Casasellate is happily placed in an exceptional, green valley of Mediterranean heath land, surrounded by oak woodland and close to rivers, into a private that runs as free and clean as it has for time immemorial, into a 230 hectars country estate.
Within the grounds of this fine country house, there are splendid walks through fields and woods and across rivers and brooks, all of which are maintained in full respect of their natural ecology. Beyond the boundaries lies The Berignone Province Natural Reserve, 1,500 hectares wide, which can be explored on foot, bike or on horseback.
A huge garden bordered by tall oaks surrounds the house. Opposite the front of the house is a hexagonal swimming pool (nineteen meters by eight), two summerhouses, tables, chairs, barbecues and everything for enjoying summer days out of doors.
Just beside the garden there is a golf driving range, for the house sole use.
Casasellate is a fine residence of some 400 square meters on two floors, decorated in the finest taste and beautifully furnished with both antique and modern furniture.
The front door opens to a magnificent living room which provides many different corners: in one there is a billiard table; in another, comfortable modern armchairs; finally the enormous fireplace and sitting area (which is especially appreciated for holidays in the cooler weather). These areas, at the far end, open out into the dining room.
A door in the dining area leads on into a hallway through which there is access to bathrooms and toilets, and to the kitchen. The kitchen is large and well equipped; it has a door to the outside and overlooks the garden and surrounding fields.
On the upper floor, reached by a wooden stairs that ascend from the living room, there is the library (with television) and a large, very pleasant breakfast room. These interconnect by passageways without doors, an architectural feature which enhances the convivial atmosphere of the house. Around these two central rooms are found the six bedrooms of the house: four are furnished with a double bed and two with two single beds. Four additional single beds are available. Five bathrooms and a large terrace complete the upper floor.
Casasellate is equidistant from the two airports of Pisa and Firenze. Pisa and Firenze are each about an hour by car, whilst the third city of our area, Siena, can be reached in three quarters of an hour. The sea is forty minutes away. Besides Volterra, on the hills closer to home are, San Gimignano, Colle Val d’Elsa, Monteriggioni, Massa Marittima and other richly-endowed, Tuscan towns.

About the owner: We were born in Tuscany, having lived away for professional reason, we could not resist the charm of living a part of our life in a farm like Casa Sellate. As soon Casa Sellate has been “home”, as I wished, wide, cozy and welcoming for joining our relatives and friends . Because of my passion for the art of eating well, I realized my kitchen like a place “ad hoc” for cooking, also together with my guests. I like living in open air and outdoor activities in my garden and farm, long walks through woods and Mediterranean scrub.
Why the Owner Chose Volterra:
At the end of the 60's my husband and I felt in love with this house and country estate, while we were looking for a farm in Tuscany, where growing our sons. Right away the house became the meeting place where family and friends enjoyed staying together during holydays and vacations: nothing draws a group of people into closeness and a sense of unity as much as delight of a discovery in living in truly unspoilt nature. It has been the best time of our life and after job and study brought us living away, Casa Sellate still remained for all of us the house where joining together. Then we realized we could offer our family farm to guests coming from everywhere to enjoy Tuscan country atmospheres and culture.
