                    This condo has it all. The location is phenomenal as well as the views. Everything you need is right downstairs at the Jewel Osco - one stop shopping.We had an amazing weekend and would definitely stay here again. It was truly wonderful. The condo is close to all of Chicago main attractions and restaurants. We went to Navy Pier, Willis Tower, and Gibson's Steakhouse as well as Pizano's. Some of us also enjoyed the gangster tour. We also made a trip to Wrigley Field. Everybody loved Chicago and this beautiful penthouse.

                    We really enjoyed our stay at the condo. It was very comfortable for our family of four. We especially loved the views of the city. Great location and conveniently located. Close to shopping, museums and great restaurants. We enjoyed a fabulous meal at Mastros Steakhouse and a hardy breakfast at Eggsperience. We will definitely recommend this property to friends and family.

                    We were in Chicago for a wedding, and the facility was just awesome, given the number of guests that kept visiting, and the associated food/entertaining. The spacious layout gave all plenty of room, and the views were terrific! Guess we were luck to have great weather - not to be expected in Chicago in March! Everything was as described, and met or exceeded expectations.

                    My family and I recently stayed at the penthouse over Christmas from 12/23/12-12/26/12. I must say that this place exceeded our expectations. When you first walk into the penthouse you are greeted with spectacular views of the City of Chicago and Lake Michigan. I am not sure what is my favorite- the views in the morning or the night! The penthouse is decorated very nicely and has all the amenities you would ever need. The fireplace was awesome, and very nice to cuddle up to on the cold Chicago nights we had. We cooked Christmas dinner at the penthouse and found that the kitchen had everything one would ever need, right down to the spices! The rooms were very nice also. Our only complaint is that the water pressure in the showers is very weak. Showers took a little longer then we are used to, but maybe this is a city thing. Also, the bed in the master bedroom was hard as a rock. We are used to soft beds, so I guess it would depend on your preference. The bathrooms have soap, body wash, shampoo, conditioner, q-tips, hair dryers...etc Oh, this penthouse is in a great location. It is within walking distance to all the city attractions. The Jewel food store on the lower level was most helpful for our grocery needs. Also, there are several major restaurants just footsteps from the Grand Plaza entrance. Overall my family and I had an excellent stay! You will not be disappointed if you stay here.

                    We just got back from a girl's trip at the penthouse for three nights. There were five of us. Everything was perfect. I can't tell you a thing that needs improvement!!! We were ready to move in!

                    We just returned from a marvelous weekend stay in Penthouse #3. Jim & Jeri-Lou were great to work with. They answered all our questions and kept us informed from time of reservation to time of our stay. The condo is exactly as shown in the photos - clean, modern, spacious, and fully-stocked with towels, linens, and kitchen necessities. The doorman was exceptional - so helpful to us, and provided great recommendations. The location is perfect - walking distance to everything. Parking was convenient in the attached ramp, and the Jewel store on the street level added to the convenience. We checked out around 9:30a.m. on Sunday then drove a block away to the Hotel Palomar for a fabulous breakfast (and valet parking, so no hassles with the car). There were 8 of us, ranging in age from 22-80, arriving by car and plane, and this was a perfect place to stay. We will be back!

                    This condo is simply lovely and a delightful place to stay! It's a perfect location and the views are outstanding. The unit is beautifully furnished and appointed and every detail in kitchen and other needs is met. We also appreciated the cleanliness and comfortableness of the furniture, beds, etc. The building itself is very nice and the doorman Everett is a hoot as well as very helpful. Jim and Jeri-Lou also were most helpful and professional throughout the process. Truly an outstanding rental experience.

                    Stunning views, Beautiful home, excellent location! Check in / Check out was smooth and seamless. The property amenities were fantastic. The gym made me feel guilty for not using it. And to top it off, complimentary fresh brewed Starbucks machine in the business center. The owners were thorough and friendly. Deposit returned very quickly. Can't wait until my next Visit!

