  Great location, comfortable beds, quiet. Wish the door from the back bedroom opened to the patio, it does not have a key. House was clean, great for 2-4 people.

  After being displaced from our home in Santa Monica for over 2 months because of a leaking roof, we have stayed at 8 different rental properties in the area. This house was our favorite of all. The only downside was the couch....we love a comfy couch and this just didn't do it for us. Other than that, we would definitely recommend it. Our dog, Sammy, also made herself completely at home here, especially when the squirrels came to visit in the mornings :)

  This place is beautiful, charming, well maintained, located in a great area and the people managing it are really helpful and friendly. I would not stay anywhere else. This house has only two bedrooms but it gives a sense of space.There is lots of space everywhere even in the bathroom. The rooms are simply beautiful and the kitchen is probably my favourite. The courtyard is also large and is very well maintained. It is absolutely gorgeous. There is even a kennel if you have a dog. The table and chairs are in the shade and you would not find a nicer spot to share a meal. My daughter had a lot of space to play freely and there are some great toys and books in the house for kids, she loved that. We stayed in other houses in Venice beach but this is the only one we would go back to and I hope we will but for longer this time. Do stay in this house if you can, you won't be disappointed!

  We stayed here for 4 nights and thoroughly enjoyed our stay. Sufficient space for my husband and I and our teenage daughter. Walking distance to Venice Beach and a short drive to Santa Monica and Hollywood. The place was exactly as the photos on file. Very clean and well maintained property.

  We stayed here for 3 nights in April 2011. It was a great house! Very clean and modern. Comfortable beds....very cute private back patio and private front patio. Would definitely urge you to stay here!

  We loved this place! We only stayed 5 days, but could have spent a month here. The place was very clean and cute! I loved the privacy of the property. My kids had plenty of room out in the back and front and I didn't have to watch them every minute because of the fenced-in beautiful yard. Abbott Kinney is only 1 block away and we loved strolling the street! Would recommend Baby Blues BBQ for a very reasonably priced, good dinner that even my picky eating 7 and 9 year olds loved! We hope to make it back this summer for more surfing! Thanks Erin!

  We had a WONDERFUL weekend stay in this beautiful house. It's in a great little neighborhood and is a quiet and well-maintained home. We could not have asked for a better location in Venice Beach. It's so close to everything we needed- the beach, Abbott Kinney,etc- and was WAY better than any hotel experience could have been. The house was very well equipped and comfortable. We were particularly impressed with the linens, which brought the beds to a new level of comfort and luxury. Prepare to sleep VERY well! We would definitely recommend this property! Thanks Erin!

  I agree with the first 3 reviews, except for the patio, the windows, BBQ and the air condition, all of them were very clean. - Safe and quiet neighborhood - Easy parking on the street - The pictures of the house are really acurate Erin was very helpfull, we had problem with keys and the coffe machine was broke. The day after everything was fixed. I wish to recommand theses 3 restaurants on Abbot Kinney, short walking distance from the house.   The main asset of this property is its prime location right in the middle of all the action only steps away from very lively Abbot Kinney and Venice Beach, and only a short drive away from shopping heaven at Third Street Promenade in Santa Monica and everything else that the LA area has to offer. The house itself is perfect for a small family with its two generous bedrooms, it is tastefully decorated and it is stacked with all the gadgets and appliances needed to enjoy a week or even longer in great comfort. Our only slightly negative comment is that the outside area of the house was in need of thorough cleaning. I spent a few hours on the first day of our stay cleaning the wooden patio deck in the garden and removing loads of leaves, cleaned the barbecue which looked rather disgusting but otherwise worked perfectly, cleaned the air condition casing which was full of grime and unblocked the vent from the tumble dryer. The windows also needed cleaning, along with the rest of house exterior. That said, the inside of the house was perfectly clean. Would we like to come back to 540 San Juan? Most probably.

  For our vacation this house was ideal. Having a variety of restruants and shops near by was the best part because we got to expericence all the local favirotes with very little reserch. The beaches were fun, being located in the middles of paradise we were an hour south of Malibu and an hour north of Laguna. The house itself is very modern and clean- it is on the outskirts of a neighborhood, but still very private. Although everyone in the area was very nice and informational.

Fees:

• Cleaning Fee: $100
• Refundable Damage Deposit: $300
• Pet Fee: $25
• Tax Rate 2.5%

Cancellation policy:

*Checking in/out: Check in after 2PM and out at 11AM. Times may be flexible if property is ready earlier or there is no one moving in later the same day. Please ask. Security Deposit: There is a $300 security deposit held in case of major damage to the house. Major damage includes: damage to furniture, missing items from the house, etc. If everything is in order I will refund the deposit within 5 days of check-out from the premises. Cleaning fee: The base cleaning fee is $100.00, Pets are an additional $25 cleaning fee each. Pets: Pets are welcome but tenants must notify us in advance if they will be bringing pets, (number, type and breed). Tenants are expected to clean up after their pets. Damage to our lawns and garden by pets will be taken from the security deposit. Tenant agrees to the following terms: 1 Tenant agrees to call landlord IMMEDIATELY to report any damages or problems that arise during their stay so they can be taken care of as soon as possible. 2 Tenant assumes full responsibility for any damages caused by themselves, their pets or their guests during their stay 3 Tenant agrees to indemnify and hold harmless the Landlord/homeowner from all liability, loss, costs or damages in relation to their tenancy 4 Tenant agrees to leave the premises in a generally clean and tidy condition NOTE: This does not mean doing any laundry of linens, towels, slipcovers etc. Unit will be thoroughly cleaned by us after tenant’s departure. If tenant wishes to launder any linens or towels during their stay tenant agrees to NOT use bleach on any of our linens. 5 The use of lubricants, oils and self-tanning lotions, cream medications etc, causing bleach, grease or other stains on the bed linens or towels may require dry-cleaning, also resulting in additional cleaning charges or possible replacement charges. ******** PLEASE be aware that some cosmetics and/or acne medications and certain toothpastes and tooth whiteners and mouth washes contain bleaching agents and if you use these products, please let us know, so that we can provide you with white linens and towels for your personal use. BLEACH DAMAGED LINENS & TOWELS WILL BE CHARGED TO YOUR CARD *******. 6 Tenant agrees NOT to wash or “spot clean” any slipcovers, comforters, pillows, cushions, curtains or floor rugs. If one becomes soiled for any reason, please notify us and we will remove it and replace it with a clean one. 7 Landlord cannot be held responsible for an interruption in service of phone, Internet or satellite TV. All efforts to restore service will be made as quickly as possible. 8 Tenant acknowledges that there is ABSOLUTELY NO SMOKING inside the property and agrees to smoke outside on the porch or patio if they wish to smoke. Evidence of smoking inside will result in an additional $250 cleaning fee. 9 Tenant agrees to pay extra for any damages, missing items, or excess cleaning charges caused by themselves, pets or guests during their stay. Tenant will be notified of any such charges prior to charging their card and within 1 week of tenant vacating property.
