Our 3-floor penthouse condo has the most amazing views of the Caribbean Sea and the mountains. It has 3 beautifully decorated bedrooms, dining room, living room, and family room. We also have several balconies to enjoy the nice ocean breeze and the view.
The master bedroom has a queen bed, walk-in closet and a spectacular jacuzzi bathtub. The second bedroom has a double bed and the third bedroom has a bunk bed equipped with a twin bed, double bed, and trundle with a twin bed. The bedrooms comfortably accomodate 6-8 people.
Our condo also comes equipped with a golf cart for your convenience. Please request the Resort Guest Passes for discounted rates at the Golf Club, Tennis Club and access to the Beach Club from M-F, excluding holidays.

RENTAL AGREEMENT THIS RENTAL AGREEMENT (hereinafter referred to as the "Agreement") made and entered into as of this (reservation date), by and between Luxury Villa Rentals, LLC (hereinafter referred to as "Landlord") and (name) residing at (property address), PR (hereinafter referred to as "Guest"). WHEREAS, Guest desires to lease the property located at Palmanova Village 7302, Palmas del Mar, Humacao, PR (the “Villa”) from Landlord on the terms and conditions contained herein; and WHEREAS, Landlord desires to lease the Villa to Guest on the terms and conditions contained herein. NOW, THEREFORE, for and in consideration of the sum of $xxx the covenants and obligations contained herein and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the parties hereto agree as follows: 1. RATE: Guest agrees to pay for the Apartment as follows: Daily Rate Total number of nights Cleaning Fee Damage Security Deposit Puerto Rico Tax (at 7%) Total Amount Payable: $ 2. TERM: The Lease begins on (starting date) at 4 P.M. and ends on (ending date) at 10 A.M. a. CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 10 A.M.. b. NO late check-out unless prior arrangements are agreed upon. 3. PAYMENT. First Payment of 50% is required with your reservation, final 50% payment is required 45 days prior to arrival. . 4. RENTAL PARTY. The rental party shall consist of Guest and the following number of persons: _x_. Please note that the maximum number of guests is limited to xx persons. If Guest has over x persons stay at the Villa, there will be an additional charge of $50 per additional person. 5. VILLA RULES. Guest agrees to abide by the following rules, as well as the Palmas del Mar Homeowners Association Golf Cart Rules and Regulations attached hereto as Exhibit A and made a part hereof: i). This is a NON SMOKING unit; ii). Pets are not permitted in the Villa under any conditions; iii). Please do not move furniture, TVs or artwork from its location; iv). Please be aware that loud music is not allowed in the residential area of Palmas del Mar. Be considerate of the neighbors—after 10pm, music must be kept at a low level. After 12am, music must be turned off completely; v). Beach sand must be washed off before entering the Villa and/or the pool, otherwise Guest will incur additional maid service expenses. A hose is provided at the Villa’s garage entrance and next to the pool; vi). If renting a golf cart, because cart keys can be easily substituted, and due to the high number of carts reported stolen or appropriated by minors, please secure the cart with a padlock at all times when not in use. vii). Please do not hang towels or clothes from the balconies or terraces. 6. DAMAGE SECURITY DEPOSIT. A damage security deposit of $300 is required. The deposit is NOT applied toward rent; however, it is fully refundable within ten (10) days of departure, provided all the following provisions are met. a. No damage is done to Villa or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. d. All keys are left either on the kitchen table or the lock box at the entrance and Villa is left locked and all A/C’s and lights turned off. e. All charges accrued during the stay are paid prior to departure. i.e., Charges may be accrued if there are any violations to PALMAS DEL MAR HOMEOWNERS ASSOCIATION GOLF CART RULES AND REGULATIONS, Exhibit A.; daily maid service has been requested and has not been paid prior to arrival; or, if excessive amount of trash has been accumulated beyond the capacity of the dumpsters provided at the residence - a fee of $10/bag will be applied. f. No linens are lost or damaged. g. NO late check-out, unless prior arrangements have been agreed upon. h. The renter is not evicted by Landlord (or representative of the Landlord), the local law enforcement, or Palmas del Mar security. 7. CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 - 16 days prior to the arrival date, forfeit 50% of the payment and damage security deposit; if within 15 days prior to the arrival date, forfeit 75% of the payment and damage security deposit. There will be no refund of rent or deposit for cancellation or early departure other than as set forth above. In the event of cancellation or early departure once the Term has commenced, there will be NO refund of payment or deposit. 8. MINIMUM STAY. THE VILLA REQUIRES A xx NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is approved for less than three days, Guest will be charged the three-night rate. 9. NO DAILY MAID SERVICE. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate; however such daily maid service is available for an additional rate. We do not permit bath towels or linens to be taken from the units. 10. FALSIFIED RESERVATIONS. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 11. ACCESS. Guest shall allow Landlord access to the property for purposes of repair and inspection. Landlord shall exercise this right of access in a reasonable manner and provide Guest with advanced notice. 12. WRITTEN EXCEPTIONS. Any exceptions to the above mentioned policies must be approved in writing in advance. 13. HURRICANE OR STORM POLICY. No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 14. DISCLAIMER. Landlord is not responsible for any accidents, injuries or illness that occurs while on the Villa premises or its facilities. Landlord is not responsible for the loss of personal belongings or valuables of Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Guest hereby agrees to indemnify, defend and hold Landlord harmless from any and all claims or assertions of every kind and nature incurred during Guest’s stay at the Villa. 15. GOVERNING LAW. This Agreement shall be governed, construed and interpreted by, through and under the laws of the Commonwealth of Puerto Rico, and venue shall lie in the state or federal courts situated in the Commonwealth of Puerto Rico. Guest hereby waives any conflict of law principles which may be present and expressly consents to the personal jurisdiction of the Commonwealth of Puerto Rico for any lawsuits arising out of or under this Agreement. 16. BINDING EFFECT. The covenants, obligations and conditions herein contained shall be binding on and inure to the benefit of the heirs, legal representatives, and assigns of the parties hereto. 17. NON-WAIVER. No indulgence, waiver, election or non-election by Landlord under this Agreement shall affect Guest’s duties and liabilities hereunder. 18. ATTORNEYS' FEES. Should it become necessary for Landlord to employ an attorney to enforce any of the conditions or covenants hereof, Guest agrees to pay all expenses so incurred, including a reasonable attorneys' fee. 19. ENTIRE AGREEMENT. The parties hereby agree that this document contains the entire agreement between the parties and this Agreement shall not be modified, changed, altered or amended in any way. EXHIBIT A PALMAS DEL MAR HOMEOWNERS ASSOCIATION GOLF CART RULES AND REGULATIONS Only those persons aged 16 years and over with a valid identification/proof of age will be allowed to operate a golf cart within Palmas del Mar. Drivers must carry her/his I.D. / proof of age with them at all times. The following golf cart violations will be charged $50 for first violations, and $100 for subsequent violations. If the cart or driver is involved in any violation, the Security Department has the owner's authority to stop the driver and, if necessary, detain the cart. The owner must retrieve the cart at the designated security area and pay the fine. All fines must be paid in full or they will be placed in the homeowners assessment account. Fines will be imposed for the violation of any of the following: • More than the maximum number of persons in the golf cart. (3 in golf cart with seat only in front) (6 in golf cart with a seat in the front and back) • Lights must be turned on while driving at night. • Reckless driving, speed must not be excessive. • Not driving only on golf course or golf course paths. (Carts may be driven on designated paths only) • Parking in place other than designated cart parking. • Not stopping at stop sign. • Not using signals to turn. • Not driving in correct lane. • Driving in public roads in violation of Public Law 141 where cart-paths are available. • Driving cart on beach turtle nesting areas. • Driving with an infant or a child on the lap • Towing (i.e. in-line skaters, etc.)
