The 2012 Spring Break "FAMILY SPECIAL" for $2,200/week (Saturday to Saturday Rental beginning 03/03/12 & ending 04/13/12 includes the departure cleaning fee and all applicable taxes and any other fees). This deal is for FAMILIES ONLY, I will NOT rent to vacationing college or high school students. I own this condo for the enjoyment of my family, friends & guest. Me, the other Grandview owners, and management, AIM TO KEEP GRANDVIEW A FAMILY PLACE, NOT A SPRING BREAK HANG OUT. Therefore, FAMILIES ARE WELCOME, AND ENCOURAGED, TO STAY AT GRANDVIEW. The RESPONSIBLE PARTY for the rental MUST BE AT LEAST 25 years old to rent Unit 405, and proof of age (faxed or e-mailed copy of drivers license from renter/responsible party) will have to be provided before reservations are finalized. THIS PERSON MUST STAY IN THE CONDO DURING THE RENTAL PERIOD. Falsifying registration documentation is considered defrauding an Inn Keeper and will result in prosecution.

Saturday to Saturday rentals beginning 05/26/12 & ending 08/11/12. This rate includes the departure cleaning fee and all applicable taxes and any other fees.

- 2,115+- Square Feet of living space plus 2 balconies, Gulf Front, 4 BR, 3 Bath, Sleeps 8-10 (3 king sized beds, 1 set of twin beds, 1 sofa bed), 2 Master Suites (1 on beach side & 1 one on street side) & both have balconies. 4th floor end unit
- NO SMOKING – Grandview is a NON SMOKING PROPERTY (this includes balconies, walkways, pool area, parking lot) and this will be enforced by the onsite security and management. The cigarette/cigar/pipe smoke, and smell, is extremely difficult, & costly, to remove from the interior of the condo (i.e. upholstery, curtains, bed linens, etc.)
- NO PETS - NO EXCEPTIONS - If pets are found, you will be evicted with NO refund
- Beach side master suite has access to the beach side balcony, walk-in closet, and the bathroom has 2 sinks, "jetted" garden tub and separate shower
- The street side master suite has it's own central heat/air system, full bath with "jetted" garden tub and separate shower, wet bar and mini fridge
- Grandview (Construction completed in 2005) is located on Front Beach Road, about half way between Middle Beach Rd (Wal-Mart) and R. Jackson Blvd (formally known as Bechrich Rd near Edgewater Resort) and next door to the Majestic Beach Resort.
- There are only 9 units in our building with a floor plan like ours, and not all of these are available for rent.
- Grandview (West Building) is a 10 story building with only 45 total units in our building, and only 5 units on most floors, except for floors 1 & 2 (only have 4 units) and 10th floor (2 penthouse units).
- There is a on-site beach service vendor (during spring & summer)that offers: Chair/umbrella rental, parasailing, wave runner rental, banana boat rides, surfing, Shell Island tours, and sailboat rentals. We do NOT provide chairs/umbrellas. You will need to bring your own, or rent from the on-site beach vendor.
- Small fitness center located on the 2nd floor of the Grandview East Building
- 3 golf courses are within 5+- minutes: Hombre, Signal Hill, Edgewater
- Publix, Wal-mart , and several restaurants are located within a 5+- minute drive
- Pier Park is located only 10+- minutes (2+- miles west)away. Pier Park has a 16 screen movie theater, several restaurants (including Jimmy Buffet's Margaritaville & The Back Porch), shopping, nightlife (Tootsies Orchid Lounge straight from Nashville, TN), and the brand new smaller version of the beloved Miracle Strip Amusement Park.
- The Northwest Florida Beaches International Airport (Airport Code: ECP) is located 10+- miles North of Grandview. Southwest Airlines offers non-stop flights from Nashville, Baltimore, Houston and Orlando, as well as direct, or connecting flights, to 58 other Southwest “gateway” cities.

- WiFi (Wireless Internet) : We do NOT have “wireless” internet, but we do provide FREE “wired” (only one computer can connect the “wire” at a time) high speed internet. The modem is located underneath the TV (in the TV cabinet) in the living room). Just plug the wire into your computer, open your web browser, and a Comcast page should come up, but you do not need a password because it is free. However, there are several wireless signals that you can pick up from the Majestic Beach Resort (located next door to us), but they charge for the use ($9.95/day, $24.94/week, $39.95/month).

Why the Owner Chose Grandview West at Long Beach
I have been vacationing in Panama City Beach since I was a baby. As a child, I dreamed of owning my own condo in Panama City Beach. When I was condo shopping in 2005, I looked at just about every new condo development in Panama City Beach, and after a lot of "looking", I found that Grandview was the nicest (based on size and interior finish) place on the beach. Our condo is much more like a house than it is a condo. There are not as many 2,115+- Sq Ft 4 BR, 3 Bath condos in PCB as you might think. The low density (10 stories) of our building also appealed to me. Grandview is located within close proximity to golf courses, Wal-Mart, Publix, restaurants, amusements (mini golf, go-cart tracks, water parks, etc.) and shopping (Pier Park is 2+- miles West). If you are looking to make a condo purchase of your own, I highly recommend Grandview West.

Bill, Laura and their 3 kids live in “The Loveliest Village On The Plains”, Auburn, AL, however, we were both born/raised in Selma, AL. Bill is a Alabama Certified Residential Real Property Appraiser (Hardy Appraisal Service) and Laura is the Assistant Director of a local Baptist church based pre-school, and is a full time mom. We both grew up going on vacations to the beaches of northwest Florida. Now, Bill and Laura want to share their "little piece of paradise" with you.

This is a beautiful condo! We had a great week. It was nice, not too hot, overcast weather. We ate at Pompano's and it was delicious! (I recommend the shrimp pompano or the coconut shrimp). Also, we went to David's Sno-Balls (New Orleans Style). You MUST go there! Get a stuffed Sno-Ball (it has ice cream in it). They have so many good and unique flavors! David's is next to the Chevron across from Carabba's on Back Beach Rd. Thanks!

Our family had an absolutely wonderful vacation at your beautiful condo. The weather cooperated and the beach and gulf water were immaculate and crystal clear. Thanks again for allowing us to use for condo for only 4 nights this year. Hope we can return next year but we would definiely want to spend the full week. 07/03/10 - 07/10/10 - We have had a wonderful time this week - our rare family vacation when all the family can actually make it. The condo is lovely, the deck view is the only one I've been in that you can see the sun set. Teenagers, grown-ups, little ones - all were happy.
