Welcome to the cove, a charming, cozy year round home located on the West side of Seneca lake, just 3 miles south of Geneva. This privately owned home offer's over a 100'ft of level lake frontage. Located under 5 minutes away you have Geneva on the Lake, Belhurst Castle, Hobart and Williamsmith colleges, two golf courses, Geneva country club,Seneca lake country club, plus Restaurants and Wineries. Also located less than a 1/2 mile is world famous Roy's Marina. At Roy's Marina they offer a boat launch, boat rentals, fuel, bait, tackle, NY state licenses for all your boating needs.
This 3 bedroom cape cod style home with a breezeway and garage offer's all hard wood floors through-out. The fully stocked kitchen has solid surface counter-tops, gas range, refrigerator, microwave, washer and dryer. The dining and living room has a beautiful stone fireplace with a vent-free gas insert, to enjoy dining or relaxing by the fireplace. Downstairs there is a full bathroom with tub-shower,sink. Two bedrooms with plenty of closet space, ceiling fans, TV's, one with a california king and air conditioner and the other with a queen bed. The second floor offer's a spacious master bedroom with a TV, ceiling fan, and a california king bed and a air conditioner. A 1/2 bath located just in the hall way, with a sitting area with a fulton and a twin bed for extra sleeping. All linen and bed linens are included. Outside the covered breezeway with a wide open lake view, offer's a nice spot to relax and enjoy.
Between the breezeway and a 100 ft dock is a large level yard with a gas grill, pinic-table, hammock and a small fire-pit for small camp fires. Attach a one car garage is great for storage or added room. Parking for five cars is also a bonus with a private drive. Parking along the lake is very tight this is a great feature. Remember this is all a level spot with no steps required from parking area to the dock. Making it accessible for all your members of your party.

Raising our kids in this area watching them grow up on the lake enjoying activities such as water skiing, tubing, swimming, boating, fishing, hunting waterfowl, and helping out at our marina(Roy's Marina)roysmari@rochester.rr.com for Boat rentals
Why the Owner Chose Geneva:
After admiring cottonwood cove for years, we decided to jump at the chance to purchased it. We love the private setting level lot and the layout of the house. Built in the 50's it was one of the few houses built back then, for year long living, with great attention to detail.
The Unique Benefits at this House:
From past renters and ourselves we have enjoyed the great sunrises and just the peace and quite. We enjoy the camp fires at night and watch the moon come up.
