Rafters is situated in a quiet cul de sac within the exclusive Old Leeward Development directly opposite the Parrot Cay Landing. It is sited on a 1 acre fully landscaped plot facing the canal, with a sculptured pool, large deck and an 80 feet dock with ramp access. From private terraces on the second level, the beauty of the mangroves and small archipelago of cays that link Provo to North Caicos can be viewed. Trade winds sweeping off the "banks" offer a cooling respite to the tropical conditions.
This brand new villa offers 6 bedrooms and 5.5 baths. All of these beautifully situated spacious rooms offer king size accommodations, three with en suite shower facilities, the master having a side by side jacuzzi bath. Note that three bedrooms have fixed King size beds and that the other three/optional fourth have King size beds that have the option of being made up as twin beds. On the main level is a fully wheelchair accessible king room with en suite wet room, and of course, this room may also be made up as two twins depending on the client's wishes. In addition to the 6 bedrooms, there is also an office that may accommodate two upon request, and two additional beds may be moved into two of the upstairs guest rooms to maximize the full potential of the home. There are TVs in most bedrooms.
There is a family bathroom upstairs with separate shower and jacuzzi bath. Also on the main floor there is separate cloakroom and laundry room with both washer and dryer for the convenience of the guest.
The fully fitted professional kitchen with walk in pantry offers side by side refrigerator with lower drawer freezer, ice maker, dishwasher, microwave/convection oven, professional glass cooktop with electric oven, plus double sink with fantastic views out over the canal! Any meal can be prepared in this kitchen, with full entertaining possibilities.
Large glass sliding doors open up from the Great Room designed to entertain with a 50" television and full music system out onto the exceptionally large pool terrace overlooking the canal. All rooms and outside areas are connected for sound and individually controlled to the entertainment centre, plus Rafters is wired for wireless broadband. Indoor dining is positioned between the kitchen and living area.
Outside there is a large open air kitchen block with large built in gas grill, fridge and ice maker and table for 10-12 people. Around the kitchen area is a sit up bar and included in the block is a wet room and a storage room.
The house is well positioned to be cooled by the Leeward trade winds, but air conditioning is available at cost.
The sun hits the deck virtually the whole day, while setting directly down the canal offering the perfect reason for early sundowners!

Why the Owner Chose LeewardBrid and Geof first visited the island in 1994 and fell in love with it immediately. Knowing that this was the place for them to retire, they soon purchased their property in Leeward, but waited for several years before beginning the design and building process. They knew that a canal property would provide a neighborhood where their children and grandchildren could feel at home, while being able to have their own boat in order to spend time on the water and enjoy all that TCI has to offer. Rafters was completed in January 2010, and Brid and Geoff have enjoyed it thrice already with extended family!
The Unique Benefits at this HouseWe are within the most prestigious development on the Island, somewhat away from the main hustle and bustle yet close enough to Grace Bay and the necessary shops. The house is on a cul de sac for added security and that neighborhood feel. Rafters faces down the canal for that on water experience, with the sun setting across the terrace for that perfect evening experience. The large sculptured pool with fabulous terrace designed for entertaining is complimented by full outside covered kitchen with table for 10/12 and a sit up bar. This home is the perfect venue for a celebration! There is also an 80 feet dock with a ramp to pull out a boat. The boat for Parrot Cay leaves from just across the road and many boat excursions leave from two nearby marina facilities.

Have you ever dreamt of a white sandy beach, azure blue sea, warm soft breeze in Blue skies and watching the sun go down in your own private world of wonderment the 'Rafters' is a must place to stay. Access to this magnificent house is either by private road or boat, which has its own private dock. This grand newly constructed house has everything you require, and more than you could imagine, mainly due to the owners attention to detail to the finer things essential to a good holiday. The owners are clearly proud of their home and did everything, and beyond, to ensure our holiday was all we had dreamt of. The house was just as promised. The house is beautiful and had every amenity that my group of 10 needed. There was plenty of space for everyone and the rooms were all quite comfortable. We loved sitting by the pool and cooking outside on the grill. The owners were so helpful both before and during our stay. We would definitely recommend staying at the Rafters!

