Put your toes in the water, butt in the sand. Relax in the hammock under the palms with a cold beer in your hand. And this is only the first day of your vacation at our beautiful Villa Italiano on the Mayan Riviera.
We have three bedrooms with their own private baths and views of the sparkling turquoise Caribbean waters. The two upstairs bedrooms have small balconies for two to view the beach or sunrise. The beds are made each morning (except Sunday) by our housekeeper, Ana. Each bedroom has an individually controlled air conditioner.
We have a large modern kitchen in which you can prepare a home made meal and as an added bonus Ana will wash the dishes in the morning. Or we can arrange to have home made meals prepared at the villa for you (dinner only). If you prefer dining out, there are also many native restaurants within 15 minutes. There are fresh fruit stands in every little town, notably Akumal and Tulum.
Our cheerful and effervescent on-site property manager, Ruth, is a transplant from the states and can provide useful information on activities, restaurants and turtle watching. In addition, if you have any issues while you are vacationing at Villa Italiano, Ruth will help resolve it. Ruth is also a US trained chiropractor with over 15 years experience, who can attend to your needs.
Our grand room is designed for a cozy family evening with an entertainment center that has books, games, DVD movies and CDs. During the day you can snorkel, swim or kayak right out back in our reef protected bay. You can also walk down the beach and hire a small fishing boat for a short ride just outside the bay.
Pedro, our groundskeeper, will keep the windows sparkling clean and the beach out front well groomed. He will also set up a kids inflatable pool for the toddlers if you desire.
For the nature lovers, if you come down between April and November you can witness the nesting habits and hatching of loggerhead and green turtles right on our beaches. These turtles can get up to 450 lbs.
For the ancient civilization buffs, there are numerous major and minor Mayan ruins within 3 hours of Villa Italiano including: Tulum, Coba, Ek Balam, Uxmal, Chichen Itza, Mayapan, Lultun and Muyil to name a few.
For the fisherman the prime time is April, May & June for wahoo, mahi-mahi, yellowfin tuna, sailfish, white and blue marlin and others..

There I was, bear on the beach, a click or three south of Playa Akumal. My five friends oohed and aahhed at their first sight of the white Yucatan sand and blue-green yet crystal-clear sea. I took a dozen steps from the villa’s front porch and was in it. After swimming with the fishes and coral, I rinsed at the outdoor shower, shook my furry hide, stretched out in a palm tree-supported hammock, and sipped a cold Bohemia.
The light is different in this tropic latitude, and so is your attitude. I felt as though I could hear sounds and see colors more clearly. With a cool breeze flowing through the nicely appointed kitchen, the bear observed a daily rite: preparing guacamole and margaritas from fresh local ingredients. As I served bebidas, guacamole, y totopos de maiz to my mates, I realized that our stretch of beach was quiet – almost private. The resort a couple hundred meters north was inaudible. Jet skis and the occasional power boat gamboled near the east horizon, beyond hearing. My fuzzy ears detected only palm fronds and shore break. Gorgeous dawn skies over the gem-like sea invite one to snorkel. Turtle nests, monitored and protected dot the beaches. Crabs of all sizes leave meandering tracks during the night.
The house features a lavish garden/courtyard on the way in from the street, a large living room and kitchen/dining area, and three air-conditioned suites: a downstairs master, plus two upstairs each with a balcony. We frequently chose to sleep al fresco. Plenty of ruins and lagunas, cenotes, cafes, and shopping, but the bear hugged home. Our villa and beach were it.
It would be tough to top. This bear’s been on quite a few spectacular and relaxing vacations, but his seven-day sojourn at Villa Italiano beats all.

This was my 4th time to stay at Villa Italiano,and I will continue to go to the Villa and Akumal every year. The descriptions and pictures of the property and surrounding area do not do it justice.It gets more beautiful every year.The Villa is immaculate and always well-maintained. Loren,Ruth,and the rest of the staff are available to help in any way,and usually go above and beyond to accommodate.I recommend the Villa Italiano to anyone looking for a gorgeous,relaxing place to vacation. Or to anyone looking for a beach vacation filled with many water activities as they are right outside the back door. We had a very nice week in Villa Italiano, the house is confortable and everthing was perfect for relaxing, have a good time in family and recovered energy. Also is a good place to go with children. Wow, what do you say about this place... it is fantastic. When we first arrived we were like two lost sheep but a shining light came beeming in to save us. Turns out that light was the smile of the Property Manager, Ruth. She is full of useful and entertaining information to help make your stay as enjoyable as possible. Anna (housekeeper) and Pedro (groundskeeper) were wonderful. They were patient and helpful when we practiced our iffy Spanish with them. Villa Italiano is fully equipped with all of the amenities you need including hair dryers in every bathroom and a fully functioning bottle opener. The kayaks and water toys are an added bonus. Our only recommendation to folks is bring water shoes. While the beach in front is kept raked & beautiful by Pedro, the surf can (and does) wash up any number of possible obstacles. If you are looking for the perfect place to stay look no further.... this is home! This was our 6th trip to this regon of Mexico. Four years ago we brought down our whole family (5 of us) and stayed at Villa Italiano, it was perfect! We returned to Villa Italiano last week with our whole family again, we didn't have to think twice where we would be staying. The home is cozy and inviting with three bed rooms, all of which have their own bathroom. The beds are nice and soft, this is huge....trust me on this! You are on one of the most beautiful beaches in the world, and you are on the best part of that beach! The house keeper, gardener and manager are all there to make your stay the best it can be. Without hesitation we will be back and soon with friends in tow. Our week stay was terrific! The family who owns the property really undestands how to equip a rental so you truly need for nothing. Every detail from beach towels to movies to full kitchen utensils, the home was just right for anything that we wanted to do. It is not high brow or upscale but rather a comfortable, very mexican-beachy house with an excellent location on the bay. What is truly unique about the property is the on-site property manager. She is a jewel and if you have ever rented anything in Mexico, you know that most property managers are not on property. Having her there is a great bonus for travelers not familiar with the area as she really knows the entire coast. Villa Italiano was a real find and for all of the traveling that we do, we felt that it really exceeded our expectations for service, location and a beautiful beach!Recommended for: Families with young children, age 55+, girls getaway, tourists without a car, sightseeing.

