Cute studio garage apartment at a great central location in Central Austin is comfortably furnished. It has a queen-sized bed, sitting area with sofa, kitchen, bath, 400 sq ft of living space, overlooking large, shaded yard. Easy and convenient access to the UT campus, downtown and Sixth Street. Easy walk to Kerbey Lane cafe! Also available for extended visits. Kitchen is equipped with cook top, mini-refrigerator, microwave, and cooking utensils. Flat screen TV with antenna service (no cable). Pack-n-play available upon request.
Situated in a lovely quiet neighborhood near Jefferson & W. 31st ST (78703), great choice for travelers who prefer an alternative to standard hotel rooms. 1.5 blocks from a cap metro bus stop (You can do a google search for austin's 'cap metro' bus planner. For some reason, I am not allowed to post the link)
Non-smoking only.
Dogs are okay if they get along with other dogs (which share the backyard). We pay for a poop removal service for the backyard! We have an extra large dog crate available, upon request.

They are great people..dogs too. Freindly and very helpful. Very nice room with all you need. I felt very safe and secure. I go back in a heart beat. Great location to all of Austin, Great town.Recommended for: Sightseeing, age 55+, adventure seekers.

My boyfriend and I stayed at this darling property with our dog for Austin City Limits. The location of the home is in a charming neighborhood located minutes from downtown, Lake Austin, and great local eateries. The property was clean and well stocked with any and everything you might need. The kitchen is a great convenience factor with a full size fridge, plenty of cabinet space, and a Keurig. The owners were extremely friendly and accommodating, as were their two chocolate labs. This was our first year attending Austin City Limits and looked into rental properties as the hotels were fully committed. We wouldn't change a thing and hope to be invited back to stay here next year!Recommended for: Pet owners, sightseeing, age 55+, tourists without a car, adventure seekers, romantic getaway.

Delightfully busy days - but a cozy, clean & comfortable little tree house to which to retreat for the evening of quiet time and a good night's sleep was wonderful. The space is pleasant, very quiet, well planned and well equipped and has nice natural light in addition to excellent lighting. Really appreciated the quality air conditioning - and the ceiling fans for circulation since I am not used to air conditioning and closed windows. Loved the coffee maker ~ and the recliners put me to sleep. I liked the security gate too. Apartment is in a lovely shady and safe neighborhood with access to MoPac and Lamar, near many medical facilities, Lamar Senior Center, Central Market and lots of good food. Easy drive to downtown, Book People, many churches, UT, and probably great music venues. I hope to return, and I'd highly recommend this studio retreat apartment. Nice quiet place to read or write or study - or use the natural lighting to paint. Steps were no problem for me, but might need to be considered by some renters.Recommended for: Pet owners, sightseeing, age 55+, romantic getaway.

My boyfriend and I booked this apartment for 8 nights to attend SXSW Music. The apartment was brand new and I was the first tenant so was a bit nervous when booking but everything worked out really well! The place was very nicely decorated and had all amenities you could ask for, including free wireless internet access, coffee maker, fridge, cooking facilities, TV, comfy bed. We used the No.19 bus most days to get into downtown - the nearest stop is just around the corner. Or a taxi will set you back $10-15. There is a Randall's grocery store nearby and a few pizza/coffee/burger places within easy walking distance. Jennifer & Clayton were very welcoming and did not impose in any way. And their two dogs are very friendly!Recommended for: Girls getaway, pet owners, families with young children, sightseeing, tourists without a car, adventure seekers, romantic getaway.

My wife and I very much enjoyed our stay in this garage appointment. Very clean. Great location. Being pet friendly is great as we hate to board our lab for a weekend trip. The wireless internet is very nice. The only complaint I would have is that the is no cable TV. However when I'm in Austin, I'd rather be out and about, so this a very minor complaint, but it would be nice to have nonetheless. We will definitely stay here again.Recommended for: Pet owners.

Rental Rules: 1704 W. 31st St, Austin, TX 78703 Garage apt Phone 512-524-9756 CHECK-IN TIME is AFTER 4pm CST AND CHECKOUT is 11am CST. NO Early Check-in or late checkout. This is a NON SMOKING unit. PETS are permitted in rental units only with prior approval. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. Flea prevention is highly recommended. All items above are the sole responsibility of the pet owner. The garage apartment owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. RESERVATION DEPOSIT - A reservation deposit of $200 is required. This must be received within five days of booking the reservation. The deposit automatically converts to a security damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 30 days of departure, provided the following provisions are met. No damage is done to unit or its contents, beyond normal wear and tear. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned. The unit is left locked. All charges accrued during the stay are paid prior to departure. No linens are lost or damaged. The renter is not evicted by the owner or representative of the owner, or the local law enforcement. All deposits for special events (Grand Prix, ACL, or SxSW) are non-refundable. CANCELLATIONS -- A thirty day notice is required for cancellation. Cancellations that are made more than thirty days prior to the arrival date will incur no penalty (unless the reservations was for Grand Prix, SxSW, or ACL). Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. All payments for special events (Grand Prix, ACL, or SxSW) are non-refundable. MAXIMUM OCCUPANCY--The maximum number of guests is limited to two persons. An additional charge or 20.00 per person per night for guests in addition to two will be assessed. MINIMUM STAY --This property requires a two night minimum stay. Longer minimum stays may be required during holiday and festival periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. INCLUSIVE FEES -- Rates include a one-time linen & towel setup. NO DAILY HOUSEKEEPING SERVICE --While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. RATE CHANGES--Rates subject to change without notice until deposit is received. FALSIFIED RESERVATIONS--Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and or rental money, and the party will not be permitted to check in. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. About the owner: Our names are Jennifer, Clayton, Charlie (red collar, not pictured), & Oban (blue collar, not pictured). We bought this house in January 2010. One of the reasons we fell in love with the place is that it has an apartment over the garage. Now, when the in-laws visit, they have a place to stay. As you can see, we decided to try and rent it out when they are not visiting.