What a location!!! What a home!!!. We have just returned from a holiday, with 10 others, in "Rafters".The sheer spleandour and luxury of the house , with its 7 bedrooms.its magnificent lounge and dining area with its large T.V.and all round music system,its ultra modern kitchen , was matched only by the stunning views from its balconies on to its huge deck area surrounding the sustantial swimming pool, jacuzzi and kiddies pool, and, of course, its excellent outdoor kitchen with surrounding bar containing a state of the art B.B.Q. All of this was surrounded by colourful mature gardens that provided colour and shade during our stay. On many evenings as we sat on the terrace to watch the sunset and welcome visitors arriving by boat to the magnificient private dock attached to the property . we really felt very priviledged. When we reluctantly left Rafters for day trips by boat to adjoining islands we enjoyed miles of white sandy beaches and blue seas in abundance and then on occasions we visited a number of excellent restaraunts, all of which were within 10/15 minutes of Rafters. However, our abiding memory is of the sheer luxury and comfort of Rafters and the peace and relaxation it offers.

My husband and I were recently married on our home island of Providenciales, Turks and Caicos. We had close to 75 guests fly to TCI to celebrate with us! We rented Rafters for 7 days around the wedding and it was the best decision we could have made for that week. We had 6 couples staying in the house, mainly our wedding party. The outdoor Pool and BBQ area was fully set up for BBQ parties. The owner's had clearly thought of every detail. Each room had its own unique detail that made it special, and all rooms had their own bathroom. Our guests were blown away by the place. It's location right on the Canal in Leeward made it ideal for boat trips. We booked the Atabeyra for a sunset cruise and they actually pulled right up to the dock in front of Rafters to pick us up! The whole experience was so much more than we could have hoped for. After the wedding I ran into another couple who were enjoying their honeymoon here in TCI. As we were talking, I found out that they also had their wedding party stay at Rafters and their experiences and comments about Rafters mirrored mine. Thank you for making our wedding week such an unforgettable one for everyone!

The home is so well equipped - everything and more one could ask for on holiday! Close to all necessities and in a very safe neighborhood.As a group of 10 the house was very roomy - and the children loved the pool. So did the adults truth be told. We stayed in this beautiful home for two weeks with friends of all ages and three, two year olds. The house was wonderfully equipped with all the mod cons you could wish for and more! Inside and out is highly spacious so no one feels on top of each other. The pool was always a wonderful temperature and sometimes a welcome relief from the gorgeous heat of the Turks. We had romantic meals around the outside bar, cocktails on the terrace and family meals around the large indoor dining table. The house is perfectly located, close enough to everything you need but also very secluded. I couldn't recommend this house highly enough - perfect for a family get together, all types of parties or just a week away with friends. Can't wait to go back ;)

The property is fabulous, highly recommended, with high end finishes, a fully equipped superb kitchen. We were a full house, of adults and children, for a family reunion, and never did it feel cramped. The facilities are great with plenty of privacy. Fantastic exterior entertaining area, where we had wonderful relaxing meals around the round table, able to accommodate at least 12. The pool area is wonderful for catching the rays, reading and enjoying the Provo breeze. Great location for the shops and Grace Bay Beach, a must for a walk, swim, and sundowners. Look forward to returning again soon!

Wow! This home is stunning and perfect in every way. The pictures don't even do it justice...the high end finishes make this home extra special. My fiance and I stayed here for a weekend in September 2010, while finalizing details for our upcoming wedding, and loved it. We've already reserved The Rafters for our family to stay for the wedding week and for a big celebration party for our guests. I've planned events in New York City for years, and this is a perfect party spot. Great indoor/outdoor sound system, outdoor kitchen, tons of outdoor seating options, gorgeous water views, etc. The location is great - private yet only a 5 minute drive to Grace Bay Beach, restaurants, nightlife and shopping. I love beachfront and wondered if we would miss being on the ocean even though the house is on the water, but the views and breeze off the canal made us feel like we were on the beach already. We were looked after very well during our stay, and the owners provided for all our needs and questions. We would recommend this place to everyone we know. It would be great for a wedding, party, family reunion or just friends and family enjoying quality time.

We stayed at Rafters over February vacation and had an absolutely great time. We've visited Provo many times before, and found this property to be superior to others because of the great location, and proximity to the grocery store, beaches, and golf. There were six adults, and 7 kids, and the house felt spacious, and well planned for large groups. We can't wait to return!!
