Tres Palmeras is a fabulous oceanfront villa on the Caribbean, just north of Tulum. The stretch of coral beach is part of a protected turtle nesting ground and from May to September you can see large sea turtles coming ashore to nest.
Built in 2003, the 2-story villa has 2 identical masters each with a king sized bed and 2 guest rooms each with 2 queen sized beds. There are also 2 full sized blow-up mattresses, so all can be very comfortable. Each bedroom has a private bathroom, a balcony and its own AC zone with independent thermostats.
The villa has covered verandas, a large roof-top patio and an inviting swimming pool - all overlooking the ocean. The décor is calm, inviting and colorful.
The caretakers live in the casita above the garage and will be there to clean daily and help with meals. The house is equipped with washer and dryer units, linens (including beach towels), TVs and DVD players, just about everything you need for the kitchen and much more.
Cell phones work and there is wireless internet connection, so bring your laptops.

Beautiful and well cared for home with kind and efficient caretakers. Right on beautiful beach so you can go to sleep with waves crashing. Very relaxing and low key with easy access to snorkeling, ruins, dining, fishing, shopping and more. We enjoyed just laying out on the back deck by the pool. We took our three teenagers and they enjoyed it too. We'd go back!

Tres Palmeras was everything we hoped for and more. Without repeating the information in some of the other reviews, the things we were most concerned about were; The air conditioning. It works just fine and it's great to have individual units for each bedroom. I wish we had that in our Texas home! Showers. They're superb. Always plenty of pressure. Little things can be so annoying to not have in a short term rental! Tres Palmeras really has it all. A 3-4 gallon bottled water dispenser in the kitchen was always replaced by Juanito before running out. Kitchen cabinets full of spices and oils, probably left behind by previous visitors. All the paper towels and tp anyone could use. Gallons of laundry detergent by the washer and dryer. Big side by side refrigerator/freezer. Dozens of snorkels, masks and fins for everyone.There were even many containers of tanning lotions, again probably left behind by previous visitors. And we left some things ourselves, including half a dozen unopened or almost full bottles of Tequila, Rum and Vodka(so hurry down. The housekeepers, Juanito and Reina, don't drink!). Juanito and Reina are amazing, always there when needed but never in our way. The truth is that we loved Tres Palmeras so much that I'm a little hesitant to post this review for fear that next year it'll be all booked. But I'm a golden rule type, so here ya go..... By the way, we were there for 2 weeks in August. Sea Turtles dug nests and layed eggs 3 feet below our dangling feet every night. We even "saved" 25-30 newborns by bringing them from their hatching eggs to the water's edge. Our kids were in heaven!

My wife and I had the pleasure of staying at Tres Palmeras for a week in May of 2013. It was all we expected and more. The house is as the pictures detail but they could never show the feeling we had the whole time we were there. The vibe was just amazing. The caretakers Juanito and Reina were exceptional. Even though they don't speak english and we don't speak spanish we communicated quite well. We loved the fact that they were never around unless we wanted them to be. They would do their work while we were out on excursions and there was so much to do. Xel-ha was an all day adventure and we did it all. I have never snorkeled so long and everything else there was fun too. X-caret was just unbelievable. The butterflies,birds, horses, sharks,bats, zip lines and just walking through the jungle was another full day of adventure. There is so much to do it is hard to do it all. The swimming hole by the house is beautiful the restaurants close to the house and in Tulum were all good. We got to see where the turtles came up and laid their eggs even though we missed them actually do it by an hour. I went in for an hour around ten at night and when I went back out at eleven they had been there and gone. We saw their tracks and the big holes they dug but somehow missed them. Oh well maybe next time. I'm sure there will be a next time because it was one of our best vacations ever. We have been all over the world and seen just about every thing we ever wanted to see and Tres Palmeras was right up at the top. It rained a whole day and we just sat around the house watching the surf and jumping in the pool and that was a great day too. Thanks Pam. Your house was everything you said it was. The place was awesome, the staff was great, the only concern was the constant wind that limited us from doing things like playing cards on the patio or using the roof top patio. However, it may have been a blessing in desquise as it would have been very hot without a wind. I'm not sure if was windier than normal or if this is common, but other than that, this is a great place.

