We just purchased this brand new 5 bedroom / 4 bathroom Villa in October 2009. It has 2 master bedrooms with ensuites and each ensuite has access to the pool. It offers everything that you and your family could possibly need to enjoy a wonderful vacation at Disney and the various attractions in Orlando.
Aviana Resort is a gated community with 24hr security. It's just a short drive to Disney (10-15 minutes) and Champion Gate Golf Course and Reunion Golf courses (5 minutes), with easy access to all theme parks and attractions in Orlando.
This home away from home is ideal for large families as it offers sleeping accommodations for up to ten guests!
In this Villa you will find a master bedroom with private entrance to the pool and spa, along with: a King-size bed, cable TV, walk in closet space, and dresser, plus a master bathroom with a double vanity basin, walk-in shower, garden tub and toilet.
A second master bedroom (on the opposite side of the house) offers a Queen-size bed with private entrance to pool, cable TV, and private bathroom with vanity basin, shower/bath, and toilet.
There is a bedroom with 2 twin beds done in a Princess theme including a princess TV/DVD.
Another bedroom with 2 twin beds is done in a Pirates theme with Pirates TV/DVD. The twin bedrooms share a bathroom.
Finally, there's another bedroom with a queen size bed, TV, bathroom adjacent with tub / shower, vanity basin, and toilet.
This villa has 2257 square feet of living space, fully air conditioned, sky lights, with a large living room with a sofa, 2 love seats a chair and has a 42” wall mounted flat screen TV with play station 3.
Take a dip in our sparkling clean pool, optionally heated, or relax in our spa with free spa heat. The pool has a covered lanai, patio table with chairs and sun loungers. The pool has a removable safety fence for added protection of children. The pool backs onto a treed area.
The kitchen has been equipped with almost everything that you could need to make a quick snack, or prepare an entire family feast. There are also many restaurants less than a 10 minute drive. The kitchen has a microwave, fridge with ice maker, gas stove and oven, dishwasher, coffee maker, breakfast nook area with table.
The villa has free wireless internet, free long distance calls within the United States and Canada and a fully equipped laundry room. We also have a stroller, pack and play, and a high chair for your convenience.
As our guests you will have access to the Aviana Resort club house which has a community pool, hot tub, loungers, gazebo, playground, exercise room, putting green, business centre and cyber café.

We are from Canada but we visit Florida at least once a year so we finally decided to buy a villa and would like to share it with you and your family. Our 8 year old daughter, Abby, loves to vacation and we think you will enjoy staying at our home.
Why the Owner Chose Aviana
We chose Aviana Resort because it is close to Disney and all of the theme parks. We like the fact that the villa is inside a gated community and the area is quiet with all new homes.
The Unique Benefits of this Vacation Villa
Having your own private pool and spa is great!!! Just step out of the patio door and you have the privacy to enjoy your peaceful and relaxing vacation. The 2 master bedrooms are great if two families are travelling together and the kids are sure to enjoy the Princess and Pirate bedrooms.
