This is a ground floor unit with large tiled wrap around patio that is steps to the pool / beach / grilling area / fenced kids splash zone . Professionally cleaned before each stay. The unit was brand new in 2006 after Hurricane Ivan, and newly tiled everywhere. New carpet in bedrooms and new living room furniture in Dec 2012. 2 new flat screen tv's also recently added . Premium rated unit with many upgrades and it is much nicer than majority of premiums in the older buildings.
Unit is the only unit with a Wet Bar and under cabinet ice maker in the family room. Updated counters and cabinets with Stainless appliances and 10 foot ceilings unlike the older Phoenix units. The tubs are all cast iron, with no plastic inserts.
Unit was professionally decorated with upscale decor. Sleeps 8 in beds comfortably, and 9 with sleeper sofa in the family room.

We had a great week! The 3 bedroom condo is set up perfect. It is exactly as we were told. The pool and splash pad are steps from the porch. The beach was perfect. A great surprise was a patio in master bedroom. My 6 year old could build his Legos out there in the evenings and it is enclosed. Will definitely stay again. No problems at all! Everything you needed is here! Publix and Walmart are minutes away along with numerous restaurants. Great condo great location !Recommended for: People with disabilities, families with young children, age 55+, romantic getaway, families with teenagers, girls getaway, sightseeing.

A great location for a fun family getaway. We really enjoyed being at ground level and only steps away from the pool, grilling area and toddler spash pad as well as a short walk away from the beach. The condo is nicely furnished and well equipped for a relaxing stay for five adults and a toddler. Conveniently located to points of interest and great restaurants. The owner was pleasant to work with and very easy to communicate with. We hope to visit this location again in the future.Recommended for: Families with young children.

We had a great, relaxing "Girls Weekend". The condo was exactly as described by VRBO. Very clean. We love the ground floor access with just steps to the pool & beach. I'm considering a trip with my husband & 3 kids to this unit if there is availability! We will definitely be returning!!Recommended for: Families with young children, age 55+, families with teenagers, girls getaway.

A family of 5 adults and 4 small children stayed in this condo from April 18-22, 2013 and had plenty of room. Everything was exactly as described, clean, neat and well maintained. The location on the ground floor was excellent for 4 small boys, as they had room to play outside and access to the beach, indoor pool & workout facility could not have been better. Our grandsons had a great time in the enclosed patio during the rain and freezing weather we had while there and it kept them busy for hours. Not sure if/when we can have another family vacation, but will definitely keep this condo in mind.Recommended for: Families with young children, age 55+, families with teenagers, girls getaway.

Great overall vacation condo. Ground floor basically gives you your own personal pool deck. NIce furnishings and great owner to deal with. Will definitely keep in mind for future stays.Recommended for: Families with young children.

Very beautiful condo on ground floor, which was perfect for kids no elevators to wait on and drag things back and forth to the pool or beach.. Just steps away from both indoor and outdoor pools and beach access. Very comfortable and spacious. Beautifully decorated. In room ice machine was also wonderful. Ryan was great to work with and very accomidating. We will come back again next year at this time.Recommended for: People with disabilities, families with young children, age 55+, families with teenagers, girls getaway.

The listing description for this condo was accurate describing location, etc. And the condo was shining clean with plenty of linens, towels, supplies, etc. for 7 ladies to enjoy. I was always able to get in touch with the owners - they always answered emails promptly. The property was on the ground floor, easy access to beach and we enjoyed having morning time on the patio, walking on the beach, and enjoying having comfortable beds, great TVs, well-equipped kitchen. I would recommend it for families, ladies groups, children, too. Plenty of places to eat, outlet mall close, beautiful condo. Doesn't get any better than that. Will definitely consider renting this condo again.Recommended for: Families with young children, age 55+, romantic getaway, families with teenagers, girls getaway, adventure seekers.

We stayed in this unit for Labor Day weekend. There were 6 adults and 2 children, and we were never crowded. The unit is ideal for a family with children. You can sit on the patio and watch the kids in the pool or spray area. The convenience to the pool, grills, and beach are unmatched to any other place I have ever stayed. The furniture and linens were all nice and comfortable. The wet bar and ice maker were certainly a nice touch as well. We thoroughly enjoyed our trip and will be staying here again. All the pictures and descriptions were accurate and just as described.Recommended for: People with disabilities, families with young children, families with teenagers, girls getaway.

Rental Rules ADDRESS: 27120 Perdido Beach Blvd, Orange Beach, AL. CHECK-IN TIME is AFTER 4 P.M. CST AND CHECKOUT is 10 A.M. CST. NO Early Check-in or late checkout. This is a NON SMOKING unit. PETS ARE NOT PERMITTED in rental units under any conditions. DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $250 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. • No damage is done to unit or its contents, beyond normal wear and tear. • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in dumpster, and SOILED DISHED ARE PLACED IN THE DISHWASHER AND CLEANED. • THE UNIT IS LEFT LOCKED. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • NO early check-in or late checkout. • PARKING PASSES ARE LEFT INSIDE UNIT UPON DEPARTURE WHERE INITIALLY FOUND. • The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Brett Robinson. • A $200 reservation fee is charged for a cancelled reservation. PAYMENT – An advance payment equal to 25% of the total rent (including all fees and taxes) is required within 5 days of booking the reservation. The advance payment will be applied toward the total rent. Please make payments via personal checks payable to Ryan Wall or online credit card processing is also available. The advance payment is not a damage deposit. The BALANCE OF RENT is due 20 (twenty) days before your arrival date. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will receive a refund, less the reservation fee. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. MAXIMUM OCCUPANCY – The maximum number of guests is limited to nine (9) persons. An additional charge or $20.00 per person per night for guests in addition to nine (9) will be assessed. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING – Parking is provided for two (2) vehicles. Vehicles are to be parked in designated guest parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Additional passes can be bought for $15.00. HURRICANE OR STORM POLICY – No refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. We chose this building because of its location, amenities, and size. The ground floor unit is a wonderful convenience. Walk out to enjoy all the property has to offer without elevator hassle. Phoenix East 2 has a beautiful large lobby with tables, chairs, sofas, television, free wifi, awesome view, and coffee maker. Wonderful place to gather if you are renting several condos and want a larger place to visit- our unit has 10ft ceilings and a large wrap around patio and windows in each room- this great building offers 1, 2, and 3 bedroom units-
The Unique Benefits at this Condo:
We enjoy being able to walk out of the unit and directly into the pool area, the large wrap around patio, the ice maker and many other upgrades. Allows you to easily watch the kids without leaving the unit. The rocks at the pass are a short walk down the beach. Great for watching the boats come and go. Across the street, you will find San Roc Cay- neat shops and restaurants- several other restaurants, shops, grocery, drug store, movie theatre, the wharf, marinas, the florabama, putt putt golf, golf, para sailing, boating, jetskiing, amphitheatre, waterpark, etc can be found close by. Walmart and Winn Dixie very close by.