Great for a family holiday
Great for a family holiday
We spent the week following Christmas at Tres Palmeras with three generations and can't say enough good things about the house. It's big enough that everyone has space and also very well suited for travelers with young children (ours are 2 and 6). The beds are comfortable, the pool fantastic and even though the beach is rocky, the caretakers clear the sand in front of the house so kids can play. You won't be swimming right here, but there's a great cenote on the street and it's an easy drive into the Tulum beach, which we did almost every day. The caretakers not only clean the house every day but also will cook - be sure to ask for Reina's awesome chiles rellenos! I would definitely recommend this house to someone else and will probably be back myself. It's hands-down the best value we found in the area.

The home is located in front of a coral reef between two tranquil bays, Tankah and Soliman. It is open ocean so you see waves crashing on the reef and there is a constant breeze which allows one to sleep with open windows (there are screens). Given time of the year (January) the wind was a bit stronger than what I suspect in other seasons. The house is lovely, open, spanish style with lots of tile and nicely appointed. Two living areas (one up and one downstairs), the two master suites have comfortable beds and very large bathrooms with sunken tile bathtub/shower condo. The other two bedrooms have lovely baths as well. The kitchen is very large and there is a bar area with stools and a large eat in area if you prefer or a great round dining room table overlooking the pool and ocean beyond. Spent most of our time in the covered patio, the palapa or the roof patio with stunning 360 views of the ocean and jungle with great sunsets! Last but not least, Juan and Reina, the caretakers, made this vacation unique. Reina cooks well and healthy. Planned the whole week menu, they offered to get the groceries and it felt like we were at someone's home. They were very sensitive not to intrude in our privacy. While they do not speak english, and I speak spanish, I suspect that anyone would be able to communicate and have a similar experience. They maintained the property and did housekeeping daily. The house also has a washer and dryer and anything you would need. The owner, Pam, was not kidding when she said bring your clothes only. The house is in a gated community so while we kept our valuables in a safe, mostly left the house open, knowing Juan and Reina seldom leave the property. Nearby is a cenote, Tulum is about a 15 minute drive and has the ruins, groceries and an interesting town to visit for local folk art. We left the house very little and highly recommend it to anyone that wants to relax to the roar of the waves and to Reina's daily two rounds of guacamole!

Tulum January 2010 Our visit to Tulum and Tres Palmeras can only be described as a moment in time when a dream becomes a reality. The house was beautiful as well as comfortable. It didn't take long to feel at home once we got use to the magnificent view of the Caribbean from the back terrace. The pool overlooking the waves as they break on the surf is a nice touch. Our room was the upstairs master bedroom and the bed was very comfortable. The cool breeze coming though the screen door and the sound of the wave was very relaxing and soothing. The house and beach was kept very clean at all times and the caretakers were very patient and understanding with our broken Spanish, truly lovly people. Bella, the house dog, was also a joy since we left our dogs at home and missed them. Having a sweet dog to give a little loving was a great comfort. The kitchen is well equipped and we had some great meals at the house. I found Tres Palmeras a good place to clear the mind of the rat race we left behind. Tulum is a quaint little town and the people are so friendly. However, our favorite places were along the beach road. We went to several places and everywhere we went the food, the drinks and the beautiful beaches were great. We really enjoyed the salsa band and watching the people dance under the moonlight on the beach at La Zebra. In a way, it felt like we were in a fantastic movie; it just didn't seem real, but it was. The Mayan ruins were also interesting and well worth visiting. We want to thank the household and family of Tres Palmeras for the best vacation we ever had. We found our time at Tulum very special. We have shown our pictures to our families and friends and told them about our adventures. All the conversations end with, "We need to start planning when to go." Needless to say, we will return; probably a few times. Why go to Hawaii (and we've been), when you can go to Tulum and stay at Tres Palmeras?
