Our 7th Floor Roof Top has 5 well maintained BBQ’s, full community kitchen, 360 degree views, tables and chairs for everyone, perfect setting with creative lighting, unique to the Royal Mauian and breathtaking. The rooftop garden offers views of some of the most beautiful scenery in the world: splendid 10,000' Haleakala, the islands of Lanai, Molokini, and Kaho’olawe, Great whale watching in winter, the West Maui Mountains and some of the world's most spectacular sunsets in the Pacific.
Our 2 bed and 2 bath condo has a new king size and very comfortable Tempurpedic , two twin beds, which can be pulled together for another king size as desired. Each room has an overhead fan, tv’s and bathroom. Additionally, there is a full hide-a-bed in the living room for other guests as desired.

A perfect Maui getaway beachhead in the heart of South Kihei. With two small kids, we really appreciated able to pad across the manicured lawn to the beach -- no roads to cross. (And surprisingly good snorkeling awaits right out front: there seems to be a resident sea turtle.) Paul's place is clean and bright, with some nice extras like in-house laundry and garburator. We basically lived on the lanai, with its fab view.

We just got back from this fabulous property. My husband and I took our two daughters, 20 & 16 for a family getaway. The Royal Mauian was perfect. It's a few steps from Kamaole 1, which is such a beautiful beach with nice early morning snorkelling, standup boarding, swimming etc. The afternoon is quite windy, which is common for Kihei, so the beach was quite empty in the later afternoon. We enjoyed watching the waves crashing and the winds blowing, from the comfort of the balcony of the condo. The property has a lovely pool (perfect temperature) plus a beautiful rooftop garden, where the bbqs are located, and where you can mingle with other guests or just admire the beautiful 360 degree view. The kitchen in the condo was well-equipped and the view was beautiful overlooking the beach. The birds at sunrise and sunset are quite vocal and it is truly amazing listening to them, but you do get used to it.....very tropical. The grounds were beautifully maintained. The condo was across the street from snorkel gear and board rentals as well as the corner store. Fred's for Mexican food is close by and very tasty. Moose McGillicuddy's is located above Fred's and is great for "Taco Tuesdays" and happy hours. The family that owns the condo was so easy to deal with and just a text away when we had a few questions. Our family would love to go back next year to this condo as it suited our family's needs perfectly. Great location, great views, great amenities.....we loved it.

I had such a wonderful time with my two girl friends while staying at the "Royal Mauian Jewel"! The owner assured me that the condo would be well stocked with towels, picnic supplies, extra sheets for my friends visiting, etc. The place was awesome to say the least, very clean and well maintained. Michell, the manager, called me on the second day to see if I needed additional help, had any questions, or concerns! I was very impressed that she cared about my satisfaction so much, and I explained, "it is everything I had hoped for"! Our vacation couldn't have been better! I will definatly return to the same unit #306 if it is available; in fact I'll be booking the condo a year in advance to make sure I have the same lovely experience!

This unit was a big disappointment
This unit was a big disappointment
We stayed in this unit due to last minute plan changes and scrambled to find an available unit in high season. On the positive, the location can't be beat, it's sole positive feature is an oceanfront lanai that overlooks the beach and is large enough to have 6 people sit comfortably. Unfortunately, we had just stayed in an incredible condo on the west side for a week and had gotten used to a quality renovated unit. This owners of this unit clearly haven't put anything into this unit for a long time. While the living room furniture is adequate, the pull out bed is terrible (very old). The master bedroom bed is fine but the bedside furniture in both rooms is very old and generally feels not clean. The bathrooms are both very small and we didn't want to look very closely as the wallpaper is peeling and it generally didn't feel very clean anywhere either. The sink in the main bathroom drains poorly so we could barely use it. None of us felt like we could unpack our clothes into the closet or drawers, we just lived out of our suitcases. The kitchen wasn't much better, quite small and everything was old and cheap. We washed everything before using it and then couldn't even use the washing machine as the rubber liner was covered in mold. (we didn't want to risk having it come off on our clothes). Thankfully we only had to stay there 4 nights. To top it off, there was no key in the unit which is required for use of the pool area and rooftop BBQ area. When we notified the contact person on the first day she didn't get back to us until the next day. This is someone who made it very clear on her emails that texting was the best way to get a hold of her so I did as she asked (I also left her a phone message and email with no response either). The next day I asked her again about the key and got a one word reply 'ok'. We inquired at the desk that day and again on the final day if a key was every made available for us and was told no. After we got back home and I emailed my issues she said she had made one available the first day and responded "I find it unlikely that the front desk would lie about a new key not being available". That's basically saying she doesn't believe believe us. Pretty incredible! As it was, we were unable to use the rooftop or pool area on our stay. We wouldn't hesitate to stay at this resort again, but would definitely chose a different unit. This one was a big disappointment.

Owner response: West Maui offers multi million dollar units at primium prices for sure it doesn't surprise me that our place wasn't good enough. We had a problem getting a key made quickly, we rarely loose the roof top key, maybe once every 5 years. You dont need the key for the pool. Because of the key issue the guest wanted a re-fund which we should have done but our relationship wasn't of a kind nature. I'm not surprised she felt compelled to complain it was more of a retaliation then it was true. Sense this complaint we have renovated the unit, and installed a new washer and dryer. I personally spent a couple weeks working on her reported issues as well, it had a few issues but it was certainly clean. Cant please everyone but we do try.

The Royal Mauian is a perfect choice when staying in Maui. The location is directly on the water, with beautiful beaches to either side and wonderful snorkeling right out front. The complex is very well taken care of; landscaping is immaculate and the rooftop barbeque area very handy for preparing meals. This unit has lovely views from the lanai, and you will enjoy watching the sunsets each evening. While this is an older property and it does not appear this particular unit has been updated, it's perfectly adequate for a beach vacation. Each bedroom has a television, and there's a flat screen TV in the living room, along with a CD player. Bathrooms have hair dryers and one has a curling iron, and there are lots of fluffy towels. You will find the kitchen fully equipped, with a large washer and dryer, along with dish soap and detergent. On our visit, there are four working beach chairs and six beach towels. If you need umbrellas, boogie boards, snorking gear, etc., you can walk across the street and rent for a reasonable price at Snorkle Bobs. Be warned there is no air conditioning, so the windows must be open at all times. There are ceiling fans in each room, but on our visit, the tradewinds died down a couple of nights, and it was pretty warm, making it difficult to sleep. Many reviews of the Royal Mauian mention the loud chirping of the birds each morning quite early, and also at night, and this is true. I liked the sound, but some might not, so you may want to bring ear plugs. This is true of every unit in the building, not just this one. There was a minor problem in one of the bathrooms during our visit, but I was impressed how quickly the owners took care of this; thank you. We brought food with us, knowing how expensive it was in Maui. Highly recommend you bring some staples if you are traveling with children. You will find a Foodland up the street, a Safeway a little further, and a Whaler General Store across the street for extra supplies. Maui Tacos, also across the street, has pretty good takeout. There's a Round Table Pizza by Safeway that delivers; look for online coupons and print them out before you arrive. Within short walking distance is also a Pizza Hut. Try Ono Gelato while you are there; yummy. One of us took surfing lessons with Maui Wave Riders and had a great time. Very professional and fun. I would highly recommend the Royal Mauian and this unit. Would I rent this unit again? In a minute! Thanks!
