Our home is in a private beach association neighborhood, set on a peninsula between a picturesque saltwater bay and the mouth of the Mashpee River. After purchasing it in 2004, we 'gutted' it, raising the ceiling to cathedral height, adding new hardwood floors throughout, and installing a brand new bathroom and kitchen, featuring granite, tile, and all new appliances. The resulting living space of the house is open and airy, flowing easily from the kitchen to the living room and dining area. This half of the house is separated from the bedrooms by a pocket door designed to keep noise down when children or guests wish to go to sleep early and others want to stay up and enjoy an evening together. The three bedrooms are comfortably appointed: one queen bedroom, one bunk room, and one room with a set of twin beds.
The house has a generous front porch, furnished with a high quality table, chairs, and umbrella, all with a view of the river, making it the perfect place for a meal on a warm summer day. You can sit there for an afternoon and watch sailboats which moor further up river slip quietly by, or go for a stroll to one of the Association beaches. On the Shoestring Bay side, a five minute toddle around the corner, enjoy a sandy beach with a long shallow stretch, an absolutely perfect spot for little children. At the mouth of the river you can take a basket to the large picnic area right on the water and enjoy views of all of Popponesset Bay. After a long day of sand and sun, you can wash off in our outdoor shower, tucked behind the house, with complete privacy. Our yard is flat and open, complemented by typical Cape landscaping of hydrangea, lilies, over-sized rhododendron, and hosta. The front lawn is the perfect location for an impromptu game of t-ball or badminton. By the end of your stay you will notice how out of place the few cars that pass daily seem, having become accustomed to the extraordinary quiet of our private roads.
Mashpee Commons is just three miles away, a quaint, high-end shopping village featuring both national and locally owned stores, a movie theater, and several fantastic restaurants. South Cape Beach is another five minutes down the road, offering daily parking and a long stretch of beautiful Cape beach right on Vineyard Sound. Kayak rentals are available at the New Seabury Marina. Mashpee has 2 public golf courses and there are many more in neighboring towns, and you can take the kids to one of the many mini-golf courses in the area. The Cape Cod Children's Museum is right in Mashpee, and is a great rainy-day activity for little ones and their grown-ups.

Great neighborhood. Extremely quiet and serene. Location is convenient to everything. Great to have washer/dryer, even it they were in basement and only accessible via exterior hatchway. Only one AC unit in the 'great room', but property is shady so it's able to cool down the entire house. Overall, we had a great time at this property.Recommended for: Families with teenagers, sightseeing, families with young children.

This property fit my guest's needs to a t. I threw a celebration of life in honor of my mother who passed away in December. I had over 100 guests coming in from over nine states to find home rentals for this intense and profound weekend. My guests who stayed here were by far the most at peace. It is spacious, beyond private and very cape feeling. They were able to truly relax here and get that nautical, rustic feel of a place they had never been. The home owner was accommodating and kind. There is so much room for guests and the backyard is just gorgeous! Definitely made their experience ideal!Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway, tourists without a car, adventure seekers, people with disabilities.
