Perennial Inn provides bed and breakfast and board for horse and riders. The Inn is located close to civil war historical parks, museums and monuments, hiking and biking routes in the country and mountains, Old Town Culpeper, Old Town Warrenton, and many wineries. Shenandoah National Park, Skyline Drive and Luray Caverns are about an hour away.
We specialize in comfort for the weary explorer. It is located off the main roads and provides a very peaceful and relaxing environment. We have well appointed rooms with private baths. For your post exploring relaxation, the Inn has front and back porches with beautiful views of the surrounding pastures. Inside there is a large common room with fireplace, a reading room/library and a separate dining area (for your breakfast). Enjoy a soak in the hot tub on the deck.
The Casanova suite is beautifully furnished and well appointed. The room has a private bathroom and satellite TV, a king bed and futon that converts to a full size bed. Please contact us for details about our other 4 rooms. We can help you make reservations at local restaurants for your evening meal. We provide a refrigerator on the porch stocked with drinks for your refreshment. it is also available for your dinner leftovers and takeout.
We have 25 acres of wooded trails on the property for your enjoyment. Wildlife abounds. 3 foxhounds reside at the barn with 18 horses. The Inn is surrounded by pastures.

A Dream Vacation
A Dream Vacation
The pictures are beautiful but everything about staying here is even better! The grounds are breathtaking, the house is beautiful and comfortable, the barn is top-notch, the turnouts are spacious, and the horses and dogs beautifully cared for. The bedrooms are extremely comfortable and well-decorated and the hot tub is just the thing for the end of the day. We didn’t bring horses but I would have 100% confidence in the care they would get here. Mary is just a fabulous host: knowledgeable, relaxed, hardworking, calm, fun. She put together a really fun and varied set of lessons and trail rides for our daughter. We also enjoyed Civil War battlefield and other historical sites and eating and shopping in nearby Warrenton and Culpepper. We can’t wait to go back!

Great Property, Friendly Hosts
I stayed at this great B&B with a friend during March/April and can't rate this property highly enough. Mary (and her husband Steve) are incredibly friendly and generous hosts who will interact as much or as little as you'd like. We stayed in the Casanova suite downstairs and it was incredibly roomy and comfortable. We utilised the great outside spa for relaxing and star gazing, whilst winding down and solving the problems of the world with a drink. If you are there to ride, Mary's horses are absolutely top quality and her facilities are some of the best we'd ever seen. She is a great guide and trainer and our confidence came on in leaps and bounds under her instruction. Both Culpeper and Warrenton are within easy driving distance for dinners and exploring and everyone we came into contact with was friendly and helpful. There is nothing negative to say about this property - you'll love it!

Year Purchased: 2005
About the owner: Mary on her favorite fox hunter, Caesar. I have 5 dogs, 1 cat and currently 13 horses. Many of the horses are available for experienced riders. I have miles of trails for hacking out or guided rides. Lots of jumps too. I ride everyday. I hunt 4 days a week in the season between November and March. I love to cook and entertain.
