  The room was adequate except there was no hot water the shower was only lukewarm at best. We rented from sun and snow and they were easy to work with and gave great info. We however, fell for the invite for a free breakfast and Williamsburg tickets for a 60 min presentation. They assured us at the check in desk it would not be a sales pitch. First of all the breakfast stunk, they ran out of eggs and the potatoes and sausage was cold. Three hours later when we were trying to get out of the place to get away from extremely pushy and rude sales people we finally were given our tickets. Not worth the time or the harassment they were very aggressive. . The condo was a good deal but all the amenities were taken over by kids . Le Yaca is a great French restaurant the soufflé is wonderful.

It seems you are reviewing the resort mostly based on the timeshare presentation, which was optional and we do warn all of our clients of the pushy sales staff ahead of time. We would encourage all of our renters to contact the front desk with any maintenance problems, such as the lukewarm shower water mentioned, as that's something they can fix quickly (or they could have moved you to another unit). I hope you enjoyed your stay other than that, and we hope we can help you with future vacations. We never want our clients to be unhappy at the end of their stays.   This property is awesome! Everyone was nice and helpful. The condo had enough space for the four of us and was very clean. The exra ammenities they offer is well worth the money and I would go back again! We are within 5-10 minutes of historic Williamsburg and Busch Gardens. We were about 40 minutes of the ocean! There are outlet malls to shop in and plenty of great food! Thank you for our stay!

  Recommended for: Tourists without a car, age 55+, families with teenagers, girls getaway, people with disabilities, sightseeing, families with young children, romantic getaway, adventure seekers.

  We loved our stay at Wyndham Kingsgate in Williamsburg. The condo was very clean, brand new, quality kitchen supplies, comfortable beds, and roomy. The activities were so abundant it was a task each morning to get the children in the car to tour the area. We'll be looking for another Wyndham property again. We highly recommend this for families.

  My three children, their spouses and my grandchildren enjoyed our stay very much. One of my sons has a newborn and the separate apartment worked out wonderfully for them. The grandchildren especially enjoyed the amenities. The place was very spacious and spotless. We were there for Colonial Williamsburg and Busch Gardens and would definitely stay there again and recommend it to our friends. My son-in-law said he would like to come back in warm weather and stay a week. All were astonished at how reasonable the rates were.

  We recommend this property. Check-in was very simple. The layout of the grounds is easy to get around. The rental had a master with king size bed and shower only bath, desk, large dresser,closet, washer & dryer, and t.v. The second room had a queen size bed, combo tub & shower, dresser, closet, and t.v. In the livingroom area we utilized the queen size sofa bed and large t.v. The diningroom can seat 6 easily and the small kitchen is ample enough with all the appliances one would need to make a number of meals. The small deck had enough room for some plastic chairs for morning coffee. The only downfalls were a broken icemaker (repairman fixed? but still did not work - the staff did bring bags of ice which was certainly fine with us!). I should have asked for some extra pots and pans and some non-stick pans that were not all scratched - my mistake. There was a couple of cleaning issues, but nothing over the top (kitchen cabinets inside and some dirty (hair all over) extra blankets. The rest of the rental seemed clean and comfortable - you WANTED to sit on the couch and beds, etc. We rent many vacation rentals and have been disappointed in the past, BUT not this time. We would recommend highly! We can only recommend the listing with Laura (very professional and wish she owned many more rentals everywhere!) she was the best owner with which we have ever worked!

  We had a great vacation at Wyndham Kingsgate. We booked through Sun or Snow rentals & they were super friendly and very reasonably priced. The pictures on their site were exactly what the room looked like, except for the kitchen, which looked much nicer & recently updated. Basically how it works is, Sun or Snow is a company that owns timeshares through Wyndham, and they rent their weeks to you through Homeaway. So this review is about both companies. Things we liked about the resort were: the pools (they had a huge family pool, a nice indoor pool, a hot tub that fit around 10 people, and an adults only pool- our favorite), the free video & billiard games, exercise classes, and mini golf, the in-room washer/dryer, and the spacious homey feel of the place. We had three generations on this trip (my husband and I, my parents, and my 2 tween nephews), and there was something for everyone to do there. The only things we didn't like were (and these are really minor): the grills outside of each building were charcoal, so bring some if you want to grill outside. Our villa was on the 3rd floor and there was no elevator. I didn't mind this, but my 65 year old parents were NOT a fan. This might sound a little vain, but there was no full length mirror in the villa, so bring one with you or grab a $5 one at Target if you'll need one. And at registration they try to trick you into a "welcome breakfast," which is really a timeshare spiel. We declined the invitation, and they were nice about it & didn't ask us about it again. I've been to other timeshares that pester you the entire week, so this was a nice change. We can't get over what a good deal this was. It was cheaper than a hotel with 5x more space & amenities. We can't say enough good things about Sun or Snow rentals for offering this service. They are very friendly, helpful & professional, and I highly recommend them. I admit to thinking it seemed a little too good to be true, but they are 100% legit and will take great care of you!

  I have to say that this is the first rental that I have utilized that was actually BETTER than advertised. The accomodations were spacious and spotless--very comfortable and plenty of room for our family of five. The amenities on the property provided something for everyone--pools, mini-golf, game rooms, and much more! The property itself was meticulously maintained, beautiful ponds and flowers to enjoy as you walk the grounds. The staff answered all of your questions with a smile and were very helpful. You do not even have to leave to have a relaxing and enjoyable vacation. If you choose to leave, you are within minutes of the Busch Garden theme parks, downtown historic Williamsburg, and the outlet mall. Restaurants are abundant in the area and were quite reasonable with something for everyones taste. I cannot say enough positive comments to reflect how pleased we were with our stay. I would highly recommend the Wyndham Kingsgate to everyone!

  We thoroughly enjoyed our stay at the Wyndham Kingsgate! There are many nearby attractions, as well as activities on the campus of the resort. My kids especially loved seeing the geese families as they wandered around the property! We would definitely stay again!

  Very good location; about an 8 minute drive to the Williamsburg visitor's center. Very good value for the money. Clean, spacious, good kitchen. After you check in, skip the timeshare desk unless you really want a timeshare.

  Great experience at this unit. It was perfect for a family with 2 teenage boys. Very clean, great accomodations and amenities at the Wyndham and a great location. Much nicer than the hotels we've stayed at in the past and much cheaper. Will make this our regular place to stay in Williamsburg.
