Aventuras Akumal, located just five minutes south of Akumal Bay, offers visitors a long stretch of soft white sand beach, sparkling turquoise water, and excellent opportunities to enjoy the snorkeling, scuba diving and fishing found along Mexico's Riviera Maya. The beach here is never crowded and the living is easy.
Newly renovated, Casa Palapa highlights the bright colors and rich natural beauty of it's surroundings. Casa Palapa is located perfectly on the sandiest part of Aventuras Akumal's beach making it easy to enter the water.
Casa Palapa offers a spacious living and dining area on the main level with cool ocean breezes moving through. Floor-to-ceiling glass means that you can always enjoy the incredible views. The atmosphere of a cool and comfortable haven is enhanced by marble floors and bright colors. Also on the main level is a fully equipped kitchen along with a full bath.
Off of the main living and dining area is a covered beachside patio and the palm bordered sand deck with beach furnishings that provides just a little additional privacy and a perfect setting for sun bathers.
The upper level consists of three air conditioned bedrooms, each with ocean views and private beachside terraces. The master bedroom has a large private bath done in marble. The two guest bedrooms share another large marble bath.
The open, shady beachfront Palapa accommodates 2 hammocks or a table and chairs for ocean side dining.
For an additional fee our English speaking Property Manager is available to arrange private fishing, snorkeling and/or SCUBA diving. He can also help provide additional services including babysitting, special meals, laundry, etc....

We stayed at Casa Palapa for just over a week at the end of May/early June 2013. I had been meaning to leave a review sooner but with a 2 year old it tends to take awhile to get anything done. My family (me, my husband, our almost 2 year old at the time, my father and my aunt) was pleased with the location & were thrilled to have seen a turtle laying eggs on the beach right in front of the villa on our last evening there. The weather did not cooperate during our time there & we ended up with a flooded living room near the T.V. (the windows leaked with the heavy rain & we were worried about turning on the TV with the water pooling around the extension cords). The groundskeeper and the housekeeper did a fabulous job & even brought out beach toys for our son. We can't say much about Pio as we only saw him on check in & a couple hours before we checked out. We were disappointed to have had a hassle getting any of our utility deposit back upon leaving. I would suggest building this utility deposit into your rate with no expectation of getting anything back- then feel free to use the utilities as much as you want- (since we were careful not to use much and ended up with very little returned). The Air conditioner in the master bedroom was too loud to sleep with- it made a loud racket, and we never turned the other ones on- so I don't know how well they worked. We rented a car while there- which gave us freedom to come and go as we pleased (I also felt it was necessary to have one while travelling with a toddler).

Owner response: Dear Valued Guests, We'll start by stating that the electricity rate charged for ocean front vacation villas is extraordinarily high all along the Riviera Maya. The method used to establish vacation rental rates, by most other villa owners and property managers, demands that they factor-in an estimated "Guest Electric Expense". Owners must consider the worst case of electricity abuse, then recover it through a higher rental rate for all. On the other hand, we prefer to keep our rental rates for Casa Palapa the lowest on the market and charge separately for actual electricity used. This conservation practice—our policy for more than 4 years--offers our guests a choice along with an opportunity to save energy and money. The more you use, the more you pay. You pay for exactly what you use vs. an inflated estimate. Our’s is a custom approach that saves you money. We understand how precious your vacation is to you, your family, and friends. Our Team does their utmost to make sure that Casa Palapa is your best vacation ever. Pio & Luz are our Property Managers for 10 years and live right next door. Norma has been Casa Palapa’s Housekeeper for more than 20 years! Fernando, our Gardener, maintains the grounds and will open a coconut for you, too! We try, but we realize that we can’t please all of the people all of the time. However, we are happy to please most of the people most of the time! Thank you! We welcome constructive criticism. Since your visit we have replaced all 3 air conditioners with new state-of-the-art energy conserving models. We have also re-caulked all windows on the ocean side where water leaked in. What a beach house should be!!!
Highly recommend this house for anyone wanting a relaxing and fun beach vacation. The house is bright, spacious, comfortable, great ammenities and in a gorgeous location. Noma the housekeeper and Fernando the groundskeeper were always friendly and helpful, if we had any small maintenance problems they were fixed that day. If you are up for activity there is great snorkelling off the beach and the house has two kayaks that we used several times. If you just want to relax, the hammocks and beach chairs are only steps out the door. Myself and 4 others stayed for 10 days at the beginning of March and would definatley stay here again if the opportunity arises. The owners made the booking of the property easy and gave perfect directions on how to get to the house from Cancun airport. Would recommend renting a car as there are so many places to go see within a short distance from the house. You can walk up the highway to take a colectivo (bus), but we didn't feel our time was best used waiting on buses to go anywhere, especially to get groceries. There is local grocery and restaurants within a 10-20min drive and small local villiage of Akumal just a few kilometers up the road that has a quaint shopping area and some nice restaurants. Tulum is only 15minutes south and Playa Del Carmen 40min north, both make a great day trip. We had a few great meals at Oscar and Lalos just a few minutes drive away, fresh seafood great service. There is also a great selection of restaurants in Puerto Aventuras, some with live entertainment and others just great atmosphere. Casa Palapa, thank-you again for a great time away... we came from snowy and cold Canada and it was nice to be on white sand beach rather than white snow roads!!

