Wonderful garden apartment located on a quiet street in Noe Valley. Updated, well maintained and comfortable. Outside space is peaceful and very nicely landscaped. Close to public transportation, shopping and restaurants. Great place to relax and unwind after a busy day in the city. Owner is very nice and responsive.Recommended for: Tourists without a car, girls getaway.

I booked this apartment for my parents when they came to visit San Francisco. The space was perfect for them. Clean, comfortable and modern. The apartment opens to a beautiful and peaceful back garden. Great space for your morning coffee.Recommended for: Tourists without a car, romantic getaway, girls getaway.

This new apartment is Contemporary, Comfortable and Clean! Ed the owner is a great host and very helpful and supportive. Beautiful backyard and fountain with great lighting at night. A great location near great restaurants on Valencia and on 24th. One block from the 'J' line on Church. Makes it so easy to get around. Only downside, if you are a light sleeper bring earplugs as the upstairs neighbors get up EARLY and are not light on their feet!Recommended for: Adventure seekers, tourists without a car, romantic getaway, sightseeing.
Owner response: Tenants above are new and perhaps don't realize how their footfall is experienced by the folks below. I'll speak with them about "quiet hours" and it should do the trick because they're really lovely and considerate people. Glad your stay was otherwise pleasant! Ed ENG

My son and I really enjoyed staying in this newly remodeled property! Noe Valley is such a safe and friendly area, and the highlight of our trip was having access to an outdoor grill ...It was so peaceful to enjoy a meal outside, while watching the stars overhead and staying warm by the gas heater! We will definitely be back in the near future- Many thanks, Ed!!Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with young children, girls getaway.

Ed was very friendly and easy to work with while making the reservation. The apartment is as pictured- totally updated and in excellent condition. Within walking distance from many places to eat and places to shop (along 24th street). Would definitely recommend staying there.Recommended for: Tourists without a car, romantic getaway, girls getaway, sightseeing.

Apartment met all our expectations and more. Clean, well maintained, with lovely furnishings and small peaceful garden. Complete kitchen. Very comfortable. The owner was very friendly and helpful. Would definitely recommend the property. Near public transportation, coffee shops and restaurants, in quiet area. Easy to reach downtown via Muni J line.Recommended for: Age 55+, tourists without a car, romantic getaway, girls getaway, sightseeing.

Our stay was absolutely heavenly. Ed really goes out of his way to make sure his guests are super comfortable. Everything was right at our fingertips and the house was very clean. This is the perfect home away from home after a long day of roaming the city. It's nice to come home to a quiet and reserved little area. I would recommend this beautiful place to two couples who are planning a trip to san fran. Not only did he make everything convenient, he provided a map and reviews of places to visit and see in Noe Valley, along with the do's and don't's of visiting the city. Thanks Ed. My husband and I have stayed in the garden apt at Duncan House before and always enjoy it. The two bedroom apt has very comfortable beds, a well-designed bath and kitchen, a lovely sitting area and eating area. Its latest addition is a beautifully designed and executed garden with a gentle fountain, bright flowers and plants as well as an eating area and grill. It was done by the owners with skill and delights one's senses every time one enters the back of the apartment. We look forward to our month long visit in June!Did you find this review helpful? What an pristine, quiet and beautifully decorated space! It was such a treat to come back in between long periods of wandering and exploring the many vistas of this beautiful city. I was thrilled to discover this neighborhood, so close to Dolores Park, and walking distance to the bustling hip vibe on 18th St. It was also fun exploring the cosy neighborhood coffee shops, and the bourgeoning eclectic shops nearby on 24th Street. The Destination Bakery, which Ed recommended, has the best chocolate croissants I've EVER had (and I've had many in Paris and in NY!). Getting downtown is very easy on the J tram, just a block away. Ed is a wonderfully accommodating host, and has thought of every possible detail. Everything we needed was effortlessly at our fingertips, from great ideas to explore the neighborhood, to parking instructions, on-site laundry facilities and a cupboard furnished with breakfast treats.... truly exceeding hotel standards. Thank you for your gracious hospitality Ed! It was a pleasure meeting you and I hope to be back again soon.Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with teenagers, girls getaway, sightseeing.

If you're looking for a 'neighborhood' feel for your stay in SF....with walking distance to unique and interesting (and tasty too) places to shop/eat...look no more than these two apartments. The kitchen is nicely set up for a brief stay, and you have the convenience of a coffee maker, sharp knives, full kitchen and fully stocked (attractive I might add) flatware & dinnerware. The TV is great to sit back and relax with cable channels (while on the sofa) and there is plenty of space to lounge around for 1-4 people. If you are looking for a large space for 4 people who plan to spend a lot of time indoors---this might not be the right spot because it is relatively small for 4. It's IDEAL for 2 people--even though there are two bedrooms. I plan to stay here as much as possible when I'm in town on business that does not require a hotel stay (for meetings). Ed is a CHARMING and lovely host, and he wants your stay to be fantastic and memorable. Parking on the street can be tricky if you're not used to street cleaning days and/or parking stickers for locals. It's doable though.....and for me---worth it versus hotel valets and parking fees.Recommended for: Adventure seekers, tourists without a car, romantic getaway, sightseeing.
