Newport Beach is a blend of the best that California has to offer. The city is comprised of a group of several small communities including Balboa Peninsula, Lido Isle, Balboa Island, Harbor Island, Linda Isle, Bay Island, and Newport Island. These areas are all within close proximity, and each offers its own special history and landmarks dating back a century or more. Boat tours of these picturesque islands and peninsulas depart daily from the Fun Zone, which is only a few blocks away. Cross the bay by ferry, and you'll love walking along the Balboa Island boardwalk that showcases a variety of unique beach cottages and lovely gardens. Meander down Marine Avenue, where you can buy anything from beachware and fresh produce to the island's famous Balboa Ice Cream Bars. We recently stayed at this home and truly enjoyed every minute. The house offers up-scale amenities and is situated in a great little pocket of Newport Beach. It was very easy to walk everywhere and to enjoy the beach. We loved waking up every morning to the sound of the waves (you are right on the beach) and then from the guest rooms looking out onto the marina. Our kids were so excited to see boats every morning from their window! We would most def. consider coming back year after year.Recommended for: Tourists without a car, families with teenagers, romantic getaway, families with young children, girls getaway.

Our family of five enjoyed a fabulous week at this lovely home. The house was beautifully decorated, immaculately clean, and of very high quality. It was like staying in the home of a friend, and not like a normal rental. The master suite is more luxurious than most top resorts. The other bedrooms are perfect for children. The kitchen was the most well-equiped kitchen I've seen. We enjoyed waking to the sounds of crashing waves and taking morning walks to the Wedge to watch skim boarders. The home is right on the boardwalk, but in a quieter neighborhood of the peninsula - away from the more rowdy spring-breakers. Our children enjoyed roller-blading and boogy-boarding right in front of the house. The owners were a pleasure to work with and we cannot wait to return.Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children.

We have stayed at several rental properties in the area, but this was the only one that got a "Wow!" from my husband. Besides the tremendous views from both the front and back of the house, the layout of the entire house is not only user-friendly, but has a comfortable feel to it. The house was sparkling clean, the kitchen was a dream to use, the master bedroom/bathroom was wonderful, and the other bedrooms were comfortable for the rest of the family. The ground floor provided a variety of places to hang out. It's an easy walk to the park, the Balboa Pier, and the Fun Zone, but beyond the high traffic areas of the boardwalk. The owners responded promptly throughout the entire process and we enjoyed the lovely bottle of wine left for us. We would highly recommend this property and are looking forward to our next stay in 2011.Recommended for: Tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

I stayed here with my family during the week leading up to Labor Day. The house was everything promised and more. Excellent location, right on the beach, with views of the harbor from the other side of the house. The pictures don't do the place justice. I was suprised it was a vacation property, given how well it was maintained. We really felt like we were in someone's very nice and lovely home. We were traveling with my two young sons. The only request I would make if we stay there again is to hide away the nice model sailboat! Fortunately, the boys ignored it. The rooms were perfect, especially the gorgeous master suite. We did most of our meals at home, and the gourmet kitchen had every All-Clad pot and pan imaginable, plus a very comprehensive spice cabinet. Easy access to Balboa Island. This part of the beach has stronger waves than at Newport Pier, but we preferred being somewhat removed as it's quieter. Christine was a wonderful host, greeted us with a nice bottle of Viognier, and was accessible whenever we had questions. We would love to stay here again.Did you find this review helpful? SHORT TERM LODGING AGREEMENT For 1105 East Balboa Blvd, Newport Beach, CA 92661 1. Reservations: Reservations must be made via Homeaway/VRBO or email specifying desired dates and confirmation from owner. Reservations are not final until full payment is received and are subject to termination if the deposit and final payment are not made in a timely manner. Booking is not final until signed STLA, deposit and full payment is received. Confirmation email from owner is an integral part of this agreement. 2. Payment: $3,000 is due upon booking if paid by credit card. Balance of payment is due no later than 90 days prior to agreed upon arrival date. Final payment may be made with credit card or personal check. $3,000 security deposit must be paid by check or direct deposit no later than 90 days prior to agreed upon arrival date. Refund of security deposit, less $250 non-refundable cleaning fee, will be made by check within 30 days of departure. 3. Cancellation: Cancellations must be made in writing, via email, fax or US Mail. Phone cancellations are not allowed. Upon cancellation, refund of any deposits held by us shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation is received; therefore it is in the guest’s best interest to cancel as early as possible. The full payment is due 90-days prior to check-in or if booked within 90 days, full payment is due immediately and security deposit is due upon arrival in the form of a certified check and $250 cleaning fee must be paid with a money order. Once full payment is received, unless property is re-rented, only the security deposit may be refunded. 