Gentle downslopping hill great for safe sledding w/kids; large deck for BBQ's

Our mountain home is located near Lake Tahoe and Donner Pass in the mountain golf and ski community of Tahoe-Donner in Truckee, California.
In the summer there are two golf courses within two miles of our home, as well as tennis, swimming (pool or lake), boating, fishing, river rafting, hiking, horseback riding, restaurants, and shopping within five miles. Donner Lake is just over three miles away. Lake Tahoe is about 20 minutes. The shows and casinos of Reno are just over a half an hour away. Also, there is a boat launching dock and private beach on Donner Lake with sailing and sail board lessons available. We have a horse shoe pit in the back yard, and a pool table and ping-pong in the basement.
In winter there are seven alpine and two cross-country ski areas within 12 to 15 miles, including Squaw Valley, Alpine Meadows, Northstar, Boreal, Soda Springs, Donner Ski Ranch. Cross-country skiing is available right in Tahoe Donner and at Royal Gorge as well as in Tahoe City. Snow play equipment for youngsters is available at the house. The house in on a downsloping lot so that kids sledding can be done safely away from the street right beside/behind the house.
The house is located in an open pine and fir forest with very little undergrowth. There is a loop driveway with enough space for at least four cars. It is level and is regularly cleared of snow. The house is three stories.
The top floor has four bedrooms and one full bath with a tub/shower. Two of the bedrooms are furnished with queen-sized beds. Of the other two, one has a twin and a bunk bed and the other has two twin-size beds plus a bunk-bed. Blankets and pillows are provided for all beds. PLEASE BRING YOUR OWN SHEETS AND TOWELS (limited linen service is available with extra fee). On the middle (main) floor a fifth bedroom is furnished as a den with a queen-sized hide-a-bed and a small wood-burning fireplace as well as a TV, DVD/VCR, AM/FM receiver, and a CD player. The 2nd bathroom room, located on this floor, has a two-person-sized Jacuzzi tub and a separate generous shower. The 3rd bath next to the Jacuzzi tub room also has a shower. Please bring your own toiletry items. All three bathrooms were remodeled in 2008.
The kitchen is fully equipped including microwave, dishwasher, garbage disposal and compactor, blender, toaster, coffeemaker, waffle iron, cookware, and dinnerware for up to 16. A full-sized (stacked) washer/dryer is also available. The dining table has leaves that can be added to accommodate up to ten people. Three stools are also at the breakfast-bar/counter next to the dining area. High-speed (DSL) internet and (secure) wi-fi service are provided.
The living room has a wood stove with a glass door so you can enjoy watching a wood fire. The room also has a color TV (with cable) and a DVD/VCR (with a small library of taped movies/DVDs).
Downstairs is a large game room with a pool table, Ping-Pong table, a trundle bed (that makes two twins), a TV/DVD/VCR player, and a free standing natural-gas stove with glass door to keep the room comfortable on winter evenings. Various books are also available.
A new natural-gas furnace was added in 2008 with separate zones for each of the top two floors. Firewood is provided for those who prefer to use natural wood heat.
