This condo is convenient to major roads, shopping, and parks, while being located in a peaceful and well kept community. The high ceilings, ample natural light, and open floorplan give the place a spacious and airy feel. We particularly liked the large kitchen that flowed into the great room (combo living room and dining room) and the two patios. The condo is in excellent condition, very clean, and the furniture is comfortable and attractive. Everything you could want is provided for in the condo by the very gracious owners. We liked that the owners live only a few minutes away. We had no problems whatsoever with the condo, but it was reassuring to know that they were nearby and willing to make our stay as pleasant as possible. From the minute we walked through the door, we felt very comfortable and at home. Thank you, Linda and Dave, for hosting us in your lovely condo.Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway, adventure seekers.

Every year I visit Mesa for a month and I stay in a hotel and decided to try a time share for 2 reasons...comfort and price. This condo was very comfortable, clean, tidy, in a quiet area, exactly where I needed to be, exactly what I expected and had everything I needed and more for my stay. It was also very reasonably priced. I live in New Zealand and Dave and Linda made the booking process very easy. I asked if I could have coffee and milk there upon my arrival as I had a very long flight and they were very happy to do so. They are both lovely people. I had one issue with a smoke alarm that kept beeping and Dave was on to it straight away to fix it. I would definitely recommend this condo to anyone and will re book myself on my next visit. We spent the month of March here. The location is great for shopping, movies and restaurants - all about 10 min. away. The people we met in the condo area were welcoming and there are activities if you want to participate. Two very nice pools and a clubhouse. The condo was more than we expected and the amenities were great. The property was clean, well maintained and tastefully decorated. The owners were very accommodating and available if anything was needed. The condo was conveniently located in an area for shopping, hiking, golfing, or dinning out. There is plenty to do in and around the Mesa area. We had a great time and plan on going back sometime in the future. I can not say enough about our stay it helped make a difficult visit as nice as possible. Very clean,everything needed to feel like a home away from home. When we needed help Dave was there within minutes and I can not thank Linda enough for all her help, it gave my sister and I much needed time to spend with our Father. I would recommend this condo to family and friends. When I did get a chance to use the pool it was just steps away. I would stay here any time I am in Arizona. Thanks to Dave and Linda for allowing us to enjoy their condo in Mesa. We loved the central location and the easy acess to many golf courses in the area, and shopping in the Phoenix area. We attended the Renassiance Festival and highly recommend this to those who are in the area in Feb/March. The condo was well stocked with all the basics. In our case wireless Internet would have been an asset. They were very gracious in accommodating some date changes and refunding a portion of our rent, due to circumstances beyond our control. We would not hesitate to come back to the condo in the future.Recommended for: Age 55+.

We spent 6 nights at the condo,the free wireless Internet was a plus,it was very clean and the location was great. Close to a lot of mountain bike trails, rode a different trail everyday. We used the BBQ grill every night. The master bed is very comfy. Hope to go back next year, to do some more awesome mountain biking...Thanks for the great vacation...Recommended for: Sightseeing, adventure seekers.

This Condo is comfortable, quiet and nicely located and has all the TV, DVD and internet you need to enjoy time away from home. We really like the split bedrooms, grille on the patio, and the super comfortable beds, making our visitors feel welcome. The pool, spa, and water features in the commons are super popular. Also, the toilet went on the fritz and Dave fix it the same day. We would definitely come back again. No more RVing each winter.Owner response: Thanks so much, Gale for the great review. My spouse and I have stayed in this condo on three separate occasions. For us, the location was ideal, the unit was clean and provided lots of room one just doesn't get at a motel. We have rented condos in a lot of cities, but had never had the owners meet us at the unit to welcome us, show us around, answer any questions, and give us the keys. That was nice. The condo has a TV in each bedroom, as well as the living room. My spouse likes to watch TV for a while after going to bed, so the bedroom TV was perfect. There is a balcony off the master bedroom, and one off the living room (which also has a grill). The unit has everything needed to cook meals, although we ate most of our meals out. The beds are comfortable, and provided good support for my less than perfect back. We enjoyed staying at the condo and believe it to be a good value, in a location that fit our needs. It is an excellent alternative to a motel room, and probably less expensive. Mark BRecommended for: Sightseeing, age 55+.

Cancellation policy:
CHECK-IN TIME is AFTER 3 P.M. AZ Time CHECKOUT is 10 A.M. AZ Time. NO early check-in or late checkout. This is a NON-SMOKING unit. Tenants certify they are over thirty-five years of age. PETS - Pets are not permitted in the rental unit without prior written consent of the owner. RESERVATION DEPOSIT - A reservation deposit of one half (1/2) of the rental plus the cleaning fee and the damage insurance premium is required. This must be received within five (5) days of booking the reservation. PAYMENT – An advance payment equal to the balance of the rental rate is required ninety (90) days before arrival date. The advance payment will be applied toward the rent. MasterCard, Visa, Discover cards can be used if booking through the website, personal checks drawn on U.S. Financial Institutions and money orders are also acceptable. DAMAGE/SECURITY INSURANCE – HomeAway.com or VRBO.com provides owners with access to damage/security insurance for their tenants. We require that all tenants obtain this insurance, which is purchased through the website during the booking process. This is only available for guests staying less than one hundred-eighty days. Those guests staying more than one-hundred eighty days must pay a $500.00 refundable security deposit. RULES -- • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. • All keys are left on the kitchen table and unit is left locked. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • No early check-in or late checkout. • Any fines or fees levied by the Sun Valley Villas Homeowners Association due to the tenant’s actions must be paid in full prior to departure. CANCELLATIONS – All reservations are considered monthly rentals even if the entire month is not used. Cancellations that are made more than ninety (90) days prior to the arrival date are subject to a $150.00 cancellation fee only. Cancellations or changes that result in a shortened stay that are made within ninety (90) days of the arrival date forfeit the full reservation deposit. Cancellation or early departure does not warrant any refund of rent. MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. MINIMUM STAY – This property requires a one week minimum stay. Longer minimum stays may be required during peak season (January-March). If a rental is taken for less than one week, the guest will be charged for a full week. (Exceptions to this policy will be entertained on a case-by-case basis.) INCLUSIVE FEES – Rates include a one-time linen & towel setup. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included or available. RATE CHANGES – Rates subject to change without notice. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING – Parking is limited to one (1) vehicle. Covered, reserved parking is in the assigned numbered space only. Parking on the road is not permitted. Guest parking is available in uncovered spaces and at the entrance to the complex. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. WATER AND PLUMBING – These condos are on city water. The mineral content of Mesa City water is very high. The condo plumbing system is very effective; however, any system will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime, please place them in the trash only. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged damages of up to two hundred dollars ($200). STORM POLICY– No refunds will be given for storms. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.vacationrentalinsurance.com for details. This unit is privately owned. Arizona BackRoads Adventures, LLC is not responsible for any accidents, injuries or illness that occurs while on the premise. Arizona BackRoads Adventures, LLC is not responsible for the loss of personal belongings or valuables of the guest.