4. Nature of Accommodation: The property is represented on the vacation rental website. Steps are taken to ensure that all marketing sites represent the property in its true condition, but owner is not responsible for any mistakes, omissions or errors on any of the sites. Traveler agrees to accept property in the current condition and should any device or appliance be or become inoperable to allow owner or his representative to enter premises to attempt to correct the situation. Should the situation not be immediately correctable, no refund will be considered unless called to owner or his representative’s attention within 24 hours of check-in or initial occurrence. 5. Substitution: In the unlikely event that due to conditions out of our control, it may be necessary to close the house to rentals. In this case, a comparable week will be provided at no charge or rental payments refunded to Traveler. In no case will compensation or refund to Traveler be more than what client has paid. 6. True Representation of Tenancy: This Oceanfront Newport Beach home is only rented to couples and family vacationers. If Owner or his representatives or a Newport Beach Police officer discover that Traveler status has been falsified and the unsupervised occupants are minors, under 21 years of age, Traveler is subject to immediate termination of rental contract and forfeiture of remaining rental monies and security deposit. 7. Check-in and Checkout: CHECK-IN is 3:00 p.m. or by agreement with owner. Keys may be picked up from owner or his representative between 1:00 p.m. and 3:00 p.m. or an agreed upon time on first day of occupancy. Premises must be vacated and keys turned over to Owner or his representative by 10:00 a.m., or agreed upon time, on last day of occupancy. Traveler will be provided with a contact to confirm check-in/checkout and key turnover at least three days prior to check-in or checkout. Traveler may not change or add any locks on the premises. Keys must be returned to Owner or his representative upon departure unless special arrangements have been made. Lost keys are subject to a $100 per key service charge, which will be deducted from the security deposit. 8. Security Deposit Refund: Security deposits will be returned in the same manner they were paid within 30 days of departure. The security deposit protects against damage done to the home, extreme/excessive cleaning required, service calls and/or international/telephone information calls by Traveler. PLEASE NOTE: $250 NON-REFUNDABLE CLEANING FEE WILL AUTOMATICALLY BE DEDUCTED FROM SECURITY DEPOSIT! 9. Assignment and Subletting: Traveler may not sublet or assign their rights with respect to the rental premises without written permission from Owner. 10. Pets: No pets or animals shall be brought on the premises or grounds under any circumstances. No pets allowed without written permission from Owner prior to beginning of contract. Should Traveler bring an animal on the premises, Traveler shall pay a minimum of $250 for a de-flea cleaning. In addition, Traveler is responsible for any damage, repairs or replacement costs for damage caused to carpets or property within the rental premises. Should pets be discovered in home without written authorization, Traveler may be subject to immediate eviction with no refund of rental monies and security deposit already paid. 11. Smoking: Smoking is not permitted anywhere inside or outside the premises of the property. Violations will result in a forfeiture of the entire security deposit plus the cost of any carpet cleaning and smoke extraction. Traveler is also subject to immediate eviction with no refund of rental monies and security deposit already paid. 12. Lockouts: Any lockouts will incur a $100 service charge to deliver a key to the property. Payments of the service charge will be made at the time of delivery in the form of cash or check. Any collection charges associated with a returned check will be deducted from security deposit. 13. Telephone: The property is equipped with a telephone for convenience and safety. The telephone allows free local and long distance calling. PLEASE NOTE: International calls, including Canada and Mexico, are billed at International rates. Please notify us if you make any telephone information or International calls. 14. Audio/Visual: The Home Theater Systems in the home are tuned for the best performance for Traveler’s viewing enjoyment. Please do not attempt to use video games in either Home Theater system. Video games may be used with either of the two guest bedroom televisions if all connections are restored prior to your departure. If a traveler attempts to use a video game in either of the Home Theater systems in the living room or the master bedroom, a service call from our A/V specialist may be required to restore system settings at a minimum charge of $350. 15. Parking: Home offers a double car garage for private parking. In addition, you may park on the apron and the street. If you block the sidewalk, you will be ticketed. Parking in front of the house is restricted on Monday from 8:30 a.m. to 12:30 p.m. for the street cleaner, if you don’t move your car, you WILL BE ticketed at 8:30. 