You don't have to drive to the coast or break the bank to have a beach house vacation! At the LBJ Beach House, everyone - adults, kids and dogs - will love to run through the shallow water, skip rocks, fish or dive into the deep waters. Your own private beach awaits you!
The LBJ Beach House is newly remodeled with a wide open floor plan that sports a view of the water from every angle with Packsaddle Mountain as a backdrop. The Beach House is on the Llano River, an arm of Lake LBJ. The river is shallow in places which makes it ideal for walking in off of your own private beach. Although there is no dock, a channel has been dug making it easy to access the lake from the beach for your own boat or personal watercraft. The far side of the river is deep enough to boat and jet ski.
Although this is a two bedroom home, the LBJ Beach House is very spacious and can sleep up to 12 in beds, with a 12 guest capacity. It also has two full bathrooms, open layout with spacious kitchen, separate laundry room, living, dining AND sitting area...very unique in a two-bedroom home.
BEDROOMS;
The Master Bedroom has a wonderful view of the beach, water and Packsaddle mountain. Two queen size beds, dresser, satellite television, ceiling fan, large closet complete this room. The second bedroom has two double /twin bunk beds with sleeping for 6. The family room has a trundle bed sofa with sleeping for two.
NEWLY REMODELED IN 2008! Both the inside and outside of this home have been updated with new windows, floorings, moldings, lighting, furnishings and paint. The beach area has been leveled and the shoreline has been cleared.
As you walk in the front door, you will notice the open layout of this charming home - the dining room, sitting area with fireplace, kitchen and living area all in one glance. The stained concrete and faux hardwood floors, mixture of modern, antique and custom made furniture and bright, freshly painted walls make this home unique, comfortable and fun. The dining area has a large custom built table.. great for meals and games with seating for up to 10. To the left of the dining area is a hallway leading to the two bedrooms and one full bath. Further in, the kitchen is on the right with plenty of counter space and all the basic appliances. Enjoy a book or coffee in the sitting area next to the kitchen. Step down to the family room to enjoy satellite television and views of the water through the large picture window and French door. Step down again to the 'mud room' where kids and pets can shake off the remaining sand. The second full bathroom is off the family room with the vanity and sink in one room and shower and commode in another.

This was our 5th trip to the LBJ beach house and we plan on returning many more times! It truly is a little piece of heaven on the Llano River. It is so peaceful and just what you need to escape the hectic daily routine. The sandy beach is wonderful for little ones and for pets. The house is very comfortable and has so many special touches added to make you feel at home. The owners work very diligently to be sure your stay is as enjoyable as possible. Wish I could give it more than 5 stars!Recommended for: Pet owners, age 55+, families with young children.

This house and owner were the best. The house is perfect for a getaway to relax not to fancy and nice and open so everyone is together. Plenty of room for all.Recommended for: Families with teenagers, sightseeing, pet owners, families with young children, girls getaway, adventure seekers.

We could not have enjoyed ourselves more. The house was in excellent condition and had everything we needed in the kitchen and around the house. Bring your clothes and your food and you will be ready to go. The back yard is awesome. Giant tree provides the perfect shade during the afternoon to sit and enjoy family and friends.Recommended for: Families with teenagers, age 55+, families with young children.

We visited this lake house to celebrate my father in laws 60th birthday. We had the whole family with us. A total of 15 people for 3 nights and 4 days. The RV hookup was very nice and allowed us to accomadate everyone. Doug and Barb are an awesome couple. WE felt like family when we left. The house is very spacious. The water is perfect for small children to play in. Kayaks, tubes, beach toys and umbrellas.. you name it they had it there for you. My 2 1/2 year old niece loved the swing under the big shady trees. Don't be fooled, even though it is a two bedroom house all 15 of us had enough space and could sneak away for a cat nap. The big plus is that we enjoyed the outdoors and disconnected from technolgy. I can't wait to go back. Thank you Barb and Doug for the wonderful time. Tell the twins Max and Charlie high from the Degollado's!Recommended for: Families with teenagers, pet owners, age 55+, families with young children, girls getaway.

Wow! We cannot tell you how much we enjoyed our fabulous girls getaway. You all made us feel right at home. From the beach, view and late nights on the patio we are already planning our next trip. Everytime we stay at the Beach House we have more fun than our last visit! We love,love,love this wonderful place! The house is so comfortable and the sandy beach and water is perfect. There's not a prettier view to enjoy than the one from the porch and beach. Thank you for your hospitality and for always going out of your way to make sure our stay is as enjoyable as possible. 300.00 is required as a deposit at the time of booking and the remainder will be due 30 days prior to your stay. A damage deposit of 300.00 will be returned upon inspection of the rental property after departure.
