    Everything worked out perfectly. Firstly, Joy acosta is a very good communicator and answered all my questions and concerns prior to committing to her property. I enjoyed our conversations. The directions led us directly to the home. We followed the mileage prompts and directions provided. In the dark of night we arrived without any wrong turns from the Greater Sacramento area. The photos of the property are nice but it's still an awe-inspiring moment when you walk into this beautiful home. The house is well laid out, modern, clean and spacious. The two decks are huge; you have access to a nice propane grill, two propane space heaters, and comfortable furniture. It handles a large group of people well. The hot tub was ready when we got there and well utilized during our stay! In my research, getting a closer property to Yosemite was too cost prohibitive for our group. We just couldn't get the square footage, the decks, the modern layout, the spa and the Mountain View. We have found our Yosemite rental home. We will be back soon! Cheers!     We spent Presidents weekend here on a family vacation for my husbands Birthday. First thing, if you rent this home, make sure to read EVERY word of the LONG contract and every word of the rules prior to giving them any money or committing to this home. When you arrive to the house you will find that there is video surveillance at the front door. This system is wired to to the downstairs of the "3 story home" WHERE THE MANAGER LIVES. There is a one sentence disclosure in the contract about them living there, but as an avid VRBO renter, I never ever imagined that someone would actually be living in the home that we are renting. So you actually are not renting a 3 story home, you are renting a 2 story home, with people living below you in the third story; so if you like privacy, I do not recommend renting this home. They will explain that they use the camera for verification purposes, but the fact is that it is at the front door entrance stairs, and you also have to use these stairs to walk to and from the hot tub. So if you like privacy and/or dont want to be video taped wearing your bathing suit, make sure to cover up! The bottom story windows are actually taped off so that you cant really tell if they are home or not. It was very strange and made our stay very uncomfortable and made us feel like we were being watched at all times. The seclusion of the home would have been wonderful if we were not sharing it with this stranger that lived down below the house. We didnt even feel comfortable letting our children play outside. The outside of the home is not in "exquisite" shape, it is badly in need of a paint job and they have stored their junk furniture on the porches. I was extremely disappointed...we have never had a bad experience using VRBO before this.

    Owner response: After departure, the guest was notified that they would be charged for their unpaid guests, they sent their first complaint as follows: . . "Your home is quite the destination, and the majority of our trip and your home and beds and kitchen were incredible, but the other items did cloud the enjoyability of our trip much more than I would have hoped. ." -- AT 11:15 p.m., the owner went up to the home to check on it, discovered the disconnected camera and the guests were still in the home, so he left, allowing them to depart. Had this guest not disconnected the camera, they probably would have gotten away with arriving an hour early and failing to pay for undisclosed guests. The charges & taxes EXCEEDED the security deposit by three hundred dollars and rather than be thankful for not being charged the full amount, they left this review. As VRBO renters, I believe its reasonable to expect them to pay for their guests. The two poor reviews this home has received are from non-compliant guests. Both causing losses in excess of $500.00, thankfully this guest did no physical damage. The owners have gone to great lengths to make this an amazing destination and when present, the owners reside on the first floor; the windows have teak wood blinds and are not taped off, it is a very private setting for both the guests and the owners as they commute to work, thus gone most of the day. They enjoy their privacy as well when they arrive home, which makes this the ideal setting for guests who desire a high end home for a great price.