16. Peaceful and Lawful Occupation: The Traveler, their guests and invitees, shall not disturb, annoy, endanger or interfere with other occupants of the rented premises or the neighbors of the rented premises, nor shall the Traveler, their guests and invitees, use the premises for any unlawful purposes, including but not limited to using manufacturing, selling, providing, storing or transporting illicit drugs or other contraband, or violate any Federal, State or local law or ordinance, including but not limited to, the use of alcohol by minors or commit waste of a nuisance upon the rented premises. The Traveler shall be responsible to pay any fines, assessments or charges due to any violation of any rules, regulations, laws or ordinances by the Traveler, their guests or invitees. Should Traveler, their guests or invitees cause a disturbance resulting in police action, this rental may be terminated immediately without refund. Should Traveler, guests and/or invitees cause a disturbance resulting in police action, this rental may be terminated immediately and no refund of rents shall be made. Violations of City of Newport Beach “Noise Ordinances” will result in deductions from security deposit or forfeiture of entire security deposit. Please note that new fines/penalties, up to $10,000 for both Traveler and Owner, are now being enforced by the NBPD, which impose escalating fines for loud and unruly gatherings. 17. Fees and Fines: Traveler is responsible for payment of any violation charge from their actions during their stay, which are applied by any Federal, State or County law enforcement agency. The charge for a first call by the City of Newport Beach for “Noise Violation” is $100. For a second call by the City of Newport Beach, the charge is $250. If Traveler violates City code a third time, tenancy will be immediately terminated and any remaining rental monies and security deposits will be forfeited. If Traveler is responsible for excess and/or misplaced trash, the City of Newport Beach will collect a $100 fine. Any and all fines will be deducted from security deposit. NEW REGULATIONS ENACTED IN MAY, 2011 INCREASES FINES FOR LOUD UNRULY GATHERINGS escalating up to $10,000 for both Traveler and Owner. In addition, Traveler may be evicted immediately. Traveler agrees to be fully responsible for any and all fines imposed upon owner. 18. Wire Transfers: If payment or deposit is made utilizing a bank wire transfer, all incoming and/or outgoing bank charges, up to $50 each, associated with the wire transfers will be deducted from the security deposit. At the same time, International banks may deduct their fees from the transfer and the deposit or payment received will be reduced by that amount. Any shortage of payment or deposit received will be deducted from security deposit. Traveler will be notified upon receipt if there is a short payment due to a bank deduction. 19. Indemnification: Traveler acknowledge that neither the Owner nor his representatives are liable for any injury, loss or damages caused by the Traveler, their guests or invitees or any of their personal property that is or may be caused by any accident, event, fire, theft, or other casualty or cause during the rental period. Traveler agrees to hold owner and/or his representatives harmless from any cost, expense or damage incurred by Traveler as the result of Traveler’s use of the property and home. Traveler agrees to hold owner and/or his representatives harmless from any injury, damage, or accident, which may occur on the property. Traveler agrees to hold owner and/or his personal representatives harmless from any cost, expense or damage incurred by Traveler as a result of Traveler’s use of the home including but not limited to fines imposed under Chapter 5.95 and 10.58 of the Newport Beach Municipal Code (including parking tickets) which may offset against, but not limited to, the security deposit. 20. No Liability for Personal Property: Neither the Owner or his representative shall be responsible for the return of or the value of any items of personal property that are not removed from the rented premises at the end of the rental period by the Traveler, their guests or invitees. In the even that any item of Traveler’s personal property is recovered from the rented premises after the end of the rental period, then the owner or his representative shall be responsible to retain possession of such items for a period of thirty (30) days only after the end of the rental period, after which time the items shall be disposed of pursuant to California law. 21. Force Majeure: Owner is not responsible for factors outside our control, including but not limited to weather, construction, and any noise resulting thereof caused by the City of Newport Beach or any private contractor that may do work on any streets, sidewalks, parks, beach, municipal property or neighboring property or private dwellings that may be adjacent to or near the rented premises which may impact directly or indirectly the subject premises. 22. Legal Disputes: If any legal action or proceeding arising with respect to this rental agreement is brought by either party, the prevailing party shall be entitled to receive from the other party, in addition to any relief that may be granted, the reasonable fees, costs, and expenses incurred in the action or proceeding by the prevailing party. It is agreed that in the event of any legal dispute, the laws of State of California shall apply. BY SIGNING THIS DOCUMENT, I HEREBY AGREE AND UNDERSTAND ALL THE TERMS SET FORTH ABOVE:

About the owner: My wife and I have owned this property since 1993 and we built our beautiful Balboa Beach home in 1999. We've chosen to share our home since 2005 and have been gratified by the number of repeat clients who stay with us each year. We welcome couples or families for a relaxing visit to the beach. This area of the Peninsula is not a "party" area and our neighbors are older and appreciate their privacy... as we hope you will!
Why the Owner Chose Balboa Peninsula:
We purchased our property because it is on the boardwalk, but it is near the end. So we have some boardwalk traffic, but not the heavy traffic that is found between the two piers. At the same time, this area of Balboa Peninsula is not only on the Pacific Ocean, but it offers fantastic views of Newport Harbor and Fashion Island and the mountains...
