  This condo has so many amenities that you will feel like you are at home AND so close to the indescribable beauty of the water, beach, shells, dolphins, sunrises and sunsets. I visited the web site many times before coming and yet the actual experience FAR exceeded our expectations. It is a very peaceful, quiet, and private setting and so close to the beach that you can go back and forth many times during the day. All the appliances in the kitchen enabled us to have some meals together at the condo. I especially liked being able to make a cup of coffee before proceeding to the beach for the sunrise. The washer and dryer are so nice to have so that we didn't have to pack so many clothes. All the beach equipment from chairs and towels to noodles and umbrellas enabled us to spend a lot time right at the beach and in the water! The lanai is my favorite spot...outside and yet protected from the bugs with the screens. No description can do justice to the beauty, cleanliness, and conveniences of this condo. You will have to come and experience it for yourself. Thank you Ray and Kathy for shaing this special place with our family.

  If you don't stay here then I will have more opportunity to stay when I want, I would live here year round if I could. This condo is amazing. The pictures show just what you will come too. In fact there are more ammenities than I expected. There is quite a library of DVD's, the screened in porch to look at the gulf and beach. Would like it if they cut back or trimmed down the brush between the condo and the beach so as not to obstruct the view but still great. My wife and I have stayed in beach front condos all over the world and will definitely go back and will probably make this a yearly trek.You do not need to take beach chairs and umbrellas and such as there is ample supply awaiting you in the condo. For a recommendation of a restaurant I would suggest Traders. That was great too.

  Owner response: Thank you very much for the wonderful comments and five star review! We are continually trying to update and enhance the unit! As far as the trimming between the condo and beach, Sanibel and the conservation folks control all of that, but have recently eased restrictions on trimming. I believe The vegetation was trimmed the following week, but going forward in 2013 they have allowed more flexibility that should prevent overgrowth. Anyway, thanks again for the wonderful review and we look forward to having you back to CB1-A!

  A wonderful property., above and beyond expectations. This property is exactly as described and pictured. Everything was in excellent condition and the amenities were wonderful. The owners have thought of all the necessities and all the extras to make this feel like your home away from home. The landscaping around the condo is very lush and makes for a very private setting, but allows you to enjoy seeing the gulf and hearing the wonderful sounds. The owners were so accommodating and accessible, answering all our questions and providing wonderful information. I would recommend this property to anyone who wants to enjoy Sanibel Island.

  Coquina Beach 1A is a fantastic unit, with views of the ocean from the lanai. The short walk to the beach on a private sandy pathway is charming and "jungly", which makes you feel like you are on your own little island. Being on the ground floor is SO convenient, especially when you have little ones and lots of equipment to lug back and forth to the beach. The decor is very nice, and the unit is very clean. The new bathrooms and kitchen are also really great. This is a perfect central location for biking to several places on the island - lighthouse point, Jerry's, Bailey's, etc. I only wish the second bedroom had one queen bed instead of two twins - the twins were a little high and narrow for our 5 year old, and he rolled off a lot. :) He's just not used to that type of bed. The twins are also too small for most adults, if you have a grandparent or someone else using that room. That is my only small issue with 1A, but for many families with two children who are a little older and used to twin beds it will be a great unit.

  ...perfect inside and out. The unit inside is artfully decorated with warmth, charm and a little bit of whimsy. It is well appointed from basic needs to the tiniest detail and conveys the feeling of the well cared for and loved home that it is. Steps away, within view of the living room, bedroom and lanai, is the Gulf of Mexico. Every day a colorful array of umbrellas and chairs from the unit's well stocked closet became our home on the beach. We loved the ease of being able to go back and forth between our indoor home to our outdoor home as we wished. Being on the first floor was particularly convenient. Literally, the beach was our backyard! Morning beach walks to the lighthouse, Pinocchio's (ice cream for breakfast) and Geppetto's for coffee and treats became our routine as we watched the sun rise over the ocean. We appreciated being on the quieter end of the island while at the same time located within biking and walking distance to numerous restaurants, shops and more. Perfect!

  This is the most perfect location for a condo on Sanibel Island! The owners have made their condo ideal for vacation and are immediately responsive to any questions. Nothing is lacking: location, condo amenities, decor - all just perfect! Sit in the screened lanai and listen to the waves and relax. The beach is steps away. We have rented this condo twice and hope to return. Highly recommended. Sanibel Island is a great getaway - you can do as much or as little as you would like. Plenty of wonderful restaurants. We have been to Sanibel three times and still have many places left to try. Rent bikes from Billy's and you can bike all over the island, which is nice and flat, and go to out to eat or shop. We have driven to the Everglades to ride an airboat and bike and saw lots of gators, Corkscrew Swamp Sanctuary to walk on the boardwalk, kayaked at Ding Darling, and took Captive Cruises to shell on beautiful Cayo Costa among activities.

  I can highly recommend this condo for your stay in Sanibel Island. Everything was no less than 5-star: ease of reservations, communication/service with owner & Royal Shell, beautiful & well-kept accommodations that were right on the beach. The condo had everything we needed, including beach chairs, umbrellas & even nets for shelling. During our trip we compared cost of other hotels/condominiums right on the beach & found this was definitely the best value. It was an exceptionally positive experience & vacation. We've already contacted the owner to book again!

  Ray & Kathy...Thank you, thank you, thank you for sharing your fabulous condo! We have been vacationing on Sanibel for almost 30 years and we have stayed at several different complexes around the island and also several other units at Coquina Beach. Our search for the perfect condo is over as we have found it at Coquina Beach 1A! Ray & Kathy are great owners and we couldn't ask for a better condo or location. We have already re-booked for next year and will be back year after year. If you want the perfect condo with absolutely everything, this is it.....however the only drawback to writing this review is now everyone will know our secret...LOL! It truly has the best of everything, plenty of dishes, stainless appliances, comfy furniture, fantastic views, beach towels, chairs, umbrellas, hairdryers (so we didn't have to pack ours) and fantastic owners. The only thing that would make it even better is if they had a couple bikes so we didn't have to rent them :) This is absolutely a 10 star condo!

  This is our second time renting from Ray and Kathy. Everything we said in our last review (WE LOVE THIS PLACE, submitted 10/16/10) is still true, so there's no need to repeat it. The owners continue to update the condo...everything looks fresh and new. Just as nice as we remembered, only better. In fact, out of all the places we have stayed, this is our favorite condo. Sanibel Island is one of our 3 favorite vacation places, and the other 2 are Maui and the Virgin islands, so that is saying something. This time we rented bikes from Billy's for the week. They were here when we arrived and will be picked up tomorrow after we go home. We have gotten a lot of use out of them. Sanibel has miles and miles of scenic bike paths. We went kayaking with Captiva Kayak Company. Greg and Barb, the owners, know both kayaking and the area very well. We would recommend them to anyone interested in kayaking. Add Doc Ford's to our previous list of restaurants. We had dinner there twice; delicious both times. We hope to visit Sanibel Island many more times, and we wouldn't dream of staying anywhere else. Great location, great owners, and a beautiful, comfortable condo. You couldn't ask for anything more.