    We had a really nice time at Bella Vista, the house was perfect for our diverse needs. My 2 year old loved seeing and feeding the chickens, and the dogs enjoyed being able to run outside. The views from all over the property are beautiful and the hot tub and deck were great to use. The bedrooms were comfortable, as was the living space. The kitchen is big and open, and it was supplied with all the basics (pots,pans, utensils, etc), and there were enough dishes that we didn't have to run the dishwasher after every meal. The best part is the location of the property. It is remote and beautiful, we saw a family of deer several times, and we had no cell phone reception, it was exactly the kind of getaway that we wanted. We drove to Yosemite for a day to play in the snow and it was an easy 45 min or so drive, but really nice getting back to the warm house.     The good was the house was large and the the view great. The bad - dogs fenced outside on this property) that barked all night - hot tub with no instructions - fireplace starters for 2 nights when we booked for 3 - window blinds that fell down - outdoor heaters with no propane tanks - BBQ that heated to only 100 and propane low anyway - but it was the nasty attitude of the owner when we tried to tell her about the dogs that makes this place unfriendly above all else

    Owner response: This amazing home is set in the rural mountains of Mariposa. We try to keep our rates low by incorporating only that, which is necessary for the majority of guests. If guests wish to use Heaters/BBQ, the grill & tank(s) is provided for them to fill or they may request a filled tank at time of reservation. This guest failed to mention the damage they did to the home in this review, which had our team scrambling to sanitize the hot tub, repair and remove the damaged items so the home would be safe and clean for the next guest, they damaged the Thomasville Dining Room table, left large & small pieces of broken glass in the carpet, broke master bedroom blinds throwing them outside, feathers scattered, tore top layer of drywall w/paint off the wall in kitchen, which resulted with this guest being banned from all of our properties. Our team has a high standard, which begins with the ambiance and cleanliness experienced from the first step into any of our homes to their departure; thankfully, the arriving guest was understanding as the home was still being cleaned/restored upon their arrival. I believe the other 16 reviews reflect the standard condition of the home and the pleasant nature of our team.

    It was my parent's first visit to Yosemite National Park and we wanted to stay in within an hour's drive of the park so I came across this house rental. While we only stayed for a night, we had an absolutely fantastic time and wish we could of stayed longer! The house was clean, large and Joy and her husband (the property owners) were helpful and responsive throughout the reservation process as well as our stay. I would love to return here with a larger group and for a longer stay in more thoroughly enjoy the place! What I would look forward to the most would be waking up early to sit on the large front porch- gorgeous, quiet views of wonderful space! :) *This review posted on another rental site by guest.

    Very nice home, Enjoyed the Peace and Quite. (but disliked the drive to grocery store) The acosta's are very nice people and went out of thier way to help us. & to make sure we were comfortable. Once my children and grandchildren got use to no phone service & texting. (a couple of hrs) they enjoyed playing games or watching videos. and getting reaquinted w/thier cousins. *Did not wish to sign up with HomeAway to leave a review. Review taken from another site.

    Our stay at Bella Vista Mariposa was a wonderful experience. After arriving in Sacramento 6 hrs late due to flight delays, re-routing and lost luggage, we finally arrived at the house around midnight. We were greeted with a fire burning in the fireplace...what a thoughtful gesture and it put a much needed smile on our faces. Waking up to the wonderful mountain views the next morning certainly refreshed all of us. Coming back to the house after long days of hiking in beautiful Yosemite gave us time to relax and enjoy time with our family...much better than being in a hotel.     We arrived quite late in the afternoon and we found the house to be warm and comfortable and exactly as described. We spent 2 nights here and although we were just two couples, we rate this as great value. Compared to other accommodation options outside of Yosemite Park, this is the best that we have experienced.     Our family of 6 stayed at this home for three nights and it was an amazing experience. We were blown away when we walked in the door. They told us three days at Yosemite was not enough and they were right. Our next trip will be a week and we will stay at this home! The home is QUITE large and spacious! The pictures on the site do not give an accurate description of the beauty and spaciousness of this home. It is fully equipped, unlike other vacation homes we've stayed at in the past; it has everything you will need, top of the line kitchen equipment, commercial stove, vast movie collection, I think they have over 400 movies many were current movies. This is also a home where you can come get away, enjoy the scenery without ever leaving. It is in our top 5 of the most beautiful homes we have visited and was very affordable and exceptionally clean, the beds were amazing. Alex was great, we had easy access and he was very helpful with directions. I was always able to reach them quickly for information. We were going to stay closer to Yosemite but it was worth the extra 10 minutes to stay here. I highly recommend this first class vacation home. It was an exceptional value and experience. Thank you Alex and Joy for the hospitality.

