  What a wonderful, spacious, well equipt house. Property managers Geoff & Susan were honest, fair, and intent to make this a perfect vacation for all 15 of us. The master kitchen (yes, there are more than one) was a perfect gathering spot and had every imaginable gadget & utensile. Every balcony offered a spectacular view of the gulf. The house is so big that it took us a few days to discover the multiple stairways between the floor levels. You will not be disappointed!

  We had a great stay at Kiva Grand. The locations was wonderful. The pool and hot tub were definitely a kids favorite. The walk to the beach wasn't too bad. The stretch of beach in front of the house is secluded, no one but the guests for several hundred feet. The house was amazing for our big group. The kids loved all the space and played in every area. There was even a piano. Every bedroom except the bunk has a bathroom.  And the master shower was a plus. Lots of toys in the downstairs closet we discovered the day it rained all day! Would definitely recommend it and hope to return!!

  My family just spent the past week at Kiva Grand. Grand is a perfect description. We had a wonderful stay at a beautiful home with all the amenities one could possibly desire. Plenty of room for a large family. The most wonderful kitchen with plenty of utinsels, plates and pots and pans. Comfortable beds, and thick ,fluffy towels in all of the 7 bathrooms. A beautiful, well maintained pool. I cannot mention enough positives about the home and Resort Vacation Properties. Susan and Geoff were the best of the best!! Thank you so much from the entire family.

  WOW!!!! The pictures of this home do not do it justice. This home is beautiful and comfortable. Plenty of room and plenty of privacy too. The pool area is amazing too! Every balcony has a nice breeze especially the covered terrace on the bottom level. The elevator is a big plus for unloading and loading the vehicles and groceries and for the family members with knee problems. The Wi-Fi service served the entire house.The kitchen is fully stocked with beautiful serving pieces as well as functional cooking pots and pans and any utensil needed. Once we arrived we had no desire to leave the grounds. Everything that is listed in the description was accurate plus some. The only addition that I think would benefit this property would be a direct beach access, but the walk to the board walk wasn't so bad. The pool man made a visit every morning to check on and clean the pool. He was very friendly and informative. We loved how the little sand crabs made their appearance at night on and around the pool area. A few even joined family members for a nice dip in the pool. The views were spectacular from every are of the house. The south views were the beautiful Gulf of Mexico and the north views were of the beautiful Kiva Dunes golf course. The house is very private since the lot it sits on is large and a good distance from other homes and condos. Overall this place is wonderful and a vacationers dream. The drive out to the house seems alittle far at first but once you get there the peace and quiet is well worth the drive. I would recommend this property to anyone that just wants to get away from it all and relax.

  What a wonderful trip! The house is just beautiful, clean and plenty of room for everyone. The elevator was a blessing for our parents. Well stocked with anything we needed in kitchen. Everyone loved the pool and spa. The kids rarely changed out of their bathing suits. What a view from spa and every balcony. We were amazed at the amount of dolphins swimming right in front of the house. The beach was perfect with crystal clear water and beautiful sand. Thanks a bunch. Looking forward to visiting again soon!

  We booked Kiva Grand for our annual family get together, Ages 70 thru 11 months. The property was spectacular. The bedrooms spacious and comfortable, the pool area and decks were relaxing and hours were spent there. There was plenty of room for everyone to dine together, and spread out and do their own thing as well. The air conditioning kept the house nice and cool despite very warm days. Everything was perfect, the only possible improvement would be private access to the beach, this would save a few steps. We hope to be back again next year.

  What a great place to stay! We were blessed to spend a week in July at this beautiful location. What a house! We had ten family members, four of which were kids five and under. This is the MOST spacious home we have ever stayed in! The location is superb, right on the Gulf Coast. The entrance to the beach is down a few hundred yards or so, but we spent the great majority of our time right at the pool. We concur with a previous review, the planters should be replanted and new pool furniture should be purchased. The empty/dead planters are an eyesore as you enjoy this great pool. The home is beautiful and we spent the dinner hour on several nights "home" either grilling or preparing our evening meals. The kids loved breakfast at the "bar" each morning. We brought MANY toys for our "Little Ones" but the house had a great variety of kids toys and pool toys for us to play with. Anyway, It's a beautiful and great place to stay!

  Our family just returned home from a "grand" week! The house was amazing, the view was spectacular from all balconies, the master suite was bigger than huge, the kitchens were perfect for our family with many adults, and the pool area had lots of shade from the hot summer sun! We especially enjoyed the large living spaces which allowed our 4 grandchildren multiple places to play. Our only disappointment was the condition of the pool area, specifically the worn out pool furniture, the dead potted plants, the weeds growing between the paving stones, and the broken pool lights. With a little attention to these, the house would have been perfect! And I wish we'd have found the pool umbrellas in the garage sooner. The men enjoyed golfing at the Kiva Dunes course, but found Peninsula Golf Course just down the road even nicer. We went into Gulf Shores one night and enjoyed dinner at Tacky Jack's (the wait at Lulu's was 2 hours so ended up there instead). Afterward the little ones had a great time at The Track Family Rec Center. Our memories from Kiva Grand will always be special!

  Kiva Grand is truely amazing. The online photos do not do the home justice. The home is much larger in real life. We celebrated a wedding/ family reunion in this home and it will always be special to us. If you need a home to accomadate a large family this is for you. I could go on and on all day about how perfect the house was and I wouldn't change a thing except maybe loose the piano. Little ones are hard to keep away from... LOL. My family was so pleased with this home we are already making plans to return.

  THIS IS A GREAT HOUSE FOR A LARGE OR EXTENDED FAMILY. THE PICTURES UNDERSTATE HOW "GRAND" THIS ESTATE ACTUALLY IS. GREAT VIEWS, PRIVACY AROUND EVERY CORNER, AND LOTS OF FUN THINGS TO KEEP GUESTS OF ALL AGES OCCUPIED. AN UNDERSTANDABLE PROBLEM WITH THE HEAT OCCURRED AND THE OWNER WAS QUICK TO RESPOND. THE FAMILY WANTS TO BOOK ANOTHER STAY. HIGHLY RECOMMENDED.
