This gorgeous, sun filled property sits in a quiet Notting Hill cul-de-sac behind A beautiful communal garden. The interior is a great combination of period cottage features and sleek modern fittings and has a wonderfully child friendly design. With 3 double bedrooms and 2 bathrooms, this property is perfectly suited for families large and small.
A short walk from the property lies Goldborne Road and Portobello Road, both packed with wonderful boutique shops, and antiques stalls not to mention the vast array of coffee houses, bars and restaurants. At the end of Portobello, you will arrive at Notting Hill Gate
The loft bedroom is a large space with en-suite shower room and bunk beds and comfortably sleeps 2 children and 2 adults.
Outside the house is the enclosed communal garden which is open to guests all year round and is a lovely place to relax and let the kids run free (without having to worry about traffic). If extra space is needed, there is always the larger St Marks Park which is just 5 minutes walk away. This park has some amazing activities and play areas which will keep the little ones busy for hours. There is also an ultra modern water play-park with changing facilities which is open spring and summer.
There is also large play house in the patio along with some toys and bikes for the little ones.
Travel to the Olympics Park is direct and simple from the house.
Kensal Rise train station direct to Stratford in around 40mins. To other venues more central to London the travel time is less!

'We - a 3-generation family - spent a special Xmas break here, and thoroughly enjoyed it. The house is just like the photos and description. The situation is also ideal, quiet but within easy reach of the centre of London either by bus or tube, and within walking distance of Portobello Road. We also appreciated the books and toys left by the owner which made the house feel specially cosy.'Recommended for: Tourists without a car, families with young children.

We travelled together with another family of four and were very pleased with this property. It is only a short busride away from the great restaurants and pubs in Notting Hill, and central London was also only 20 minutes away. You take the bus three stops to Ladbroke Grove and the tube from there. The house was spacious enough to accommodate all eight of us and we would warmly recommend it to other families with children.Recommended for: Sightseeing, families with teenagers, adventure seekers, families with young children.

We stayed for eight days over Christmas with extended family and small children, and we were thrilled with how perfect everything was. The house listing was just as described, maybe even better than described. Very spacious - it fit five adults and three children very comfortably. Best yet, it doesn't feel like a typical sterile rental property - it feels like a real loved and cared-for home. There are toys and books and DVDs to keep children happy, plus a brilliant patio in back with a playhouse. Location is fantastic. Several buses nearby, and within walking distance of two different Tube stops (Ladbroke Grove, Kensal Green) that are on completely different lines (making it very convenient when you want to quickly get in/out of spots around town). Huge Sainsbury's nearby to pick up anything and everything you could possibly need. The property manager was charming, responsive, and helpful. This house is highly highly recommended.Recommended for: Sightseeing, families with teenagers, tourists without a car, families with young children.

My family (6 total, including four children ages 3-13) stayed at this property from November to mid-December 2012. (So we know know the property well.) Overall, our stay was good and the property met our needs. We would stay there again. The areas for improvement listed below are only reasons I didn't give a 5-star rating. Things we liked: 1. Lots of space. Comfortably sleeps 6. One main, large bathroom, smaller bathroom we didn't use much, and half bathroom on bottom floor. 2. Great for kids: Children's books, toys, DVDs, dishes, etc. Very close to two small parks with great play equipment. Outside playhouse on patio. This helped our young children unwind and be occupied when we were not out traveling. 3. Very good location. Buses 23, 70, 7, 316, 52, 452, and 290 run nearby, giving you access to many places, tube stations, and restaurants near Notting Hill area. Ladbroke Grove Tube station is 10 minute walk; Paddington is 20 minute bus ride. GREAT full-sized Sainsbury grocery store is 5 minute walk. You have to travel to see most things (except Notting Hill and Portabello road), but the area is fairly quiet and out of the noise/congestion of touristy areas. You'll live with the locals. 4. Prompt service. Property manager was very responsive, attentive, and tried to meet our needs. Incredibly nice guy. Getting the rental set up was easy, owner was accommodating. 5. Loaner cell phone was nice to have. 6. Generally well-stocked kitchen, with plenty of dishes and most cooking utensils. Large fridge (for Europe). Things that could have been better: 1. The space is clean, but not really clean. Could use a thorough cleaning. 2. Towels were scratchy; could be machine, not line, dried. At times bed linens didn't fit beds well. 3. A few repairs would be good (leaky faucet, light bulbs, cupboard drawers, oven did not consistently work.) 4. Wireless internet speed was slow or spotty at times. There is no wired broadband.Recommended for: Sightseeing, families with teenagers, tourists without a car, families with young children.

We stayed here and had just such a great time. We particularly liked that we didn't have to travel far to enjoy a truly london feel. The house was modern where it counted and very clean. But was also quaint. It was lovely that there was a garden to sit in at the front and the light into the living room had a positive feel about it. There are a number of parks near by and shopping and restaurants are also near. We hope to come back.Recommended for: Romantic getaway, tourists without a car, families with young children, girls getaway, age 55+.

We stayed here for 5 nights this August and absolutely loved it. The house was as described, The flowers were a really nice touch and the toys left in the house were an unexpected relief for our 2 toddlers! We were greeted by Rowan who was very friendly and went out of his way to help us get settled, (this made all the difference as we were quite considerably jet-lagged). We are very grateful to the owner and to Rowan for making our time in London so memorable. I would recommend this place to anyone and only wish we can make an excuse to to stay again. Me, my wife, our 3 teenage boys and my father in law stayed here this August for what was a truly memorable 4 nights in London. The house was perfect for us, very clean and welcoming. This was our first vrbo rental and we were nervous to say the least but we were very impressed by the service we got and will be recommending the house to friends. A word of warning though... 4 days is nowhere near enough time to spend in London... We are already planning our return! Thank-you guys.Recommended for: Sightseeing, families with teenagers, tourists without a car, families with young children, girls getaway.

We rented this home for 4 nights in London and, although we liked the location, we were very disappointed in the accommodations. The house was hastily cleaned before our arrival and even though the owner knew we would probably be using the fold out beds, there were no linens or pillows provided for these beds nor were there enough towels provided. We actually ended up rewashing towels at the local laundromat because they were damp and smelly when we arrived. The washing machine was not functional and the kitchen cupboard door fell off and broke 2 toes on our daughters foot!! The rest of our trip through England was great but staying in this home was not one of the highlights. I rented this flat for my children, their spouses and my grandchildren (2 couples and 3 babies). It was perfect for a young family. There were 3 spacious bedrooms and lots of toys and a play area for the youngsters. A very comfortable home. Tube not to far away gave close access to central London.Recommended for: Sightseeing, families with teenagers, tourists without a car, families with young children, girls getaway, pet owners.

This is a wonderful secret Park for all the family.. a newly modernised play area in two sections for older kids and toddlers to play separately. There is a coffee (and ice cream shhh) shop for treats and, if the weather is good the brilliant water park is open for all little ones to get soaked in the sun. Great fun.

About the owner: I am a writer and when in London, i love working from home so this place was perfect for my needs as there is plenty of space to let the kids run free while i work. I chose to live in this area primarily for the children (great schools) but also because it is close to the centre but still relatively quiet. The area has seen a great amount of re-development and is in every sense a rich place to be. There are free activities for kids of all ages and some of the best restaurants in London are a 5 minute cab ride away! Not to mention the glittering delights of Portobello Road and the celebrity setting Notting Hill :)