    The BellaVista was the perfect venue for our family reunion and our base of operations while visiting Yosemite. The photos and description of the property were accurate, however we couldn't help but be pleasantly surprised by the quality, spaciousness and cleanliness of the house upon stepping inside. Everything was top quality and very comfortable. We particularly enjoyed the expansive decks and the solitude. Cooking amenities were excellent, including the grill on the deck. The owners were helpful and hospitable before, during and after our stay. Nothing but high praise for this property. Highly recommended.

    After a long ride from Northern California, our party of 6 was blown away by the spaciousness and cleanliness of BellaVista Mariposa. The sunsets were spectacular and there was more than enough room for everyone to relax together, or enjoy their own privacy. The master suite and bath were amazing! The kitchen was a delight to cook in, and contained top of the line brands for kitchen utensils and small appliances. We absolutely would recommend this mountain retreat for anyone who wishes to enjoy the peace and quiet, and beautiful surroundings of Yosemite country. Thank you for your hospitality in extending your mountain home; it was also a pleasure to do business with you.

    This home was a restful haven for our family of 4. After a long day of hiking in yosemite, it was nice to come back and unwind in the extra large walk in shower or whirlpool tub. The two verandas are huge and perfect to take in the gorgeous views. Our daughters also enjoyed the large DVD collection they could watch from the comfy beds. Thank you Alex for sharing your knowledge of the area with us. It is obvious that you and Joy are passionate about your future plans for the property.

    What a wonderful time! Opened the front door of this country home with a group of 10. Everyone was overwelmed with the home's design details and spaciousness. After a lively debate over the rights to the master suite, we enjoyed the view (from 2 huge decks), peace and quiet of our surroundings. The home offered everyone in my group areas of privacy within the lovely bedrooms, and with at least 2800 sq ft of living space no one felt like they were on top of the other. Just pack clothing, your ipod, and your laptop; this home is completely self-contained. No, really! Games and videos, towels and linen, a fully stocked kitchen,spices and condiments, an extra ice chest for heaven sakes! The days are warm in August and the stars come out at night in a spectacular way! In the neighboring town of Oakhurst you will find everything else that you may need to shop for. The home is centrally accessible to Yosemite from either Hwy 41 through Oakhurst, or Hwy 140 through Mariposa. Alex & Joy, you are fabulous hosts. We all had so much fun and would love to visit you again.

    The home was more that what I anticipated. The home was beautifully furnished and well equipped with amenitites. My party of 8 truly enjoyed our time in the home. We utilized the gas grill and the patio area for one dinner and enjoyed the extensive DVD collection on another night. The kitchen had a large gas stove and oven and there were ample dishes at our disposal to use. Each room was uniquely decorated and the master bedroom was massive and impressive. My party of 8 had no issues with privacy and no issues with bathrooms seeing that there were 3 bathrooms at our disposal. The view from the patio balcony from the master and the living room was fantastic and breathtaking. We truly enjoyed our time at the home and will be keeping this home in mind the next time we decide to take a trip to Yosemite.

    We recently stayed at Bella Vista Mariposa and had a wonderful time. Joy and Alex gave us information on their favorite restaurants and other activities going on in the area before we arrived so we could plan our trip. The snow was a surprise and curbed some activities but we lit the fire, watched movies and just enjoyed being with the family. It was so tranquil and private. At night you could hear the water flowing in the creek. The home is beautifully decorated; all the rooms are large, the beds were comfortable and I slept great. The view is exceptional! As a Food and Beverage Director at a property in Southern California, I enjoy getting away where it is quiet and private. I have stayed in several vacation rentals but this home and its setting was amazing. We will be back again.
