in the master bedroom, and that was the street side, so it was pretty loud due to cars and frequent buses. Decor is out of date. It's walk-up (1 flight), so no wheelchairs. You will probably need to do laundry while you are there, since you are required only to leave one load of linens to be washed.

Owner response:I wish you didn't open the window. I was there just prior to your arrival and posted on the window that it was sealed and not to open. You opened it and then could not close it. No one else by your group was in the condo after me. Hope you enjoyed the 12 beers and hot chocolate I left for you.

We have stayed in this condo twice now, over New Year's Eve, and would recommend it. Well equipped and a great location, in walking distance to PC Mountain Resort and an easy shuttle ride to downtown. Good owner, no problems with payment or security deposits, and a good value for the price.

Excellent location. Close to town, shopping and local eateries. Underground parking. Condo is clean and full of amenities: TV, wifi,balcony.

Owner response:Thanks Doug, You have been a perfect tenant for the last 3 summers. The fact that you return each year is the ultimate compliment. You have 2 very well behaved dogs. I never saw any evidence of a pet after you monthly stay. You asked to rent it again in 2013. But due to the new HOA rules, tenants can not have pets.

The place had some positives such as location. Although you definitely hear the street noise quite a bit at night. It's OK size, but the amenities are pretty outdated. The TV is probably about 20 years old and didnt get a clear picture. Also, it is marketed as having cable, but only have about 8 local channels, no cnn, no ESPN. We were disappointed when after we left the unit in perfect condition, we were told we'd only get a part of our deposit back because we didnt run the laundry machine. Anyhow, the place is tolerable, but if you are concerned about getting your security deposit back it might not be the best place.

Owner response:This person and his friends (must have been a much large group than allowed) rented the unit for only 2 days, yet there was 2 loads of linens left. The information in the condo and the information emailed prior to travel both stated that only one load should be left, otherwise the cleaning service (washing linens takes time) will charge and this will be deducted from deposit. $15 was deducted. This was the only deposit since ownership (7 years) that part of a deposit was not returned. The rest of his comments are only to 'get even' for the $15. Standard cable TV in Park City does not include ESPN: and there are many other channels; much more than 8 as he indicated. Hope on their next 2 day buddy vacation, they go out and ski, and not just drink and watch TV. It is not the newest building, but the condo has been upgraded and renovated. It is priced at a great value.

I would strongly recommend this condo for either a winter or summer rental.The property is located within walking distance of old town,parks and restaurants.The property was well maintained and very clean.We found the listing description and the photos depicted the property as it actually existed.

Me and 6 other people stayed here for Sundance. It was awesome! The place is lovely, the owner is great, and it's right on the bus line for Sundance. You really can't go wrong. I hope the next time we're at Sundance, we can rent the place. Thank you so much, from the people who made the film "TUB"!"

Great Place! Walk (about 3 minutes) to Park City or grab the shuttle outside your door. Underground private parking... great layout... Hot tub outside the door... Starbucks! and a couple ski shops within a few hundred feet and the grocery store about a 1/4 mile away... Felt like home... did NOT want to leave.. lol. Owner was fabulous... easy transaction.. what more do you want? Thanks again.. we'll be back!

Owner response:It is important to me that my guest have a great time, appreciate the value, location, condition of my one and only condo. I rent it out only for a few weeks, to cover some of the expenses. I do not make money. I do not use a property management company, for they want 40 to 60%!! Their service is not necessary better than dealing may be far away and never has been in Park City or to the condo. I know my condo and can answer any questions about it. I have owned and managed the condo myself for years. I had been through several cleaning services and handy men the first few years, but my current (now for 3 years) cleaning service is the best. I don't think I ever received a negative comment. I have been renovating and improving the condo each summer. It is a great deal.

The location and price were perfect. We decided to use the shuttle this year. We never had to wait more than 5 minutes. The place was nice, comfortable and well stocked. Would definitely return.

Can't wait to get back. My family visited during February, 2008. This was a great condo with great location. It was very clean and comfortable. Linens great quality, other extras like foot bath and spa towels added to the experience. Lots of TV channels unlike other places I stayed in area. Buses are very frequent-didn't wait longer than 4min and usually less than 2-unbelievable-buses get there where cars,SUVs were stuck in traffic and snow drifts. Bus stops along the way to Deer Valley were snowed under so we were glad we didn't stay closer to DV, even though we preferred skiing there. The bus stop from the condo was very well maintained for it's on Park Avenue. Hop on the bus and relax all the way to the ski resort. No hassle with driving or parking. Condo very close to Albertson's. We enjoyed the short walk. Coles sports shop is directly across the street-great for the ski rentals.

This is an excellent condo! As others have stated, the location is very good. Underground parking is a nice plus. The condo itself is very nicely decorated, roomy and has much more storage space than many we have previously rented. Many considerate additions, like "pool" towels and flip-flops for the short trek down to the jacuzzi, make you feel at home. We will DEFINITELY be back!

We had a wonderful family vacation over the Christmas holidays! All six of us were very comfortable and enjoyed all the extras that were provided. We loved the close proximity to everything we needed. It was a great vacation and we hope to stay again!

The condo worked perfectly for us, attending the Sundance Film Festival. The location was ideal, right on the bus lines. Albertson's and even a Starbucks are walking distance. Lorraine has thought of everything in this well equipped, clean and comfortable condo.

We found the condo to be very clean and well equipped. The location was great. The bus stops right in front and will take you to all the Park City Resorts. Groceries are nearby (within walking distance). Starbucks just across the street. We are planning on a return trip. Definately recommended. Hot tub, washer and dryer were awesome.

The condo was great with plenty of room for eveyone. The condo was great and was pleased by the call from Lorraine to ensure everything was as expected.We had 3 ft of snow in the mountains and 4+ inches around the condo in 24 hours so everything was wonderful. I highly recommend driving to Daniels Summitt and through Provo Canyon as you have a chance to see nature at it's best. This is our 10th year visint Utah for skiing (best place in US to go) and hope to be back next year.

This is a very clean and comfortable condo which is conveniently situated for all destinations on the free shuttle bus. The two reclining chairs are particularly comfortable. Highly recommended and as described.

Seven adults stayed for six nights and the condo was just as described! We enjoyed skiing all the nearby ski resorts each day and came back to a relaxing condo with everything we needed. -Super location and highly recommended!

My friends and I were at the condo between Christmas and New Year's and had a great time there. The location is great - about 5 minutes walk to the Park City lifts - and the place is very comfortable. There are two bedrooms (one with twin beds and other with a double bed), one sofa bed (double) and a cot. The jacuzzi is in good working order, and we used it every night after skiing. The supermarket and drug store are across the street, as is the Starbucks! We cooked there almost every night, but also went out in town a few times. Going downtown is a bit of a walk (~15 minutes), so it may be a bit nicer with car (and parking is included with the condo rental), but it's not critical. You could easily get away with taking the airport shuttle if you wanted to save money. Finally, the washer-dryer came in handy, especially to dry wet ski clothes in the evening before hitting the slopes again the next morning. Overall, we had a great experience and I am happy to endorse the condo!

This condo was a great value. It was too good to be true. We were lucky to book it with the new owner. It was spacious and well maintained and close to everything. The two bus stops outside took us everywhere for free.