We stayed here last April and I should have gotten around to reviewing it sooner! What an incredible rental - the beach was spectacular, the sea views and ocean sounds from the bedrooms were fantastic and the price for the rental was amazingly reasonable for a BEACHFRONT house. It was a quiet area but there was lots to do within a short drive if you could tear yourself away from the gorgeous beach. Ruth, the very helpful Manager suggested that we pre-order groceries from Riviera Maya Groceries so we arrived in the evening with the refrigerator and liquor cabinet completely stocked with fresh fruit and vegetables, meat, tequila and wine so that all we had to do was change into our bathing suits and flip-flops and our beach holiday started with absolutely no stress. We were traveling with my husband's 84 year old mother and she had a great time as well with no mobility issues. Ana and the gardener came every day to keep the house and grounds spotless and be sure to have Ana and her daughter cook a fabulous local meal for you (at the beginning of your holiday, as the leftovers lasted for 4 more days!). We are looking for a time that we can return with our sons and their wives and can't recommend Villa Italiano highly enough. We have rented 2-3 Vacation Rentals every year for over 20 years and this is right at the top of the list for ambiance and value. VERY HIGHLY RECOMMENDED!Recommended for: People with disabilities, families with young children, age 55+, romantic getaway, families with teenagers, girls getaway, adventure seekers, tourists without a car, sightseeing.

It was hard for all of us to name the best part of this wonderful vacation. Was it the unbelievable hospitality, the amazing house, snorkeling in the crystal water 30 steps from the patio or the food? We stayed at Villa Italiano on 5/25/12 - 6/3/12 and it was AMAZING! The house is right on the beach, literally 10 seconds from the back door to the water. We have 2 kids and we really maximized our beach time because we didn't have to lug "stuff" from the hotel to the beach and back. If we had 20 minutes to kill until dinner was ready, just head out to the beach. It was truly awesome. We went snorkeling from the house, there are great reefs right there. I saw squid, barracuda, tons of coral, and countless breeds of fish. We used the properties sea kayak as well and paddled all over. We rented a car in Cancun and used that to head over to Akumal and Tulum, and one trip up to Playa Del Carmen for groceries. House had everything we needed, the AC in the bedrooms was great too. The rest of the house stayed cool with the windows open and the sea breeze coming in. We were also there during the turtle egg laying season and got to see a Mama Loggerhead laying her eggs one night. We managed to find a Tortugera (a local turtle guide/scientist)who guided us with this, so we didn't harm or scare the turtle. Our kids LOVED it (6 and 8 year old). The property manager/owner, Ruth, lives in a smaller casita next to the main house. She was super helpful and nice, and had some great advice. Anna and Pedro are the house staff and they do a wonderful job. Pedro rakes the beach each morning, he even carefully went around our kids prized sand castles! Anna and her daughter Lucy will prepare you a local meal, and it was wonderful. We gave Ana some money fro groceries the day in advance and then paid a small fee per person the day of (very comparable to dining out). It was wonderful and the food was AMAZING!Recommended for: Families with young children, age 55+, romantic getaway, families with teenagers, adventure seekers, sightseeing.

Dear Loren Once again we had an absolutly delightful vacation.Everything was just perfect. Ruth is so helpful and fun. I feel she has become a friend and I look forward to seeing her once a year for years to come. She and Bob taught us how to play dominoes......we love it and have both bought sets. Somehow it is not the same as playing at the Villa,but still a good time. Ana and Lucy cooked for us......DELICIOUS. And they are both a lovely addition to the stay.Pedro too. Thank you so much for the great house and service. We had a wonderful time and enjoyed every minute. We enjoyed snorkeling and spending time on the beach, as well as the great food in Akumal. We also visited the ruins in Tulum and made a trip to Salvatica to experience the zip lining, 4-wheeling and swimming in the cenote. That was fun! Yal-ku lagoon was beautiful, and we enjoyed Karaoke night at La Buena Vida. It was great. The dinner by Ana and Lucy on Thursday was perfect and so delicious. We definitely want to visit again. About: This is a family vacation villa owned by three siblings. It’s named Villa Italiano in honor of our Italian roots. We try to maintain a cozy, casual and fun atmosphere. We want you to kick off your shoes, lay back and enjoy the sun sipping on a mango margarita. We can provide a map of local restaurants that we favor and have visited many times.
Why Akumal:
We chose this location because it is far enough away from civilization to be relaxing. Yet it is close enough to a number of local restaurants and shopping. We are on a secluded beach with low foot traffic and we consider it the best bay from Cancun to Tulum. We also are enjoy Mayan history and there are numerous significant ruins within a day’s ride.
The Unique Benefits at this Villa:
We are slightly off the beaten track but still fairly close everything. We have a native well maintained garden out front.
We have been vacationing in the area for 20+ years and we never get tired of watching the large loggerhead and green turtles preform their nesting ritual. We also enjoy visiting the numerous Mayan ruins in the area. They continually are finding new ruins and continuing to excavate existing sites, so we never run out of new things to see.