                  Cancellation policy:

                  The security/reservation deposit of $450.00 and this rental agreement, completed and signed must be received before a reservation can be confirmed. Once Management is in receipt of your deposit and signed agreement, a confirmation will be issued to you. We will not hold reservations without a security/reservation deposit and this rental agreement, completed and signed. The balance of the total charges must be received 30 days prior to arrival. If the rental is booked less then 30 days in advance of your stay, the total charges are due upon receipt of this agreement. Failure to make final payments on a timely basis will result in automatic cancellation of your reservation and loss of the deposit paid. This rental agreement is being entered into and shall be performed in the state of Illinois, which shall be the proper venue for any legal proceedings concerning this agreement. CONDITIONS OF RENTAL 1. CHECK-IN TIME IS AFTER 3 p.m. CST and CHECK-OUT IS 10 a.m. CST. This agreement does not create a tenancy or residence. You must depart at the appropriate time unless other arrangements have been made with management. 2. This is a NON-SMOKING unit. Any evidence of smoking in this unit or on the balcony will result in forfeiture of security deposit. 3. This reservation is for quiet accommodations. No more than 12 people are allowed on the property at any one time, without written permission from James Friedkin. No more than 8 overnight guests. 4. Quiet hours are in effect at all times. This unit is located in a High-Rise very private residential building. Therefore loud and amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Any complaints will be seen as a violation of this condition. 5. Pets are NOT permitted in the rental unit under any conditions. Any evidence of pets will result in loss of security deposit 6. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 7. SECURITY/RESERVATION DEPOSIT - A security/reservation deposit of $450.00 is required. This must be received at the time of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent: However, it is fully refundable within (15) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. The property will be turned over to you in a clean condition and must be left in the same clean condition. Additional cleaning if necessary will be charged back at the rate of $40.00 per hour. Any additional cleaning fees will be itemized and deducted from security deposit. b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. d. All keys are left with the doorman. e. All charges accrued during the stay are paid prior to departure f. No linens are lost or damaged g. No early check-in or late check-out h. Parking passes are left with the doorman. i. The renter is not evicted by the owner (or representative of the owner), local law enforcement, or the security company employed by Grand Plaza. 8. PAYMENT – An advance payment equal to $450.00 is required at the time of your reservation. The advance payment will not be applied toward the rent. Please make payments in the form of traveler’s check, bank money orders or cashiers checks. Master Card and Visa will also be accepted. The balance of the rent is due 30 days prior to arrival. If the rental is booked less then 30 days in advance of your stay, the total charges are due upon receipt of this agreement. Reservations will not be confirmed until the deposit is received 9. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 10. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 11. MAXIMUM OCCUPANCY – The maximum number of overnight guests per condominium is limited to four persons in a 1bed/1bath condo, six (6) persons in a 2bed/2bath condo and eight (8) persons in a 2bed/3bath or 3bed/2bath or 3bed/3bath. An additional charge of $200.00 per person per night for guests in addition to the maximum occupancy will be assessed, and forfeiture of security deposit. 12. THIS PROPERTY REQUIRES A One (1) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods, and special events. If a rental is taken for less than one (1) day, the guest will be charged the one-day rate. 13. INCLUSIVE FEES – Rates include a one-time linen-towel set-up. Amenity fees are included in the rental rate. 14. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, it is available at an additional rate. Beach towels are provided. We do not permit bath towels to be taken from the unit. 15. RATE CHANGES – Rates subject to change without notice. 16. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. 17. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 18. PARKING– The unit has one assigned parking space. Garage opener is obtained at the time of check-in and must be returned at the time of check-out. Failure to return parking pass will result in forfeiture of any deposits. *****DISCLAIMER***** This information, while deemed reliable, is not guaranteed. Guests acknowledge that James Friedkin or Jeri-Lou Zike do not authorize the use of any equipment except with the complete understanding that the risks associated with use is assumed by the guests. ****PLEASE NOTE******** AS A REMEDY FOR VIOLATION OF ANY OF THE STATED CONDITIONS OF RENTAL IN THIS AGREEMENT, THE James R. Friedkin, Jeri-Lou Zike or Grand Plaza be responsible for any loss, expense, damages, claims or injury, direct or indirect, consequential or otherwise, whatsoever, caused or incurred whether arising in contract, or otherwise in law or equity as a result of rendering of the services or accommodations as described in this agreement or as a result of any delay(s), substitution(s), rescheduling(s) or change(s) in the services or accommodations arranged by James Friedkin or Jeri-Lou Zike. Additionally, James R. Friedkin, Jeri-Lou Zike or Grand Plaza shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided or substituted. James Friedkin or Jeri-Lou Zike at all times will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. James Friedkin or Jeri-Lou Zike in their sole and unfettered discretion, reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. James R. Friedkin, Jeri-Lou Zike or Grand Plaza will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. James R.