Best beach vacation ever! We've already reserved Casa Palapa again for June, 2013!
The four of us (my wife and our two best friends) have previously stayed in all-inclusive resorts in Playa Del Carmen, but we decided to try something different this year. Casa Palapa was referred to us by my wife's parents who stayed in Casa Palapa the year before. They absolutely love the place. We rented a car, so we were able to visit Chichen Itza and Tulum. Tulum was less than a half hour drive away. Two nights Pio and Luz made us Mexican and Mayan dinners. They served us outside under the beach palapa. The setting was fabulous. There were so many things to do that the week went by way too fast. Pio took us fishing one morning. We also spent one day in Puerto Aventuras (a 15 minute drive north) and experienced dolphins close up and personal. We never had a problem with the driving because there's really only one main road (highway 307) that runs pretty much north and south. We took a tour of the Bahia Principe Golf Residences across the street and received 4 free rounds with clubs and cart PLUS dinner! They have 2 Robert Trent Jones golf courses right across the highway from the house. Our favorite Mexican restaurant was "The Ultima Maya" on the Pueblo side of the highway. If you want authentic Mexican food, atmosphere and low prices you must eat at The Ultima Maya across from the water tower in the Pueblo. By the way, the snorkeling straight off the beach behind Casa Palapa is excellent. You swim out for about 15 minutes and come to some nice coral heads with lots of fish. One day we saw a turtle while snorkeling only a few minutes. The absolute best part of our visit took place the last night when Pio knocked on our door one and led us out to the beach where we watched baby sea turtles crawl from their nests through the sand and into the water. Of course we had to help a few. It was a fantastic experience. We have already reserved Casa Palapa for a week in July, 2013 when the turtles will be laying their eggs. Pio explained how they come up out of the sea and crawl up near the house and dig their holes for their eggs. It's a process that takes place in Akumal every year in June and July. In closing, we highly recommend Casa Palapa. You will not be disappointed. Pio and Luz are great. Norma the housekeeper does an excellent job of keeping the house clean and they also have a great gardener (whose name I can't remember right now) who keeps the sand raked for us.

My Dad and his wife planned a family vacation for nine of us: four adults, two adult children and three kids. We knew we were staying in a house rather than hotel, so we had lower expectations of "services" and were looking forward to spending time together in sunny Mexico. The house is lovely, situated on a beautiful stretch of beach, with lots of outdoor seating/lounging space. The three bathrooms, bedrooms, kitchen, and common space were cleaned daily by our "maid", and the grounds were kept beautiful by a groundskeeper. We found places to go locally (Chichen Itza, Tulum, lagoons for snorkeling, etc.) and when we weren't busy, were very happy strolling on the beach or sunning ourselves in our yard. You really need a car to be content here! I am seriously considering this house for a future vacation.

Pros: 1) great location. It would be insanely awesome except for the empty site beside it. It's a little bit sketchy. There is a large resort to the south and smaller ones north, however the house is nicely situated between them. 2) beach is clean, swim-able and pretty good for snorkeling 3) all the rooms had sliding glass doors which let in great light in the morning At the time off our rental these were the cons: 1) no internet offered. 2) No laundry service initially, then no self-access to the laundry machine; 3) The laundry room seems to be used a a storage room for some of the other units serviced by the maid. 4) The house is in need of some small repairs (such as faucet replacement in the main kitchen... which was dripping non-stop after it's first use). Services: A swing beach bar is just three houses down. Our friends ate there without issue and reported it was good. The drinks and company were great at the bar. Tulum is a pretty easy drive, and Playa is a little farther. Xcacel Beach is very close as well and a great beach to spend the day at. Obviousily Akumal is very close too. Note: we had a car, which is much easier to deal with. The walk to the highway is a little under a mile (I think). During the day we saw cabs there, and it's easy to catch a bus or combi on the highway (this is what our friends did; the downside is you are dropped off across the road). Equipment: Two single person kayaks, although the paddle for one was broken. 3 or 4 life vests. I don't recall seeing snorkel gear at the house... we didn't ask though since w had our own. The caretaker was very helpful as well. The maid did not speak english and didn't seem impressed that she had to do laundry for us. We didn't have any issues with the grounds keeper. fyi - Leos Pizza in Chetumal is great.

Owner response: The unoccupied lot next door offers an enhanced level of privacy most appreciated by the vast majority of our guests. Casa Palapa is now equipped with WiFi, so bring your laptop, smart pad or iPhone! We also have a big flat screen Sony TV. All Kayak paddles are in place and ready to go! Try Kayak Surfing or paddle out to the coral reefs for some snorkeling. Our Property Manager since 2004 lives right next door and speaks perfect English. He can arrange many activities for you including fishing, Maya Ruins, Special Meals, Babysitting, etc.... Casa Palapa is situated on a sandy beach which makes it easier to enter the water. All 3 Bedrooms have an open water view of the sparkling Caribbean. Casa Palapa was awarded "VRBO Best Value" for the past 3 years!
